Baltimore mayor is trying to make landlords renew leases , even if the tenant is not paying. That has completely scared me from wanting to invest in the Baltimore city area.

There is such a thing as a reverse 1031 exchange. You find the property first and get it under contract then put your property in the 1031 exchange process. Check with your person about the reverse 1031 costs a bit more because there is more work.

I'm a new listener to your channel and I always feel so inspired by what you all talk about. However, I feel that my current life situation doesn't get mentioned when it comes to people who want to invest. Maybe you have talked about it and I haven't found that video yet so if you could offer some very narrow direct advise for someone who wants to jump in I would appreciate it. The situation is that we are a family of 6, we are about to retire from 22 years in the military, we have no assets, we have debt we are barely managing, and we are only now learning of better ways to manage money and invest. What can I do?

Jennifer, it is never too late to get started. Absorb all things Bigger Pockets as you will see so many stories of people who were in your shoes and used Real Estate Investing to obtain financial freedom or the ability to retire. The first step that I always encourage people to look at is to get rid of your housing expenses. Can you house hack for a few years and then roll all of the money you are saving on housing expenses each year into a down payment on a cashflow property. Do this a few years in a row and you can start to stack passive income high enough to help you achieve your financial freedom goals.

Front line person making $25 / hr to the CEO making $1M / yr is not so bad. When the CEO makes $25M / yr and the front line worker is making $11 / hr and is collecting food stamps and housing subsidies to be able to live, "there enlies" the problem.

I disagree. I do agree that companies should pay better money for better talent, but I believe that managing your salary is more important than earning an increased salary. Those 11$ an hour salary employees can get big raises but it doesn't matter if they spend every dollar asap. America is lacking basic financial education, and personally financial education helped save me from being homeless again regardless of income. Also, being a CEO has alot more responsibilities than those front line workers, including to ensure those front line workers have jobs. Also the track record of a CEO's success is alot more crucial than a front line worker, the supply for the business skill to be be CEO is alot less available than front line workers, and there is less spots to fill in so salaries get competitive.

@@deecee2174 weird that you assume that someone who makes $11 needs to learn to manage money better. What if they handle their money just fine, would that make them worthy of a raise to you?

@@jagerine The stats don't lie, over 90 percent of people do not track their everyday expenses. That is financially destructive. And no. I would give them a raise if they show loyalty and are a good addition to the company. Personally I went from paycheque to paycheque until I tracked all of my expenses and now I have savings set aside and have my financial goals get ahead. Also increasing a salary for someone who doesn't live below their means will simply have them spend more as a lifestyle adjustment.

@@deecee2174 I'm sure you're correct in the stats you're quoting. But the question I would ask in return is: should it matter? Why should we support obscene amounts of money for a few because we think most folks can't handle it? If they want to piss it away, let them. They earned it.

Actually, when it crashes the higher valued properties will go down in value. Those tenants will move to a lower class property that they can then afford. This is what happens EVERY time there is a recession. Since the demand for a class down property will increase, so will the value of those properties.

Zorina, you can attend local investor meetups and try to find a few people that you can add real value to. Do this often enough and you will connect with someone that will be the right fit to help you start your journey.

The people we pay, to own what we could own. This discussion is about those with EQUITY (cash flow + wealth) buying up at a rate of 100 properties per person, meaning 99 people will struggle to buy 1 property. This is capitalism and tomorrow you will need more income to keep your job and chase that single property, until another land grabber comes along, and your job is not enough. These people don't add anything to our society. Parasites of our wallets.
