Where are you going to get a lot for 2.5 million in Portmore, Manchester, Kingston, and other areas? Even in the bush a lot costs more than 2.5m.

I don't know but i called NHT an told them that i don't have a title for the land so the lady that works there told me i have to get a land title first before i can get the loan an it's the hardest thing to get😭

Hi goodnight, hopefully I get a reply back from you. I am in a dilemma so i am in the process of getting a construction loan just have a few papers to bring in. However I saw in the email i was sent that if the building exceeds the loan, i have to first come up with the rest of money before i am given a loan. What if i don't have the money can they just build the part i can afford throught the loan? Because the entire house will cost most more than the loan I will be given.

Hopefully, I get some answer to this question. Can I merge my bank loan with my spouse's nht loan to purchase land. Or only 2 nht loans can be merged? Also, is it possible to have nht loan on a housing unit and another separate nht loan for another piece of land at the same time? Bearing in mind the separate loan limits that apply for each, and my ability to afford both at the same time?

Hi I am not sure if I fully understand your questions but I will try my best to respond. Two persons can access their NHT points to purchase property together whether house or land. Not sure about merging bank loans but both of you can come together to purchase through the NHT. You can also access the Joint Financing Programme through any of the NHT partners. They have a list of banks that they partner with that you and your husband can use to get additional funds to purchase once your salaries can afford. As it relates to using NHT to acquire 2 difference properties, I only see that being possible if you and your husband purchase separately instead of doing so together. Please contact the NHT to clarify this. But to my knowledge you cannot get two loans as a single individual but you and your husband both have your individual qualifications and should be able to use them individually to get two different units once again, as long as your individually salaries can afford. What are the criteria for the $2.5m for low/minimum wage earners? Do persons in this category have to be gainfully employed?

Yes you would need to be employed and earning minimum and an up to date contributor. I do believe once you fall within those categories the benefit is automatic. Please verify this with the NHT

Once you are building, yes. From the first disbursement, you will have 12months before you start paying the mortgage.

My aunt has a land selling for 1 million but no title. The last time I spoke with nht they said they will not give a loan to purchase the land without title. In this case can I contact the national land agency to obtain title and have it registered and then go to nht and get the loan? Idk if that’s possible I’m just asking,… also, is he saying that u get 2.5 to buy the land and you have to pay that off or repay that 2.5 mill before we can access the 4 mill for construction?
