Buying An Abandoned Car Wash

There's an abandoned car wash that I came across and have interest to buy. So ‪@chrisbairdfilms‬ and I stopped by to inspect the property and see just how much money I would have to spend to get this car wash up and running.

Honestly CJ it needs so much up grade. Tear it down and rebuild with a super wash. Hire employees have a place for customers to wait. With a place to buy drinks and snacks and car accessories. Hire me and I'll move to Delaware and run the business for you. That's my plan. I'm sure you will make the best decision. Bid low. I'm great with bidding. I do all big deals for my dad.

Hi CJ! Thanks for including us all in your endeavors with the new car wash! Please CJ please for your own sake please do not waste your good hard-earned money on that dump! It needs too much work not to mention the location is the pits! You'd be much better off finding a good piece of property and a good location buying it outright and and building a brand new if that's what you want. I think you'd be better off starting from scratch! Do yourself a favor and first and foremost as you say find yourself a good location location location location! Build a brand new car wash! Any won't have to worry about putting a new roof excetera on things. The place you are looking at is it true Money Pit! Forget about it please!

This property I would definitely have on the bottom of the list! Car washes are money makers but this one would take a long time to get back what you have to put into it.

I love the car washes that have free vacuums. The car washes with free vacuums are more popular they are putting the other car washes out of business i think.

You could even do a small remodel on the house and turn it into a bed and breakfast and build the car wash next to it so you don't have to move the house.

If you still own the house you used to live in, you should get the house lifted and relocated and use the property to build your car wash it is close to the shop and would be cheaper

I don’t know CJ, that looks like that will take a lot of work to bring it up to date. You also have to think about after all the work you put in to that car wash, is it going to bring you profit or will it bring you a loss. Anything you buy is a gamble. Rebuild where you enter car wash from street, then go out to vacuums in the back without having to go to street again to go to vacuums.

If you do buy it, and putting a new roof on it, have to have masonry work done, it is a pretty big lot, it's obviously next to a highway, do not know if there is an exit right there but if so, maybe look at how high you can build up. See if you could make it tall enough for semi's and dump trucks, then you have more business from the highway, since you have to reconstruct anyways. Plus, tell Chris, he has to reach out as an agent to put ideas in his customers heads about what they can't see a property for, they need to see a concept or outside of the box thinking, to go in cheap and reconstruct he has to be a vision board for a lot of people, sometimes we get stuck on an idea or what we think we want and need help to see other potential

I would knock it down & rebuild just keep one of the buildings that is in better condition. Defo needs a good update the bonus is the land is concreted. Car washes in ohio the ones in Findlay charge more for the washes & get the Vacuuming for Free. Good luck CJ.

Maybe save yourself some money and instead of ripping all the blacktop up you could mill the parking lot and there should be enough surface top to do that. Then just blacktop over it. Might be something to checkout and it might save you a couple grand, unless you'd need underground work even then just milling it would maybe it smooth so you wouldn't hafta dig all that up. Ripping it up of course now ya need triaxles to haul out and re-stoning leveling so that's alot of dough so consider milling it.

If you are interested in opening new businesses, it is a bit of a distance from you but there was a coffee shop in Redgranite WI that went out of business last year, it was the only coffee shop around. The next closest was about 40 minutes away, it was called The Rock.

@CJ where i live in the UK there used to be 7 car washes but now there is just 1 automatic car wash and 2 DIY car washes, we did have quite a few car washes in the supermarket car parks where polish/latvians would wash your car, but now there is only 1 left! If you wanted to get your car washed and hoovered inside it would cost around £15 to £20.

I did construction for 14 yrs and we did from concrete to blacktop and all underound from blacktop down to laying pipe so its a chore so that's why I suggest milling
