Hi Trev, Is this really you? Why you need a house? You have multiple children? Are you bringing your relatives to Thailand? Do you know how many decisions you have to make about the house and land you just bought? And how many fights you will loose? Could be at real strain on your relationship and Im not sure that is what you want at your age but I can be wrong of course.....Anyhow be prepared.....and I just wish you the best of luck! You cant compare prices of land in Thailand to other countries,sure your land is cheaper than London because its in the middle of nowhere but that size of land in central Bangkok would be more expensive than most of uk. Location, location, location

First thing to do is go to land office and get them to come and verify all the corners, there will be small concrete post at each point, each has a number and this can be confirmed off the land drawings. When you get this done all the neighbors have to be present at the time.

Congrats Trev, it's definitely an exciting project. Good Goldilocks size block.....not too big, not too small. Personally, I'd go with your first thought and fill in the smaller pond. Easy to drain and let it dry out over summer. Just need to check if there's a spring feeding it.....but if no and it just fills with run off....fill it in, you wont need it. I'd dig out, deepen and build a decent rock wall lining around your other pond....it will stop all the erosion that you talked about. The old pond site (when filled) might be a good place to run an enviro-septic system into - good for the trees/plants etc. Run shedloads of fish and u wont have mozzie problems, but you might have a bird issue so you might have to net the top of it. The other best advice is to sit on your hands for a year and watch it in all the seasons ....do the border fencing driveway etc, but see whats best for all the seasons and find where the potential problems are (like after 12 inches of rain). Looks great, very exciting. Well done

So many negative comments on here. Trev knows his marital situation and risks. He is doing what he feels is the right thing. I actually did the same thing. My partner of 9 years had 4 Rai and I paid for a house. Big deal! She refuses to wear designer clothes. Never ever asks me for a penny. What I give her she saves and is grateful for everything she has and is from a good solid family of all sound characters. I don’t want her house but I can live in it if I like. Not all people are money grabbing thieves! My partner looks after me like a king and always has done and she is the person that I can count on and will be by my side as she has always has.

Finally somebody comments how I actually feel and somebody that knows life isn't all about assets and money as you said living with somebody that makes you feel special is worth all the money in the world and at the end of the day I can't take money with me but I can take happy memories. And also at the end of the day when my time is up at least I know she would have what she needs to continue her life and again for me that is worth all the money in the world

Superb video, again! Don’t you have a chanoot for the land showing the boundaries? There should also be small concrete markers, about the size of a bean can marking each corner. Google earth is also good to see where boundaries are or should be.

If there is any dispute the land registry people send out a surveyor and all your neighbours will be there too and it all gets hashed out. There has to be a water table at the rice field. Dig down a d fill in with hard-core. Leave to settle. Your wall needs a good concrete foundation with pillars every 5/6 metres for strength. Lanscape around the Lakes

Congratulations on your purchase mate, as for building your wall - you will need to make sure the base or FOOTING for the wall needs to be very stable, I would stabilise it 1st & leave it for a while, so you can see any sinking of the base, you don't want to build it & see it lean over or fall over later, do some reseach online. Get the land surveyed so you will know the boundaries. Don't build on a filled area because it will take a longtime for settling/stabilising. I've been in the construction business over many years, so I hope this helps

Yes, here in the States they would make you dig down with a backhoe to solid undisturbed soil and pour a concrete footer of a good size depending on the soil type, it could be 2 feet wide by 1 foot deep for a wall. Depending on the height of the wall and size of the block, it may have to be steel-reinforced. If I were you, I would become familiar with the building codes so that a builder can't take advantage of you by under-building something and you not being able to use it. Good Luck with it. I'll be tuned it to see your progress.

Hi Trev, We've never met but always watch your videos, next time we're in Pattaya we'll drop in. Been living out here for 7 years now, just outside Korat, since I've been here been involved in 3 builds, one for myself and two for the mrs family, all to western standards. As back in the UK I built bespoke houses for 45 years, the process here is quite scary and sometimes bloody dangerous, I ended up doing 90% of the work myself as I couldn't trust anyone to trust to do things right, just be warned. Lovely place Trevor! I have some thoughts. - Keep that huge tree, you need the shade for the house and it will be no return after cutting it down. At least wait and see.. Takes many years for a tree to grow that big, dont rush that cut man. - Walls I dont understand the wall thing. It takes away the nice view of the sorroundings . It's not a prison :). Cant see you have any neighbors close by. Wait and let them build it, or share the cost. Much more beautifull and cheaper with a well built wooden fence. Cheers and good luck!

Last year did a landfill on 1 rai north of Korat and it was not as easy to get soil as one may think. Large areas add up as well naturally depending how high you go. We have an excellent wall builder who was super affordable and a beautiful concrete finish…and strong!

As others have mentioned you should protect your investment by forming a company with thai nominees which can own house evenn if land 100 owned by your thai partner. Then legally you have some legal redress when things go sour as i ecxperienced. Good luck

Dont get me wrong, the lake could be cleaned up just a touch to be really quite pretty, relaxing, and fun for the kids for sure. However wont standing water like that cause a ton of mosquitoes? Maybe that's just an issue in the American south, but I v always been told that standing water that doesnt have a small fountain or something to break the surface tension will be a haven to swarms mosquitoes so thick, they are visible. I might just be ignorant of how they are in Thailand vs where I am from....or I might just be ignorant to be fair, but any have thoughts on that?

Trevor did you ever give any thought to kit built houses, you can get a decent kit built house including erection, 3 bedroom for anything from one to two million, I think the only thing you have to do is prepare the base for it to sit on or have it built on small stilts to get it couple of feet off the ground so as you don't get flooded out. I'm in the process of saving up enough for a two bed property for my wife and that will cost 800,000 baht including the furniture and fittings which are not included in the price of the house but are included in the 800,000 cost. There are lots of kit building firms in Thailand on the internet. Also that bit of the land where you started the video would be a good place to build a house to sell and make a bit of profit as I am quite sure you have enough land to keep you happy and would be much less maintenance

Hi Mate PLease please mate get the land dept where you done land transfer it from to come out and put posts in to tell you where your boundrys are before you build your wall based on you chanute takes a little while for them to comeout but well worth we paid local guy 50 baht per sqm plus materials which we bought for the wall around our land before we build out shop and house we are base near korat and our local land office is nong thai our next house we build this year is on our farm no problems with boundry cheers Gary and Mon

Rural farmland back home £10,000+ per acre. Was looking at a plot in Cornwall, 3.5 acres for £40,000, however no planning permission. With planning permission, then depending on view and amenities varies from £200,000 per acre plus. £2,000,000 for 1/2 an acre, sea view just outside St. Austell. Yikes. And you still need to build a house. Looking forward to seeing your on-going series. You going to add solar? In terms of your wall, 40 foot shipping containers are less than 2000THB, create that USA-Mexico boundary look!

I haven't watched your vlogs for a while. I was one of your first subscribers. Nothing against you but just not into Pattaya and the bar scenes. Nice plot of land you have bought there. I would say you are going to spend a lot of money on filling those rice fields up. I would wait a year after filling the land up for the land to settle. Estimate about 10,000 to 12,000 baht per m2 if you buy the materials and manage the build yourself with the wife. That is not a lake, that is a pond! A lake has a stream running through it; in and out and a pond is a hole in the ground with water in it.

Nice piece of land. 1.3mil = about 56 500 AUD which would buy nothing in Australia. The lakes were probably to assist in growing rice so you could easily axe 1 & dramatically reduce the size of the 2nd one. Keep in mind that your missus & her family would probably be dirty if you got rid of both of them as they are a fish source for them + you can use it for a water source for the gardens/trees/vegies. A word of advice - pay for the build in very small stages - this may save you some heartache & a heap of money in the end. Cheers

Don't worry about the wall Trev. Your property looks to be about as easy as it gets in terms of fencing. It looks big though and it's definitely probably going to cost you more then you think. Labour is the easy part it's the cost of cement and steel which will cost you. I just purchased 5,000 square meters in the Philippines and had it fenced entirely. Labour was VEREY affordable, but the guys were slow and by the looks of things we had a bit more jungle, bamboo and cobras to deal with then it looks like you will but the cement and steel was expensive. Sand was cheap though. In all, the fence cost me just a little bit more then the land did in total and like you I got the land at a very good price. Not a steal, but a very fair price. I would expect that you'll probably end up spending a bit more for your wall then you did for the property depending on the size of your wall. I'm in a safe, quiet remote area so I didn't need a ten footer with all the bells and whistles, but I did toss up a good sturdy fence. let me know if you want a picture or two and if so let me know where to send them to you. Good luck mate, it's an adventure, but that's part of the fun and its definitely worth it. I just wish I would have visited Thailand before I nested here, but never say "NEVER" mate!

Get the land officially marked by the land office . They will come out and put concrete marker posts in the boundary line/ corners ... all using GPS. Dont be too surprised if its not as you have been told on the ground.

Bought a large building plot on the outskirts of Pattaya for 1m baht plus 150k land tax.. My partner put 8 rental units on the land for 1.5m. Each rents out at 3/4,000 a month, but difficult to get tenants at the moment

Best way to go for your lake walls is do it Aussie canal standards ie the goldcoast, use rock to reinforce and it will be there forever.

May want to situate the house to make the most from solar panels too. Wherever a wall is too hard to build maybe a good fence will do. Nice to see you closing in on 100k subscribers!

It's beautiful, Trev, I would keep the surrounding land as natural as possible, that is the charm of the place. If it were mine, I would turn one of those lakes into a nice fishing spot. Nothing quite so relaxing as a rod in one hand and a cold drink in the other. I'm off before I go all Carry On with the double entendre's! 🤣

Great buy Trev enjoy. the wall is a bad idea as it will cost you more than to build the house. May be a metal fence could be a better idea.Keep the landscaping to a minimum.Water and electricity is priority. God luck.

Hi to buy a plot in a rural town in Lincolnshire plots sell at £160 thousand for a 4 bed house, building on land fill needs to be piled so it is on solid ground ,a pile means bored in the ground filled with concrete

Those lakes, which would be more properly called ponds, are going to be trouble. You will be living in the middle of a mosquito breeding ground, with all those lovely tropical diseases. You might want to look at getting lots of fish that eat the mosquito eggs. The walls on the grass aren't a big deal, you just cut the grass down. You are certainly in for a lot of work. That is a lot of land you want to fill, and getting water and electricity, and then building a house. Hopefully in the end it meets your expectations. Good luck.

A wall needs a foundation (made of concrete sitting on compacted ground (not clay), probably 30 to 50 centimeter deep and 30 centimeters wide. Depends on the size and weight of the brick wall ( I assune) built on top. I would not consider building a wall across or on the perimeter of the lake. Why not build a fence in those parts? Then a couple of poles would do, rammed into the ground (maybe 3 meters deep) which the fence is connected to. Anyway, good luck with the project. Looks like a beautiful piece of land.

Farm land in the UK is about £11k an acre without planning permission, I'd have a look to see during the rainy season how much water those two lakes take before committing to build a wall Trev, why do you want a wall anyway? Wouldn't you prefer lovely views over the countryside while having a coffee in the morning.

Had a fun time on the pub crawl yesterday. Fun group of people! Given the uncertainty of tax law changes I think it is best to hold off building a house or investing in Thai real estate. Could be a BIG tax trap!

First thing is a good architect then a good builder the key to any retaining walls are. The foundations and piers a wall like that would need to be built off a piled concrete raft system I would personally put columns in every 6 metres both sides of the wall

So about 1.5 acres of land a good size 4000 sq metres is = to 1 acre of land and your size is 5776 sq metres it will be interesting project I will continue to watch your progress with interest
