I don't know these guys from Adam but I've watched this project from start to finish and the workmanship and project management of it is simply phenomenal I have to say. It is a complete vanity project of course and incredibly 'over-specified'. They are future-proofing stuff here that will be fine for around 500 years before any problems occur. Although I assume it's all for the video, I think they are clearly used to working on period houses such as this, most builders could not do what they are doing. This client clearly has unlimited money and I'd love to know what they are being charged for all the extras outside of the original drawing and specification. 90% of builders in the UK would simply not have the sheer skills to undertake a project such as this, seriously it is that intricate. These guys are the best in class clearly in every trade and would charge accordingly. The site access is a complete nightmare, lots of hand-balling and barrowing materials and waste down a narrow alley and a very tight site generally round the back. It all adds to time & cost. I work as a quantity surveyor and I'm thinking you would not get much change from around 400k for this project, it is enormous the detail involved inside and out. I suspect it has taken nearly a year for this job to complete (probably 6 months without the over-specifying of things) It looks like it could be in a conservation area to me as well which adds cost. That window framing and glazing arrangement alone could cost around 30k. Kitchen is probably not far off that as well with all the fancy pretentious stuff in there. Bathroom upstairs probably ultimately 20-30k too with all those bespoke fittings. Most builders would not know how to cost a job like this up but I'm guessing these guys whack a bill in with whatever they like on it and it gets paid no problem

I live in London and I did something similar to my house last year (admittedly not as nice as this) and it cost me 60K, so I imagine this would've cost at least 70K

I think with you will find with these windows the work with steels and kitchen you well in your way to 100k Kitchen got to be nearly 20k on its own, windows and frames again around 10-15kk, tiling 5k....labour 40k rest materials 20k and maybe 10k profit of job... But the job looks mint. In London bet that’s added 150k on the house

I had a cat flap in a door. Never had rat, but I did have a squirrel poke his head through once. These days you can have flaps activated by a collar sensor to stop other animals and pets from gaining entry.
