Capacitors still in the box and smoke detectors that are beeping….. two of my worst pet peeves. The home owner just changed that filer 5 minutes before you got there.

I never understand when people say the homeowner just changed the filter what is it suppose to mean?? Let me guess and correct me if im wrong so people call saying the ac is not working so they remember to change the filter? And so when you get there the filter is like if it was changed couple days ago so you cant see the culprit and so u cant charge them???

Yes, I rarely see an HVAC tech with a socket set or wrench set. They tend to use "channel locks" or a crescent wrench on everything.

Blows my mind all the videos I see with beeping smoke detectors in the house. How people can live like that hour by hour, week by week, month by month with that noise is beyond me. Stupid is as stupid does. I guess they dont care if its not working properly to detect a fire when theyre sleeping SMH

Sounds like a beeping low battery smoke detector. I hear that often in homes. Perhaps you can carry batteries for those too and list it as a safety issue. Let the homeowner decide if they want you to slap a battery in.

Yes, that seems to be a fair requirement but you'd also think that if the home is fitted with HVAC that code would require an attic fan or two. With all of the Government arm chair experts messing with lifestyles and pocket books, they fail miserably at obvious changes, limitations, enhancements etc. to a modern home. Instead, they approve two story homes all while chanting about "green ideas" and as noted above, A/C but no attic fan requirement which will easily lower the living space temps by itself by 10 degrees in summer. As you know in CA, they focus on earthquake this and that yet the chances of them happening is rare all while folks who don't know construction are ripped off monthy with their utility bills because of the lack of simple things that will pay off long term like exhaust fans over cook tops or stoves to take the smoke, oils and stink outside vs. "recirculate". That is another completely stupid idea, to allow homes be built with recirculating exhaust fans...very dumb...even a third grader could figure that one out. With the energy issues they have created, they still set SEER minimums to 14 in CA when the industry should be required to install 20 or higher SEER A/C systems. If they did, it would bring down the price due to the volume of sales...more sold equals more made in production and costs would be lowered. Now they are pushing heat pumps in CA, that won't be positive for CA homes, the cost of electricity to heat a home in winter will easily triple the cost of gas heating. I believe that folks who have homes built in the past should be entitled to replace systems that they were built with vs. having to "remodel the house" to suit some steak and lobster parasite in office.

If you Clean the Outside Coils, you’ll see how Dirty they really are since the Dirt is Not always Visible through the Coils. Hosing it Off will make it run More Efficiently and cut down on the chance of a Mid-Summer breakdown.

Every time the A/C is running and the grass gets cut or the weed eater is used, the fan is pulling air from all sides of that unit which is pulling in all of the debris floating in the nearby air/environment etc. It all adds up over time...folks who have gardeners likely never think of it. It would be best to not have the grass grow up and next to the unit, instead have a larger "pad" for the A/C to sit on or pour a concrete one that extends a good 12 inches all around the unit. I have seen some locations where they have a planter to act as a sepperater from the lawn to the planter and shrubs or flowers that will not shed debris that will bother the coils etc.

I used to really criticize ppl on the state of their equipment, but, ppl are busy, and homes just don’t come with a manual. If you told the average homeowner or even renter that they’d get a few extra degrees of cooling and no interruption in service if they’d just clean their coils, change their filters, monitor drainage and add algae tablets, I’d bet everyone who lives in a hot climate would absolutely do those things…

A tenant will not do much of anything in most cases "its not their job". A typical homeowner will not either unless they are reminded to do so. They have too much lifestyle on their minds vs. pay attention to their homes mechanical needs, plumbing needs, electrical and so on. Preventative tasks are simply not in their plans, more than half of the population is that way.

I'm not an expert however, I see no reason for those drain pans under the HVAC. It seems that they collect all of the dust and debris up there and then when they need to catch a water problem they epell all of the crud in the pan with the condensate and plug up causing the real problem that could be prevented in the first place. I have seen other installs that simply use the evaporators two drains and call it a day. Man, that filter was too restrictive, too high a MERV, and you'd think whoever replaced it last would have spent some time with a vacuum hose with the brush at the same time. But, it made sense when you look at the rest of the insides. Maybe someone can explain why those drain pans are used vs. pvc pipes from the evap.

take the fan off and back flush the condenser coils. did you check the evaporator coil ? it's probably filthy too. wipe the green off of the unit , make it look like you did something

Grampa told me when i was about 8: Son, always flush your radiator from inside out so you flush the bugs back out the way they came it. I have now seen every so called expert on youtube force the dirt into the condenser unit. I guess because they dont want to be bothered to take out a few screws and remove the fan? I'm sorry, i dont get it. It would take what, about three minutes to do it the right way?
