Ok I tried not typing it all out again. Just put prrac appendixB in your search engine. It's a treasure to have full comprehensive index of SOI protections laws. And for the HUD map you're going to have to search it yourself. To expand the HUD map, click Map Properties on the left hand side, then click Item Details at the very bottom, then click Open in Map Viewer in the upper right hand corner. I had a section 8 tenants they abused their kids and destroyed my house. I ended up losing my rental after he broke out the window and kicked in every door. He destroyed my water heated and my carpet. He cut holes in the floor and ran electric wire under the house. Section 8 called in August to in form me that the heater was broken and we need to have it fixed. They demanded it be repaired. I hand to have the city condemn the house. The city had turn off the water. So they shit in the house. Needless to say I lost my investment. Land lords don't want these people because they abuse their property.

Me too I think it is I'm not sure, it did seem to be after I was sharing the gospel so maybe that was why my home was targeted, I've moved and they still walk in already the first week when , illegally had me sign forms, they shouldn't had, but I'm too fearful to speak up they know I need a roof over my head

My mom and i are very greatful to have your videos on here. There is a lot of “but i have to do a lot of paperwork” from FSP workers and other services we have asked about these rights i have as a person with disability. We have learned so much and hopefully will be getting a place soon with the knowledge i have acquired.

I have gone through hell with the Sacramento Housing Authority! I was on section 8 for 15 years and was terminated based on false accusations! My rights were violated, ( Housing, disability, VAWA, rights)! What they got away with is shocking! My story is shocking! Bottom line is it's you against a federal agency and they win! I lost my home of 20+ years, forced to be homeless, etc., etc. We are at their mercy unless you are lucky and find an attorney to represent you for free! SHRA needs to be investigated...my story needs to be told!! Justice is needed!

I wish I knew all this I've had more losses, it's my pets most of all, and my son ended up quitting his last year of school that was traumatic to him, I just woke up again in the middle of the night thinking about it it's been 8 years later, I think it was some kind of very bad retaliation and still to this day, I believe moving would help, whatever they're doing behind me I don't know, but it has absolutely caused Great devastation in my life now my health I'm waiting on results hoping it's not cancerous, this is in Massachusetts. I trusted them, I've had to learn the last decade this is not just me I am still in disbelief and shock to this day these things happen had I known, I think when I had the strength I would have probably moved out lived in a tent many years ago found a friend or a family somewhere in my past I would have trusted somehow had I known these things were about to happen in my future

so I went to Bayview YMCA to a food bank, late September. the protein was eggs from rose farms, which is a 12 pk of aa eggs that have been recalled as of oct 1. we are in 2024. I called the place to let them know about the salmonella protein.got hung up on twice, HERE IN SF. called 311 because the people in that food line deserve to know that was tainted. hi YMCA, hope you enjoy your visit from poison control

Mr Jay I have a question what if they say they take sec 8 but they charge way over the housing voucher amount so technically they don’t take it they say they take it but charge 3000 for a one bedroom which housing would never pay

@@Section8Consulting well my friends Voucher in Los Angeles is 2,300 for a one bedroom max amount they will pay all these apts say their rent is 3,000 dollars can she sue for that ? Cause they say they accept sec 8 but she cannot rent anything for 3000 considering her voucher amount ! They are all finding ways around it

Does anybody know what I do with a 78 dollar electric allowance? It is listed on my new paperwork with this new apartment, I have never had before she said yes I did but I've never seen it listed anywhere , she also said I do nothing with it and I'm waiting on my first electric bill, I'm kind of nervous this is just another form of harassment, since I've been going through it for 10 years the new Management's already come in behind my back for no cause, paperwork claiming they can have access to my doctors when I tried speaking up saying I would like that paper back please they did not even give me a copy they made up an excuse it's due to my disability that they know nothing of in the first place, I know they just said that to get away with it, I already got a notice my very first few weeks that I did not pay rent! This time I made double copies! I said something to the office but they have not got back to me I said I don't want it marked down they never said anything cuz three times you're evicted and now I have to live like that but I'm tired of fighting anymore, I'm waiting on cancer results now I'm just too tired I've had it

I waited 3 years on a list. After 2.9 years i was called to put additional paperwork together 3 months later i was still being asked eack week more more more find this find that. 4 months later i called them to see wat was happening as now i was homeless. They said we have lost your file and will have to start again. FXXXXXX THIS SHIT. 5 years later im still homeless living in my car. God bless california!

Reading other people's comments lets me know I'm not alone I just wish we could all be in person, I am so sorry😢 one day we will God knows all this is happening 🙏 he sees and he knows, he also knows our true hearts and every thought we have, and what we've been put through, remember Jesus loves you. There there will one day be no more pain, but also from people that are intentionally being cruel in society there won't be any of that we are with the Lord, 🙏 never any more pain or tears will be again God loves you very much

As a native Californian and a Long-Time renter , Who's parents were property owners I avoid Section 8 properties for a number of reasons But it is also obvious this program contributes to high rental costs for housing decreasing supply !

Is there a statute of limitations regarding a refusal to rent of an organization based low income housing? I was told that I had an apartment in a HUD based low income unit. You didn't need a voucher, it was a building based 30% off rent, but I was turned away at the last minute because a friend of the manager didn't want me in the complex. I had filled out the paperwork and everything and was to move in the next month. This happened two years ago for a February move in. Btw, this is in northern California.

AB 1482 doesn't help the voucher holders for instance the landlords still denying on credit of 750, make 3 times the rent, impossible security deposit of like 10,000. California needs to step up for now legal is the only recourse.

Hi i only lived in his unit about 3 years me and my daughter is on section 8 and we have been living with Mold termites mice and roaches and the landlord has friends that are doing favors for him and not doing anything they only show up with a truck with a logo on it saying exterminate but they never do. But the owner tells section 8 he did something but don’t because they leave it up to the owner but because he is mad because I reported him he doesn’t do anything

Thank you for mentioning, "Applicants still need to meet the requirements". California landlords are not allowed to deny someone based on having a Sec.8 voucher. HOWEVER, the applicant still needs to meet the rental criteria that applies to every single prospective renter. For example, they still need to meet the income requirements and fico score requirements. Just because someone has a voucher that covers the rent amount, doesn't mean they automatically qualify. They still need to have some source of income and pass the credit check. But yes, some Leasing Consultants and Onsite Property Managers will automatically shut you down the moment you mention Section 8 which is discrimination. But in their defense, sometimes they are just misinformed and uncertain how to respond because they have not been trained on the Sec.8 program. That's their company's fault. If that happens, ALWAYS ask the name of the management company so you can contact them directly. If it's privately owned that can be close to impossible to speak to owner. Just a little friendly advice...if you have a voucher and keep hitting a brick wall, do not lead with, "I have a voucher". They will immediately dismiss you or pre-judge you. You want to make sure you are treated with the same respect as every single prospect. Hope this helps! -Propery Manager for 30 years.

Well, they had better get an account at a bank that functions in at least tRhe year 2000 bc that's when most banks jumped on the bandwagon and made our lives easier by offering bill pay, p2p transfers, etc.! If they're bank isn't set up for that sort of thing then it's time for a bank functioning in the 21st century!

Section 8 is supposed to be VOLUNTARY. I'm not a landlord but if I was, when a law was passed requiring landlords to accept section 8, I would place an immediate embargo on all future rentals and allow the building to become empty through attrition. Or I might just not become qualified to be able to take section 8 in the first place.

The county accessors have raised property tax enough, to keep school districts going; which then cost way more to insure a property; hence, its an endless deficit revolving door. The winners are the politicians that splurge on the free money. 2024 means surviving under a debt peonage system. I am headed to slab city.

They raise the rent higher than the voucher tell you that you won't qualify because $1675 one bedroom is voucher but they jacked up the rent to 2,000$ So they can get around accepting the voucher I live in where they accept the voucher and they're asking more than vouchers pay standards People call the office person saying they have a voucher and they tell them that they won't qualify because rent is higher than the payment So goodbye riddens voucher holder California

hello ive had my voucher for 4 years almost i live near orange county and ive never had any problems with my property manager or owner the only thing i want to know is how the process to transfer to another property will affect my voucher , or if it will even affect it at all

Earlier in Ca they had lists, and never got to your number because would say the list was 5 years long. Lol Some would want a place with 2 1/2 kids for a tiny studio bedroom like there wasn't a bigger place anywhere else? (There wasn't not for what their voucher only paid for. ) So sad.

Jay thanks for that consult you gave me long ago. Tips really worked well. In fresno county it’s hard to get section 8 housing. They say only 1-2 units in their complex are section 8 and they are occupied. Some don’t say anything and just deny your application. My family member ported into Sacramento County. So many more options. Allowed rents depend on the cost of living in your zip code. It’s called Opportunity Zone Funding. So not every poor person has to live on the wrong side of the tracks. It’s an equitable system. You can also use section 8 to rent a room in a house if you can’t find an apartment. Fresno never has this option and lots ppl there lose their vouchers because they can’t find anyone to take Sec 8. Previously in Fresno they always would say they don’t take section 8. Now they are scheming to keep ppl out. Also in fresno it’s next to impossible to get a 1 bedroom unit with a washer and dryer. In Sacramento county this is entirely possible in certain neighborhoods, thanks to the zip code/opportunity zone pricing.also in Fresno the tenant often loses in court. The landlord will suck em dry with legal costs. The biggest obstacle often is not enough savings for deposit. A new law stopped them from charging double deposits just because you are poor.

Yes it's true I know some managers here in Tarzana California who harassment tenants receive section 8 vouchers I know the managers and the tenants whit these problems 🇺🇸😡

I understand why some landlords don't want to rent to Section 8 voucher holders. But you can't judge everyone for the actions, and behaviors of others. I've never been on Section 8 but I have family members that have been on Section 8. Thank God they were able to get the assistance to help with housing. It is costly to live in the SF Bay Area.
