Great video Jamie ! When you say refinance it’s not just as easy as refinancing because if you don’t have the cash flow coming in they won’t let you refinance. Also you need to be transparent with the public and say you need 50k we want to help you …. Nothing comes for free in this world so be transparent and say we can help you with your portfolio it’s a minimum charge of 50k investment and we charge a one off only fee for 3k or 5k etc etc

I’m sure if you buy property for flips with investors funds, that goes down as a tax deductible expense, the holding costs also do, so does the actual cost of the refurbishment and so on with travel related costs, the investors “loan” and their interest! There are loads of tax deductible expenses. Which leaves you in a net NEGATIVE even though technically you still may leave with £20,000 profit to you🥳🤣 there are downsides to being in a net negative but for most flips usually the tax deductible expenses will outweigh the actual net profit! If you carried this on let’s say your tax deductible expenses were £70k a flip, and your profit was £20k you’d never close that gap to ever even have to pay Corp tax. Because in theory you will always be in a negative even though your account may look very positive🙌🏽

Jamie CGT on property is 18 or 24%. The last govt reduced it from 28 to 24%.

Jamie is it true that you get taxed on 100% of the rental income now? For example if i pay a mortgage on the property of 500 a month and the rental income is 550 a month i dont just get taxed on the 50 extra but the entire 550?

Flips are history with the increase to stamp. You cant make money when you are paying 5% more for a property then the market you are selling to. Maybe some experienced developers can make some money put of it but it will be tight margins and everyone else should steer clear imo.

@@ridethelakes The price the stamp Duty would cost me I’m knocking off the price when bidding for a property if I lose it I lose it but I always factor this in now so it doesn’t effect me 👊
