I would like some clarification on the height that you spoke of toward the end of you presentation, you explained it as the number that will determine the height of the building, isn’t the number speaking to the maximum height that, that particular occupancy can be above grade under that construction designation type? Not the height of the building.

Hello Marty, I am struggling with "story above grade plain." I have a building on a site that is not flat. Please show how to calculate the average of the finish ground level, (grade plain) and how to determine if a story should be counted toward what is allowed with respect to it classified as a basement or not. Gonna be some time before I do another video and I'm not sure if I will do one on this. First question I would have is how many exits in your lower level needs to use stairs for the people to get out of the building and when I say number I'm really talking percentage. Basically this is a quick way of thinking about it. And it's all about fire department access as well. Look at NFPA 1 oh one, it has a math calculation in it that would be helpful to look at and I'm talking about NFPA 101 commentary/handbook. I briefly looked, yet I don't do many buildings that I need to worry about calling something a basement or not we just automatically call it a basement if it's even 50%. sorry I couldn't be of more help

Can you do a video of how to properly calculate frontage increase per IBC 2015 section 506.3? Maybe utilize Education Type IIIB construction with streets on two sides.

LOL, I will try to do it soon. really busy right now setting up 12 bee hives on a friends land. I maybe able to get to it, in a few weeks or month :( . I did just teach a class on this to our office. it is a difficult subject to teach. I struggled with teaching it. Yes, it is a subject I should cover. it would help me if I did a video as well. Could you please explain the basement allowable area? Thank you 506.1.3 Basements. Basements need not be included in the total allowable floor area of a building provided the total area of such basements does not exceed the area permitted for a one-story above grade plane building.

which book is this because I have IBC 2015 but I don't see the table 503 please advice me thank you

you are correct 503 does not exist in 2015.. That's from the 2009 edition where 503 was used. In 2015 they made a BIG change they added another section on how to use building height and area in the section of 503. They added 504.3 for allowable building height and added 504.4 for number of stories and they added 506.2 for the overall square footage per floor your permitted. So 2015 made a lot of changes as a relates to building height, building area and number of stories that is permitted. Before 2015 there was a math calculation that you could do to increase your square footage and/or number of stories if you made it a fully sprinkled building. It's a lot more convenient now hope this helps.

Really it is much simpler then you potentially are thinking about. It could be building type 1,2,3 or 4 instead of 1A, 1B, 2A or 2B. it is just how they labeled them, it's not difficult not complicated they were just trying to apply some similarities. I too tried to make it more complicated then it is.

Thank you for asking this I actually had to go and it look up, for I did not know right off the bat. Each individual section will specify whether or not that type of building has to be sprinkled or not. Additionally Here given extended travel distance to get out your building if it is sprinkled. Your insurance carrier will provide a discount if it is sprinkled As a relates to hospitals, all hospitals have to be sprinkled. And now with the new federal regulations all high-rise hospitals have a mandate date that they have to be retrofitted with sprinklers by.

I would say yes I would, it's a topic I don't know well at all have never had to deal with it. So likely not. The new 2015 IBC and then subsequent 2018 takes the table in 505 and breaks it up into a couple of sections where the math is already done for you for sprinkling the building it provides the added increase for sprinkling the building he gives you additional heights so 2015 IBC may answer all your questions.

You're certainly welcome, I'm now getting into understanding increase in height and increase in area based off of setbacks or the building being sprinkled I eventually will try to do one showing that, I just have not had my head wrapped fully around it yet
