The Build Show heads up north past Kelowna to Lake Country BC to tour an owner-built Step 5 home. This rock-solid home was designed with easy-to-install materials, which are also super easy to achieve high R-Values and airtightness. Owner-builder Leighton Williams does a fantastic job explaining the key fundamentals of pulling off a Step 5 home. He works as a building inspector and has a very unique perspective on the local construction industry, and was kind enough to share that perspective with The Build Show. High performance construction doesn’t have to be complicated! This home proves that with a robust and straight-forward approach.

those window wells should have wider footings to independently retain themselves otherwise they will eventually push into the IFC when backfilled

So there is an LVL on the long length of the roof? inside the panels? Very interested in that detail if there is infor available

The only thing I could think of is termites, just do not let foam touch soil and you will be fine

Nope, more insulation keeps you warm, or cool. You may want to spend a bit more time checking your windows don’t get too much sun in summer (overhangs) but aside from that, just lower power bills for AC

Would a concrete slab first floor add significantly to the structure?

With radiant heat you could maybe have better heating/cooling capability since the concrete slab would resist temperature change and therefore be more efficient, though the house may “breath” worse between the floors and you may possibly need/want additional ventilation.

Airtight = open invitation for microbial growth (MOLD). What mechanical ventilation is being incorporated?

@@iker42 No. I've been in construction since 2011. I was poisoned by mold after my house flooded. Also hidden mold inside walls where plumbing had leaked.

@@2ndChanceAtLife I was referring to the Build Show and Matt’s videos. Airtight, high performance houses are the entire premise of these videos. A lot of engineering goes into air circulation and making sure everything can breath, even while airtight.

@@iker42 I hope he knows as much as I have learned about moisture management. There is a monetary reason why insurance companies have mold exclusions and deny claims related to water damage. If you search for Melinda Ballard, you'll see why.
