Looks great. However, as a helicopter pilot, due to the pergolas, I wouldn't be able to use your pool. If there is a close fire again and you need to evacuate, def cut one if not both those down before leaving or they won't be able to get the bucket in. If there is a fire the wind will be whipping so they won't risk their long line getting snagged on the pergolas.

You should look into water management strategies and building som swales and damns throughout your property. I’ve seen them work great on some west Texas farms and really helped with droughts and the wild life love them along with helping recharge the ground water reservoir your well pulls water from.

I've been battling this for about a decade now. Our property out here is DG (degenerated granite) and the entire lot is on a slope at about 3Kft which makes it such a tough battle against the actual heavy rains vs. erosion...it always finds a way around even army corps of engineering plans. Being "horse property", we'd ruin that aspect if we entirely fix that erosion/flooding. This tropical storm landing was small compared to some of the major storms we actually get that do the majority of the damage.

I think what helped you not getting that bad of winds were the mountains. Who knows since you live there you would know more. I only say that because I used to live right next to downtown Houston and the buildings had a way of blocking or at least slowing them down when hurricanes would come. Because we would hardly get any damage but the folks on the other would get torn up.

I put the cover on the first 2 winters with my intex. Last one I didn't bother. I would say over anything, the UV exposure in general and dulling down the color is the biggest reason I would say to cover it. The pool liner on the top edge is getting that brown tint going on from the UV.

In a tight situation I just clamp down my level and use my circular saw. If you know someone with a track saw, that is the way to go. Also Diablo blades are pretty freaking sweet!!!

instead of a small culvert at your driveway end, do a cement U channel as deep as where the old culvert is and have 1/2" metal plates cover it...high flow and easy cleaning
