Damn Fantastic! I’ve always wanted to do this to my older mobile home. people telling me I’m crazy and say to just don’t do it to a trailer it’s not worth it and buy a new one well the thing is is I own this place so why not fix it up and make it look like how I want it instead of buying a place and paying up to 40 years on it... so I’ll just fix up what I have and make it look just as good as something brand new like you did in the video. TRX VLOGGER, when I bought that place a lot of people thought I was nuts, including some of my family and friends. But I had studied the local market for these and understood the possibilities. I had a vision and I pursued it. It worked out very well for me. Those same people that kind of made fun of me at the start were saying "Hey, I would like to live in a home like this" when it was all done. It even prompted one woman I know to sell her site built home and buy one of these. She banked a lot of money in the 'down-sizing' process. Go for it! :-) Thanks for watching and commenting.

I did a similar project years ago and was called crazy, too! When it was finished, I actually had people who drove by and stopped to comment on how beautiful it was...and I did it for a fraction of the cost of buying a new home!🙂

big2868, when we renovate these homes we like to make them look and feel like cottages instead of mobile homes. Many cottages are named, and we did consider that for this home. What came to mind was "Green Gables" as in "Anne of..." We did another one that sat perched high on a corner lot with a commanding view of the park. We thought about "Eagles Nest" for that one. :-) All in good fun, and a bit whimsical.

Anything can be done, but many states have laws against adding additions to an existing mobile home unless the home sits on a permanent foundation. Where I live, if the home rests on pillars (cribs), any addition, including a deck has to be freestanding so both the original house and the addition can move independently.

Wow just beautiful, I currently own an older single wide with a slight domed roof. I wanted to put a new gable roof and extend it over to make a covered porch but was told by township that it cannot be done. They said the structural frame was not strong enough. They wanted me to basically make a carport over the entire structure. It would never look as nice, it would just look like a trailer under a carport. You did an amazing job.

In pure someone could restructure the exterior walls with 2×4 or 2×6 that way you can hut the roof you want!

Unfortunately, I don't know of anyone in San Antonio doing work like this. As far as costs go, we live in an area that has very expensive housing. We don't disclose our costs for personal reasons, but I can tell you that after the renovation was done we sold this home for $230,000 Canadian dollars. We made a nice profit on it. :-) That was two years ago and the folks that bought it could turn around and sell it now for a profit.

I love watching this - It's probably my most watched video. Question about the original roof trusses. Are they 2x4 construction and did you have to add support to them before you hung them to the header beam? I want to do this same thing but my trusses are 2x2. Any recommendations? The framing for the new roof really did not add that much weight. It is kind of difficult to explain, but 75% of the weight of the roof over the old original unit is on the exterior wall between the original home and the addition, distributed between the original wall studs and new beams. The load is then distributed to the floor joists, the steel beam under the floor joists and ultimately to the cribs. If you have 2x2 rafters then some support may have to be added. You would have to consult with a structural engineer in your area for advice on that, and code compliance for your building jurisdiction.

I am doing my work and was not finding enough information about tying into my existing roof. My mobile home is on piers, but brand new. The addition is to be a well insulated and finished sunroom. D Locahontas, yes, the timeline for one of these for us is about a year. I am a semi-retired building contractor. This is kind of like a hobby for me, but it does pay well. Some of it is the challenge of taking something most people would discard and making it useful again. There are a few of us around here doing this and it is working out well for everyone. But between the rules an costs it is getting to a point where it isn't cost effective any more. I just finished one about 2 months ago, just a rebuild, it cost about 80k use. Hello, joseph. It's nice to run into someone else that has been doing this and 'gets it'. I think renovating mobile home properties has been one of real estate's best kept secrets. :-) I discovered this segment about 4 years ago. The cost of 'inventory' is getting expensive around here as well. The regular channels of finding these properties (realtors) is not the most cost effective way to obtain them. The middlemen have to be removed. I am finding that I am building a network of people that are referring these project homes to me. The homes I am buying aren't even making to the market. If you don't mind me asking, where are you located? The prices you are mentioning are similar to our prices here in British Columbia, Canada.

But I leave the venting and place I put a ridge cap venting in if there isn't one. because I want the homes to breathe the way they were designed to but then I'm putting this rigid foam on top of that I'm not sure if I'm just wasting money on that? Am I making any sense

You're attention to detail is spot on. I can do builds like this but I don't have the time because of work, to do so. I only need a backside elaborate deck built and a frontside porch addition, hipped to the existing roof structure. Can you let me know what areas you're able to service or you're willing to visit? Beautiful job friend, you really take pride in your work, just got one thing I saw that I was surprised to see and that was no green board in the bathroom, now I'm old school and haven't been out in the field for years. So I know products change, so if it's still water resistant board in a different color, which for separating standard from water resistant it always used to be green, then I'll totally understand, if not then I gotcha ! Ha! Ha! , still the best I've seen in all of my years, well done.

The actual construction process of building the addition and renovating the original unit was about 8 months. The rest of the time was taken up with getting approvals, permits and conveyance. How much did the home increase in its value because of the addition? What was the cost of the addition? If the home owners wanted to move the mobile home is this still possible with the addition? The addition is beautiful very well done.

Paula, if I remember you correctly, you are in Saskatoon. We are out here in the Okanagan Valley, so our costs may be different than yours. We live in a very expensive housing market, as you may know. So, I won't tell what the addition cost us. We do this as kind of a business and I don't think that would be prudent. But I will tell you this. That home was a bank re-possession. We bought it from the bank. The bank had it professionally appraised before they put it on the market. In the condition that it was in it was appraised at $40,000. The bank had less than that in it, and we bought it for what the bank had in it. After the renovation we sold that home, in 11 days without a realtor, for $230,000. Now, 2 years later the people that bought that home from us could re-sell it for just under $300,000. Everyone is making money on this little home! :-) The home could be moved, but it would not be a practical thing to do. It would be quite involved and not really cost effective. Mobile homes in our area rarely, if ever, get moved once they are placed on a lot. Hope this helps. Thanks for watching. :-)

BC Renovation Magazine Reading through the comments because I was curious how you could make money off of something like this, and wow. What kind of insane housing market are you in that a mobile home (albeit nicely redone) that appears to even still be in a park, could not only sell for that much but INCREASE in value? Hah, not doubting you, just blown away. I live in a nice suburban area in Pennsylvania, USA, were normal houses might go for 200,000-400,000, but you can still buy a nice single wide in a park for 15000-40000 easy. Again, lovely looking place and nice work, I’ve just never heard of an area where a place like that sells for so much, heh.

Hello, Josh0718, thanks for watching and commenting. Our housing market is kind of an anomaly. We have a combination of things that are driving our market. Not a lot of land available for new development, an area that is attractive to a wide range of buyers, low inventory (supply and demand, very strong economy, etc. Also, these are Canadian dollars, which are worth about 70-75% of what the American dollar is, so if you are an American viewer this makes a difference.

Thanks, Ralph. This project was done in one of the most heavily regulated building jurisdictions in the country. All plans and specifications were scrutinized by civic plan checkers. They requested amendments and we complied, doing this specifically as they required. It was concerning their requirement to keep the original unit and addition as 'separate' structures Approvals and permits were a lengthy process taking months. The project was inspected several times by the building inspector along the way. On each occasion there were no infractions that required correction. This is a little different process than adding to a stick built house on a foundation. Thanks for watching and commenting.

Cody, that is an interesting comment. When we buy one of these homes to renovate we always take into consideration what we would do if we couldn't sell one and got stuck with it. We prefer to buy homes in parks that permit rentals, so if a home didn't sell Plan B would be to rent it out. While we are not looking to be landlords, it would be a viable option if it came down to that. In our area, we can get the same amount of rent for a home like this as people are getting with 3-4 times the investment that we have in one of these. I have analyzed this a few times and have come up with a consistent cash on cash (we don't finance our properties) rate of return of about 11% on one of these as a rental. I wish all of my investments consistently paid that well! But, we prefer to take the capital gain and put that money to work. Thanks for watching and commenting.

Very nice job. I would have recommended the posts holding your roof should be from footer solid thru deck to ceiling. I'm.suprised planning approved a roof being supported by a deck. Then with sold posts coming thru you could have use the same posts as part of your deck railing. Again,very nice.

rod, thank you for watching and commenting. In my opinion, I like un-insulated and well ventilated crawl spaces under these homes. There are those that would disagree with me. ;-) If your home is built like most of these your floor will have adequate insulation and there will be a thick underbelly material that acts as a vapor barrier. The floor will have as much or more insulation as your walls. The floor is the lowest area of heat loss. Next is the walls and the highest heat loss is out through the ceiling. This is due to heat naturally rising. You are not likely to see a noticeable difference in comfort or energy costs from insulating the skirting. Unless your home is fairly new and has had plastic sheeting laid on the ground when it was set up, or is sitting on a concrete pad, you most likely have bare ground under the home. There is constantly ground moisture coming up. If you seal up the crawlspace then this moist air is trapped. This can lead to condensation and moisture related issues under the home that usually manifest as mold. I like to treat the crawlspace like an attic space, since the floor is insulated much like your ceiling is insulated. I think that both areas should be kept as cool and dry as possible in all seasons. Since there is plumbing drain pipes in the crawlspace the exception to this might be living in an extreme cold climate, which I would say you are not. I think you are very similar in climate to us in the Okanagan. If the floor was not insulated and did not have the vapor barrier underbelly then it would make sense to me to insulated the skirting, but then I think that you would want to heat the crawlspace, just as you would in a stick built home. I do occasionally see people installing insulated skirting where we are, but they are usually folks that have recently moved here from colder climates. I suggest you take a look around where you are and see what most folks are doing there. Here, it is about only about one percent that have insulated skirting.

Deathalone, I design, engineer and draw my own project plans. I have been trained to do this. If you are unable to do this yourself then I suggest that you try to find a good draftsperson locally to do drawings for you. You would be looking for someone with experience in building construction (there are different kinds of drafting). These are not complicated projects. You do not need the services of an architect and probably not a structural engineer.

Adding plastic sheeting across the floor joists from underneath and filling the floor joysts with foam would be a good idea it prevents floor rot

It's not that clear in the video but what ultimately happened to finish up the floor under the addition is that R-20 fiberglass insulation was fitted in between the 2x8 floor joists. then a layer of 3/8" OSB board was applied to the underside of the joists to seal everything up.
