A landlord without an emergency fund is terrifying. Especially one who doesn’t even understand the concept of “future repairs”
@susanlee80235 ай бұрын
Oh it totally is. Years ago our landlord refused to fix the gaping holes in the roof of our apartment because he said he couldn’t afford it. He figured out he was wrong after we withheld rent for six months and then we used the money to put a down payment on a house. We settled up with him months later for next to nothing because the place was still unfixed and unrentable. Absolutely lovely apartment with sweeping views of water, and he just let it rot. He had inherited the building. What a waste.

1:00:05 hi, I’m a therapist. Here’s a rule about self-care that I tell all my clients. There’s nothing wrong with “a little treat” as a form of _reactive_ self-care (today was extra awful or my boss yelled at me so I’m going to get some ice cream) IF you are also engaging in regular _proactive_ self-care (therapy, journaling, physical activity, health care, clean home, etc). My rule of thumb for good, long-term, impactful self-care: It shouldn’t be easy. You won’t always want to do it. You will sometimes have to muster up every ounce of energy you have left after a 12 hour shift or a rough week to clean your room or write in a journal or go for a run. But if it’s good self-care, you will feel good after and you’ll be proud of yourself for having done it.

People very much do not understand what "writing off" expenses means. It doesn't make it free. it reduces your taxable income. So, if you write $10k off and your taxable salary is $110k it would be reduced by that write off to $100k and your annual income taxes (if we're doing a simple calculation) goes from $19,442.50 to $17,053 (a reduction of only $2,389) and it's only really that high because i accidentally chose salaries that cross brackets. Bottom line is that, if you are writing off a $10k expense, that does NOT mean you get $10k back. You get a percentage back in reduced taxable liability.

Dude, I do rental property, and I have had similar conversations with young single parents. One lady had three children. She received lots of child support, and she worked two jobs. I tried to help her buy a house, but my mortgage broker friend told me that no legitimate bank was going to loan her any money. She failed to tell me that her credit score was about as low as it could get. She was overextended on credit, and she bought a new car EVERY YEAR. It was hopeless, and then her on-again-off-again boyfriend got arrested. Then, her ex-husband sued for and won full custody of their children (i.e., no more child support). Such a freaking mess. She moved out at some point, but she still calls me at least twice a year to ask for advice. There is more hope for another tenant who recently got a great new job. I am encouraging her to start a 529 for her son and open a Roth IRA. She is always behind on her rent, and I think she parties too much. She could get it together financially, but first she needs to focus on what is truly important.

I lived in my new apartment for 8 months without a fridge and for 4 months I slept on the ground without a bed and mattress in order to save money. As someone who went to law school- there were plenty of parents in my class (including single parents and people who had children during their degree). They all are making law careers work alongside their family needs. That said, it takes a heck of a lot of planning, support, and sacrifice to do. It can be right for some people, but probably isn’t right for this person in her current circumstances. Things may change (especially in a few years when her son is in school or if she is able to cash flow it) that will make it a good decision.

I used to work at a YMCA and they'd do free childcare while I worked. It paid very little but "stacked" with other jobs better than most. Something Caleb knows, or sure as heck should know, is that getting a job at a fast food restaurant is "greedy"- they want open schedule availability. But it does not pay well. They engineer their scheduling to prevent people from being able to get ahead. And trying to get off in time to pick a kid up from daycare? That's a recipe for getting CPS called on you.

As a 24-year-old, I was excited for someone my age to come on and see how we compare life-wise. It started out so strong with her taking notes but by the end... honestly I am so embarrassed. Trying to use government programs while owning a home, refusing to sell it, but saying it's in a bad area. The constant justification of going out to eat because her friend is bankrolling it, but easily going over the 20 dollars they're giving her. Yikes. I was really hoping she was going to be more mature.
@edmanning2748 ай бұрын
I think you'll find plenty of 50 year olds who would react this way. I think its worth bearing in mind the format of the show, as it brings a similar reaction from a lot of guests - its a full-on fish-bowl... this video has 5,000 comments. For someone who doesn't spend their life in front of a camera that's pretty intimidating. Most people in that situation will not want to look silly, and so will look to justify their behaviour. They're also getting a 'tough time' from someone they don't know... another trigger for the vast majority of people. If this was in a quiet room with no viewers, I think much of this would be different.
@chlxetaylor53587 ай бұрын
@@edmanning274okay?? your point is kind of moot because these people APPLY to come on and talk to Caleb about finances, they know what this youtube show is. Also, the person making this comment said they were excited to compare someone THEIR OWN AGE, not a 50 year old.

You can have a mental break without spending money out. For example: I saved up some points from my grocery store, waited for some of my favourite “splurges” to go on sale, and had a really awesome pizza night at home. I got pizza, ice cream, ginger ale, and chips. With my points I only spent $10 and I have enough to last me for tonight as well. I really needed the mental break and I think it’s okay as long as you stay in your budget! Which I did :)
@RemixerDarken9 ай бұрын
Similar thing here, if I've had a rough day at work or something... I can just, for example, go to pizza pizza and Maxi and get a medium pizza and a 7oz bag of store brand chips... for under 10 USD. I pay in cash and don't have debt, but I wouldn't see myself spending much more in this way. And just like that I have enough food for a couple meals. I can have dinner and leftovers for the following day. I don't get how people justify spending 50 dollars they don't have on ONE food delivery because they "needed a break". Good luck affording those breaks at this rate...
