I refinanced twice. The first time we went from a 6% to a 4.25% the 2nd time we got it down to 2.875%. I dont believe i will ever have to refinance again

I think they must have thought of that, but maybe the results weren't so great or hard to prove. For instance I've read on just a few sites, people who did debt free scream and didn't give up credit cards and another who was honest and they wouldn't let him so matter how great his story. One got through the callers and when he said he had one more emergency that outdid his savings (comfort) he was irritated but already congratulated the guy. I know with makeover shows for makeup./lifestyle and tiny house shows, they found that wasn't a good idea. It's better to let people stay with the original high of the moment.

Agree but it’s up to the caller to call back otherwise it feels weird. Because a lot of time I see is their other social psychosocial issue at hand and because they know what to do doesnt mean they will do it 😂.

Yes that is true for FHA loans prior to 2013. Otherwise newer loan would need to refinance to Conventional and have 20% equity of Loan to original value to drop PMI.

He just feels like paying on debt is taking away from his daily lifestyle. Minimum required credit score for a conventional mortgage is 640. But there are programs for first time home buyers and low credit home buyers. Or as one person said Manual Underwriting is a way to go. Another way to do it is Owner finance which is what I did. I rented my house for 3.5yrs and pitched the idea of me buying it to my landlord. They accepted. My rent went from $750 a month to $819 a month for 10yrs. Plus there's a 3nd house on the property that had tenants that got transferred to me. I collect $550 a month from them. My situation is nowhere near typical and I know that. But there are so many ways to buy a home, folks just don't want to do the extra leg work.

I remember him saying that when you have "no credit score" it's not actually a zero. It's just that you haven't had any debt for two years. Then they look at your income how long you've had your job, and other things to do manual underwriting.
