I moved from California and bought a rausch coleman 4 bedroom house for 224,900. Love the lay out. It's been great but it's definitely not high quality. My windows have already lost their gas after 3 years and they won't fix them, garbage disposal went out after a year. Neighbor back door would let water in any time it rained and they told him to build a patio cover to stop it and it was just a few months after move in. I knew that cheap materials and fixtures would be used and planned to upgrade on my own so I've been happy. Neighbors thought they wouldn't have to touch anything for years and we're disappointed.

I used to work for the company that did the site design for this neighborhood and RC cut every corner possible with just getting the site ready. I've heard the same thing about the houses as well, not just cheaply made, but poorly made as well.

My mom bought the same type home near Owasso in 2022 for $225k. Built in 2018, corner lot. It is inexpensive for a reason. The construction is basic and the interior fixtures are the same. They are great for first time buyers who have some basic skills at home repair. Hard to find new construction for that price anywhere in the US. The final price of the home isn't all that much higher than the price of materials and labor to build it.

I'd be surprised if you can find one of those houses in 5 years that doesn't have foundation issues. I work for a concrete company that delivers most of the concrete for their slabs. The contractors that do the concrete work pour the concrete excessively wet to the point it just self levels and fills the form. I've seen them do some wild stuff like pour concrete in the winter when it's well below the minimum spec temp and they don't put any of the necessary chemicals or hot water that's necessary for those conditions. I've worked in the concrete business for 15 years as a driver and quality control and there is no chance I'd buy a Rausch Coleman house. I've seen too much to trust anything they build.

However, Rausch Coleman does offer different floor plans and customizable options, like varying brick colors, layouts, and interior finishes, so buyers can make their homes feel a bit more unique.
