Terry when contracts are signed and a closing date agreed between the vendor and purchaser, if for any reason the purchaser cannot complete on that day as agreed with all parties who is liable for the vendors incurred expenses (furniture storage etc)

It's not straightforward and would depend on the contracts, whether a notice was served to complete, and so on. Ask your solicitor, he will tell you:-)

Sale Agreed on Buy to let property. Waiting 12months for Vendors Solicitors to issue ANY documents to my solicitor. Is there any advice you can give me on this? Can I contact the vendors directly? Sounds like they don't want to sell 🤔🤔

You need to talk to your solicitor and find out what is happening. Then you either stay or 🚶‍♂️.

Hi terry. We are sale agreed on a house but the vendor is working on getting POA on behalf of his parents and the legal side is taking a fair whle. They have offered us to rent the property until the sale goes through. Is it worth it?

Another great shareable video Terry. I have given up on newbridge and have an offer on a house in wexford, this time round we are cash buyers, should that speed things up ? are there any advantages to being a 'cash' buyer?

Yes, there is one big advantage being a cash buyer: you will not be delayed by the bank's requirements. But you should also be in a stronger position when negotiating. The vendor and auctioneer will prefer a 'cash' buyer. A bird in the hand etc.

@@terrygorry ok thanks, we have still not made our mind up about where to buy yet. We did see one nice house in the north, however, we are still likely to be buying in the south, can't wait until January when we can really get the ball rolling.
