Even better, an Olympic stadium that can succeed Icahn Stadium with a retractable lower bowl for football like Stade de France. The tri-state area needs its major football stadium to be located in the city proper. Suburban stadiums are obsolete, and basically everything besides MetLife at the Meadowlands is dead and abandoned. American Dream may finally be open, but that still doesn't justify the parking desert, the abandoned racetrack, and the empty Meadowlands Arena. The best case scenario would be the Giants, Jets, and NYCFC all sharing the same stadium like Atlanta and Seattle. I am confident that the NYCFC will quickly start drawing NFL sized crowds as the MLS continues to grow.

The old racetrack, my second home back in the day, has finally been torn down. I live closer to Philly now and there are plenty of parking lots for Birds games and no one is complaining. BTW you want to schlep out to Queens for the games, you have to take out a loan to afford tolls and parking. I'm good with old East Rutherford for sure.

You do though, people have been driving to the area since 1964 when Shea Stadium was up. It’s on the outskirts of the 7 train so you don’t have access from Long Island which lots of fans drive from. Perfect example, the islanders moved to Brooklyn and it was such a pain to go to that nobody went, no parking and relied on public transportation.

You're now The Stadium Guy, Brodie. I know you don't want to be known as such, but no one has more knowledge of the ins and outs of stadium development than you do. You're the expert. Overall, I like this plan. While there's public money involved, it's not a "hold taxpayers for ransom or we'll walk" situation and the owner is stepping up as well. I would prefer it to be 100% private, but compared to a lot of deals out there this isn't bad. The casino inclusion makes sense to me in a twisted way, because a lot of New Yorkers go to Atlantic City to gamble and they're trying to keep the gambling revenue local. That's a tough balancing act between "dealing with addiction" and "capturing the whales/high rollers". There are also elements of "trying to topple the Yankees as The New York Team", and you have to give Cohen credit for having the fortitude and will to take on that task.

The Mets want to really challenge the Yankees, they need to go all-in on the old school jewel box era baseball feel in specific reference to the old Brooklyn Dodgers and New York Giants. The Brooklyn Dodger history is what got me interested in Mets baseball. I say bring back the old Dodger clown. Both the Dodgers were laughed at back then, and the Mets are laughed at today, so it fits well. That would truly feel like a continuation of what was lost in a way.

Brodie covering my Mets…Fantastic! This project has already began. There’s already a building up, and road infrastructure has been worked on since the end of last season. I was there this past weekend for the Mets fan experience and was like a playoff atmosphere! The area being renovated has replaced a chain of junkyards and chop shops. Parking is on the other side of the subway stop and is already horrific. However, several public options go right to the ballpark and the ridership is ramped up for big events. It’s in an industrial area so be need for housing. Housing is plentiful right outside of the area so there so no disruption to the residents. I get your point about the Casino, however, it can’t be worse than what was already going on there! We love our owner Uncle Stevie! Let’s go Mets!

The only thing not to like about Citi Field right now is that it's in the middle of a moat of parking lots, which is also an eyesore at the edge of a huge park (Flushing Meadows). Building the area up so the ballpark doesn't feel isolated from the surrounding area seems like a huge win. You could argue about what specifically should be added or subtracted from the development, but it's the right idea in general. One thing that would be a big help for improving access and make up for the reduction in parking would be to improve the LIRR station (which is beyond the better-known el station the 7 train uses). The LIRR station is currently not ADA accessible and doesn't have a lot of room to move around while you wait for a train, but at least it gets full-time service now whereas it used to be game days only. There's a whole other double-sided platform they don't even use right now, which if they reactivated it, they would have room for short-turn trains to terminate and originate here rather than continuing to Port Washington...that could allow more trains to and from Penn Station and Grand Central (currently roughly half the trains serve each).

Affordable housing is on the outfield side, connected to the new Soccer stadium proposal across the street. NYCFC has it in their plans for 2027. Plus their plot of land is bigger than Met Park's proposal.

People already come to that area with the zoo, the park by the world’s fair, the tennis center and the science center. There’s also public transit options with the 7 train and the port Washington train line. The Willets point station is in desperate need of updating because it’s so small.

Actually, the majority of people attending don’t park in those close by lots. The City Connect jerseys are purple because of the 7-line logo. All the inner NYC people coming out of subways take that. People coming outside of the inner city take the LIRR and leave their cars at their local stations. They also have a bunch of remote lots around the area.

Parking *is* an issue here. During weekdays, the parking lot at the stadium is used as a commuter lot for people taking the train into Manhattan (my wife used to park there and take the 7 train into work). That said, I wonder if the improved station refers to the #7 subway or the Long Island Rail Road, both of which are near the stadium but are very different locations. Flushing-Corona Park is also right there. While more parkland is a good thing, this wouldn’t be introducing something that’s missing from the area. With that said, the Willets Point neighborhood has been long in need of redevelopment - if this spurs a redevelopment of an adjacent area (which would likely be the greatest benefit in the eyes of the city), that would be a good thing. The space may not be amenable to housing - it’s just below the LaGuardia Airport flight path, and as Mets fans know, it can be quite loud.

In building projects when you hear the term 'efficient parking' they mean parking garages basically. Old style parking lots like they have now are considered inefficient due to taking up so much land. They could easily put underground parking for the hotel and casino and also build parking garages. I suspect when the plans fully come out there will be even more parking spots available than they have currently and they do that simply by stacking floors of parking and putting parking lots underground.

Love your coverage Brodie 😊 Some more info, a development across the street apart of a new MLS Stadium which will include 2,500 affordable housing units, a 650-seat school, a 250-room hotel, retail and commercial space, and 40,000 square feet of public open space. The rezoning is possibly the easiest part, the problem is only 3 casino licenses will be awarded to downstate while 4 to upstate, 2 of 3 is expected to go to existing gaming facilities in Yonkers, NY and a horse racetrack down the highway next to JFK. 7 bids from Coney Island, Times Sq, Hudson Yards, UN 🇺🇳, Long Island, Trump Links, and this are competing for the last one. I just hope anyone except Hudson Yards gets it so the land for a new MSG + NFL stadium development is available because the site is large enough to create a sports district. 🤞🤞

One thing to note: there are only a handful of “downsatate” gaming licenses to be given out. There are locations under consideration in Times Square, at Bally Links at Ferry Point in The Bronx, and, I believe, at least one location in Brooklyn, and, possibly, another in Manhattan. This is a fine proposal, but there’s more to it than local officials being on board.

Now my one question is the plaques of the old shea stadium are they gonna move it somewhere to remember the history of the ball park that once stood? because I don't want the plaque to be gone don't have acknowledge where it used to be mets shea stadium. other then that concern I like that it's gonna be very interesting how renovated the mets train station will be ; The new soccer stadium etc, hotel. The benefit of zero housing is that the NYC school system will not be burdened by hundreds of kids flooding into the schools, while the tax revenue from the housing units doesn't come close to covering the extra cost to educate them.

Brodie. I live close to this area and have access to public transportation to it. Also I'm a Mets fan living in Suffolk County on Long Island. This is a GREAT PROJECT !!! This is one project of many proposed as New York State is proposing to reward 3 Downstate Casinos to be built in the area so the Mets have to win approval from a State Board as one of those 3 Downstate Casinos that the State will allow so it's not a given that the Mets will win this competition. I sincerely hope they do. It's a slam dunk IMO. As for any affordable housing, that's being built across the street from Citi Field on Tom Seaver Way (126th Street) adjacent just east of the Ballpark as part of a mixed used project that's been approved as ground has been broken which will include a 25,000 seat Soccer Friendly multi used facility/community event center for the MLS's NYCFC Soccer team that too has been approved and ground has been broken ground on. There is also substantial public space that will be included . Part of the Affordable Housing to be built on the site is currently under construction as will be a planned 250 Key Hotel and a 450 seat public school to be built. The affordable housing project is one of the largest such projects in the History of New York City which will include affordable senior housing as the entire project only occupies half of the Willets Point District to which this mixed used project is being built on. It's an incredible opportunity IMO.

This is a terribly horrible plan. I am a Mets fan and parking currently takes 60-90 to get out of the Citi Field parking lot as is. Constructing several parking garages is only going to worsen traffic amongst added congestion. This development will line the pockets of the owner/ developers and do nothing to benefit the community.

But I will say, I wish it was more of a baseball village rather than a small park, a food hall and then the majority of the space being used for a casino and hotel. Id rather a whole area that is built for Mets fans.

We do have some development around the South Philadelphia sports complex already. There is a casino, restaurant and bars as well as some sports related retail nearby all the sports stadiums. It is just not owned by any one sports team operator.

Using all that parking space for something like this is what every US sports ground should be looking at. The greenery will help reduce heat soke and tempertures for the fans and you get extra facilities to make the experience even better. Put the parking underground or in a parking tower and keep an eye on problem gamblers in the casino. Put some bus bays in near the station and make an integrated public transport interchange hub to get people in to the area by bus or train on game day instead of by car.

What needs to be fixed is the "Iron Triangle". This is the property across Seaver Way with Willis Point Blvd (between 34th Ave & Roosevelt Ave). This area is a Toxic Waste and floods all the time. This is where your car goes after it's stolen to get chopped up and sold in parts.

I went to a Mets-Giants game at Citi Field in 2012 and noticed that the ballpark is fantastic, but there wasn't much around the stadium. I think this project is great, but I would like to see some housing. Still, it's an upgrade over a massive parking lot.

I’m a partial Mets season ticket holder. I go to about 10 to 15 games a year. My biggest concern is the parking. The way the parking is set up now makes it relatively easy to get in and out of the stadium compared to other ball parks and areans I’ve been to. I think the garages will make every disorganized and make leaving the ball park harder. For example many people park in the mall near by Citi Field because it cost only $5 or $10 to park and it’s only a 15 minute walk to the stadium. It took 15 to 20 minutes just to leave the lot.

I'm a die hard Mets fan, love Citi Field and everything they have done there. I hope they build this whole thing. Going to a game then to a casino hotel after would be a whole weekend event instead of just driving home after the game. There is no neighborhood near Citi Field. It's just parking lots and chop shops that they tore down to build a soccer stadium.

Dodger fan here. I agree for the Dodgers to do this would be a mess. Even now, getting in and out of the stadium is a mess. There is no more open parking. You are now directed to park and the entry into the stadium is limited. People would park as close as they could to their seats and everything was fine. And getting out of the stadium was much easier than it is now.

On the point of affordable housing, which I do think is worth pointing out. With the new soccer stadium being built directly across from Citi Field, there will be affordable housing and schools built alongside that project.

One of the first people to build a multi-use site surrounding a sports facility was Steve Ellman, a former owner of the Arizona Coyotes. Ellman had the right idea, but his timing was off. The great recession of the early 2000s followed right on the heels of the development of Westgate. The year 'round nature of a mixed sports development helps offset the cyclical nature of sports.

Stadiums in North America have way too many car parking facilities. Getting rid of them is a huge leap forward. Also, the Mets don't need cark parking when there are fantastic public transport options available.

Nah the jets stadium should be there instead of a dumb casino. Hell cohen should buy them with how incompetent the jets have been ran. (Not a jets fan btw) but its dumb, where would everyone park

the Mets have really taken on the fan experience very seriously. And its working imho. Making the area a destination (walking distance to the US Tennis open stadium) would draw plenty of money. At the moment parking lots are unproductive assets but might have a revenue stream if a cool hotel were there. A baseball village sounds very cool to me. Makes sense to improve the revenue from all the underused land - help keep the Mets financially stable.

One of the big things they would have to do if they reduce* parking is have the Mets on the road for the entirety of the US Open. You can't park there as it is for busy Met games while that's going on.

Losing the parking isn’t a constraint. The majority of people attending don’t park in those close by lots. The City Connect jerseys are purple because of the 7-line logo. All the inner NYC people coming out of subways take that. People coming outside of the inner city take the LIRR and leave their cars at their local stations. They also have a bunch of remote lots around the area.

The "parking" question is a complete myth. There should be no parking lot at that ballpark. Absolutely everyone should come by railroad or subway. Signed: a New Yorker from Queens (who very much likes the idea of a casino)
