I see he did finally talk about outside wall electrical but inside is too thin so he mentioned out of wall conduit. I don't like the look but I love people who keep inovating . Lets start using the brains God gave us. That's this country's greatest asset-- problem solving not just money making but to really solve the problem.

i went to the builder's webpage and couldn't see any obvious electrical, nor did they mention it, but how could they not put electrical in before sealing the outer walls?

He mentioned that there's a separate service wall built on site inside of the sealed envelope. That allows them to avoid using the exterior wall for services which keeps the insulation values intact around the entire envelop. Most Passive House certified homes are built this way, although it's not required.

So honest question. IRC zones 4-7 requires interior retarder to be below 1 and plywood has a perm of 10 so how does this meet code?

Interesting question. So I Googled... From 475.com: "A 5/8" thick piece of OSB is a Class II vapor retarder at 30% relative humidity. It becomes more vapor open if the surrounding relative humidity increases. This can be understood as the wood taking up this humidity and the damp wood becoming more vapor permeable - absorbing humidity on one side, transferring it to the other side and releasing it there. You can see that OSB gets a bit more permeable (2 to 4 perms depending on the testing lab) after it goes over 60% RH and 80%RH, but it will also start to rot or mold at that point. Since OSB is pretty retarding to start with, it can be suitable as vapor retarder on the interior of the assembly. But to make sure that the assembly can dry outwards from the OSB, it should only have materials that are more vapor open than OSB to the exterior. This goes back to the 1:5 "perm ratio rule of thumb" that we have discussed before. The 1:5 rule shows that in winter the exterior should be at least be five times more permeable than the interior vapor retarder - for the safest assemblies." foursevenfive.com/blog/why-the-vapor-curve-matters/

Water Vapor Permeance Water vapor permeance of structural panels refers to the rate of moisture transmission through the panel as a function of the water vapor pressure gradient that can exist between the two faces. Water vapor transmission is measured using ASTM Method E96. This uses a controlled environment in combination with either a desiccant (dry-cup) or water (wet-cup) to create a vapor pressure gradient. In either method, the weight change over a specific time is used to calculate the permeance. Values are reported in perms (grains per ft2-hr-in. HG vapor pressure). A grain is 1/7000 lb. (0.065 g). Research at the National Institute of Science and Technology has shown that the water vapor permeance is very sensitive to the relative humidity gradients. For example, at 50% humidity the water vapor permeance of plywood is approximately 1 perm but the water vapor permeance may be increased by a factor of 10 when the humidity is increased to 90%. Similar results are reported for an OSB siding product which had been coated with a latex paint. Water vapor permeance of structural panels has been evaluated by APA using the dry cup method. Plywood species selected to be representative of the industry were evaluated in the 1970's.
