I admire you as a man that has set out to build a dream and you are working at it with all that you got. Stand back and accept the dance of two steps forward and one step back. All will work out, it will just take a little more time and as much as we all don't like it when there is more to do to accomplish a project and of course taking more of our hard earned money........we settle for patience. I have never seen or heard of black concrete..........it is absolutely beautiful. How did they do that. The music at 24.39 is great.

TN uses the 2009 IRC, which does include Section R613 on SIP construction. However, the applicability is limited per R613.2 to seismic design categories A, B, and C. So if your building site is in a location where the seismic design category is A, B, or C, following the prescriptive requirements of IRC R613 should suffice, including for lateral resistance. I can only infer that your building site is in seismic design category D0, D1, D2, or even E, depending on how close the site is to the NW corner of the state, see Figure R301.2(2). In which case engineering being required should be entirely expected, given the limits spelled out in R613.2.

Don't blame you for not being happy about the engineer thing, my daughter and her husband are having the same sort of thing here in England. They are trying for planning permission to add a chicken house on THEIR land and it's one obstacle after another. E.g. what trees are on the land, (need a survey) are there any Newts (need a survey) they have been paying out for months every time they pass a hurdle another one pops up. And they all want big bucks to do them!!!

I’m surprised that they didn’t use “ladder” (reinforcement-tie together) between the CMU’s on the chain wall initially, and I don’t know how good straps are gonna do in an earthquake. Sadly, most inspectors are guys that couldn’t hack it in their field. Good luck Bro!

😂 Every one wants a piece of the pie when you are applying for permennts to build anything. I am amazed they do not require them to build a doghouse or a chicken coop. Probably have to have one or two just to keep chickens on you property. Please don't let them see your bees working. You could be taxed. Sorry about the rant. I had looked into the SIP system for a future build and chose not to go that route I like the idea, but it’s a bit new in my part of the country and I just didn’t want to deal with the certifications and regulations. The government guys can screw up a free lunch. Very frustrating, it will all work out but it’s costing you unnecessary costs

1200$ is cheap. You might not think so but it is. Imagine if you put out a paper out that guarantees that a building is safe without knowing what are you doing but the building isn’t safe and collapses. Who’s going to pay out for the damages and possible litigations and who’s going to lose its job and certification for doing said job. Well you. So 1200$ is cheap. And the engineer has to pay his student loans, feed his family and pay the house mortgage. Knowing (I’m not a U.S. citizen but I know the price differences) how expensive services in the U.S. are in comparison with the rest of the world, that engineer is dirt cheap. In our engineering company (E.U.) we don’t have a job that starts under 2000€/$ because of responsibility and bureaucracy procedures. 1200$ is cheap.
