Appreciate the videos, very informative and well put. You said these are conservative numbers but they seem very optimistic to me (474$ a night for 238 days, or 65% of the year it is occupied). I think giving a range like, the most conservative to most optimistic is better than one specific estimate. Are these numbers you are personally seeing in your others properties? I am genuinely curious not trying to bash in any way.
