Man it looks beautiful

totally replacing insulation under mobile home. What do you recommend staples, what size length, what type of stapler for ease of use while laying on your back or squatting. OR screws with big washers again sizes. I have seen something like a tap cap nailer but I see any nails attached to the quarter size cap. OR something else? my handyman says a slap nailer would get tiring and in some areas not enough space. I want to have the tools ready for him. this is the first time he will have done it but he is great at everything. some one suggested 2x4's going perpendicular to the joists. thanks

You said the rim joist is not structural but I bet tying them together with a new solid piece of lumber will take a lot of spring out of the floor.

How do you match you mobile home ceiling texture?

I bought mobile homes and renovated them in West Virginia, just to rent them out. What ive learned the hard way is the most important thing to with older homes is the roofs and the metal frame under the floor, but once the roof has been leaky for an extended period of time and there is noticeable low spots it takes a major repair to fix

Your work looks awesome. I'm curious how you replace a damaged panel years down the road. Seems impossible to slide a bad one back up and out.

If you bend those pipes around putting stress on the joints, eventually they will leak just like the poly.

Can window screen be used as the underlay in cold weather climate or should i use something like a tyvek wrap? Also, does the ground under the trailer need to be covered i.e. vapour barrier? Thanks

Very attentive to detail! Great job! I would recommend making sure you slope the dirt under your deck to allow the water to run out away from your home. I live in Florida and work on trailers in trailer parks all the time. They are constantly wet and moldy underneath because of 1)lack of proper airflow, and 2) lack of proper water drainage. They sink in the middle and pond up bad. Cool build!

i have a 97 double wide with vented soffit and aluminum ridge vent.

Did you end up putting posts and railing on the deck ? that is a requirement for anything over 30" off the ground in my area.

Not sure where you are by the sounds of it probably south. Northern states with winter you want plastic to keep the cold out. Like you said depends on the area

I have been told that just because my mobile has a two hundred amp breaker the supply could be only 100 amp. Could this be true, we don't have access to meter rooms.

When you leveled your mobile home, did it do anything to your doors and windows? We want to add on, but in the cold and warm climate here in Ohio, and because it wasn't below frost line, we have a mobile home that rises and falls with the weather, and our doors and windows flexuate.
