Supremely informative video I've seen many videos of others and none of them explained this process with such clarity and detail. Small side note I've never really understood or been a fan of looking and speaking at one camera while another camera flims you from a different direction.

A very good presentation! So you can have only one primary home in Italy? The other property would be taxed at a higher rate? Whatever about the annual property taxes? Do these vary for each municipality? Are the rural and urban taxes different? Are the taxes for homes and rental or income generating properties also different? Are the taxes low if you're generating mostly your own electricity, have your own waste disposal systems, are living outside a major city, like that Peninsula in Sorrento, and are not using any communal services? Are there any subsidies for employing Italians and generating an income in the tourism or agricultural sector, etc.?

I have always been curious as to how to go about this transaction. I do have a question, in the U.S. we pay our annual Property Tax assessed by our County Assessors Office where the property is located. Does Italy also have a yearly Property Tax Assessment? Secondly, if there is a Yearly Property Tax, what percent would that be? Thanks

I am also quite interested what happens after closing. I need to get this fiscal number / social security number. Would I need to file a tax returns every year or not? Can I open a bank account in Italy and what do banks require. Ultimately, I would need one to pay for utilities and insurance etc. I would probably need to pay property taxes as well. How high are they? Getting a bank account in a foreign country is usually quite painful. Also, if I were to use it as a holiday home, I would need someone that looks after it every once in a while and checks on it. Who would do that?

This was really helpful; thank you. You referred to this being for Americans; could I ask though if the procedure is essentially the same for British people? One thing that is relevant if one is British is that we do not have notaries in Britain - the position we abolished about a hundred years ago and the power to prove documents and signatures was vested in normal lawyers.

You explained it super good. What does it look like in practice when the sale also includes movable goods, such as furniture and other items on the property? But you forgot to mention that if the foreign purchaser wants to sign the contract himself/herself they would need to have an official translator and interpreter, which is much less expensive than hiring a lawyer. Please check my latest video for information on an official translation of a notary deed, if you are thinking about buying a property in Italy. Other than that, Danilo, I really do appreciate your videos showing the most beautiful properties of Italy.

I fear, however, someone purchasing it before I have my hands on the full funds. I would get a mortgage BUT, I understand the banks don’t want to lend on anything under $50k. You would have up to 18 months after the purchase date to register as Italian residents. If you declare that you will become resident within 18 months of the purchase, but don't do so, you will be liable to pay the difference in the 2% and 9% tax, plus a penalty of 20% of this amount.

My GGF was Italian and through that connection I'd like to request IT citizenship. However, all papers were lost in WWI, WWII and Balkans wars. I don't even have his birth certificate. I'm pretty sure documents were lost in IT during time, as well. I don't know much about my GGF so I can't provide info. Should I keep on going that way, or simply quit and go for another visa type?
