Hello sir, this is such an excellent work done, i will be doing 8 bedsitter units in makueni town from april 2023 and leave an extra space for singles on 50 by 100. i have called myself a personal meeting and from that i better sacrifice masters degree classes and do this investment. plot is already in my name .NB this will be only ground houses and not flat due to costs. i wil be generous on space and 24/7 water availability.

Really nice work. It's really motivated me as I'm on the journey of building my own rentals. Still making plans here and there. This is rather a personal or confidential question, but can you give a rough estimate of the total cost of this project minus the cost of the land? Just an estimate. Maybe between 5-8 mil. 4-9 mil.

Hi. So glad you are motivated. Please go ahead and pursue your dream, let nothing stop you! The whole project costed 4.25 million. Started in 2018 ended December 2019. I had to pause for around 8 months to source money for the finishes. All in all it has been greatly rewarding.

Hello John. The entire building dimensions are 16.45M X 8.5M including balcony in the front. Back balcony is 28 x 4ft. The total cost was 4.25 Million in 2018/19, the price of materials and labour have changed significantly since then.

Hi Helen. God bless you too. The house is built on a 50x100 lot. The two units occupy 7.315M by 18.9M. With two more units of the same size to bring the total to 4, I will have parking for six cars(Sliding gate installed).

Great video! Very inspiring indeed! The 900k per unit you quoted to someone in the comments is because yours are 2 bedroom units, correct? Where in Kenya are your flats located? One thing I have come to learn is that building costs vary widely depending on where in the country your project is! It is about 1.5 to 2 times more expensive in Nairobi and surrounding areas than it is in smaller towns and rural areas, especially in Rift Valley. And the varying costs are for everything from sand to labour! Of course rental yields are also different with those in the Nairobi area being significantly higher than even in other large towns of Kenya! You can rent a nice 3 bedroom flat in Kikuyu for about 25 to 30k, while in Naivasha and Nakuru that would rent you a full house with it's own compound including an SQ! Anyone who has updated rental costs please correct me!

Thank you!! You are right. Building in Nairobi and its environs is costly considering the high demand for building materials or lack thereof sometimes, rental yields are however very good. The total cost for two units was 4.25 million so it would be safe to say one unit will set you back 2million shillings or so. Going up the second level the costs will be slightly lower since the slab is already in place.

Hey. You have to put two things in consideration, how deep you need to dig the foundation na how big the units are. Currently because of the hike in prices of materials it would be safe to set the budget at 900k per unit.
