Housing will never be the solution, you need to invest in the smaller cities and villages and provide facilities, moving the entire population to a few cities is useless, people have housing in the villages, so you need to remove the reason to move out of them, distribution of resources, agricultural land is the solution, these people think in terms of Billions of Dollars or what the World Bank says that is not the solution never has been, we have built huge cities and people need to leave them to find work abroad. Create Jobs in villages, decrease the burden on the cities, and solve the problem. 1. Distribute Land to the People from Feudals and government. 2. Spend in Villages and provide facilities. 3. Decrease the size of the cities. 4. Build Good Railways. 5. Fix Agriculture, for starters. Our Economy has been run by the real state mafia for 2 decades as a result we are in Peril. Real Estate is a Rent-Seeking and Stagnant resource.

You are correct- investors only invest in countries where their investment is safe- not where land mafias frauds everyday.

1. Will telling people whether a project is ok or not prevent qabza mafia from taking over your property? Because that is what is happening to overseas Pakistanis. 2. There is a project started in 2006 with DHA collaboration where people’s money is stuck. What would you have told people about safety of the project? 3. Saying 1.5% land of Pakistan is needed to complete housing needs of Pakistan for next 20 years is an oversimplification. The land has to be in areas where jobs exist and such land is in short supply. 4. If the investment in real estate at its peak in 2021 was $25 billion, then to assume that an incremental $15 billion a year will routinely come from overseas Pakistan is wildly optimistic. They are already sending $33 billion per year, which is more than Pakistani exports. To frame an analysis assuming $48 billion remittances each year for decades from overseas Pakistanis is bizarre.

Real estate investment is one of the least productive investments in the economy when the country is in the threshold of bankruptcy and this 20-25 percent growth he is talking about is mainly driven by inflation.

this guy talks about building homes for Pakistani but builds only luxury real estate that sells studio flats for 1 cror. also most of his projects are like savings account that give his customers monthly interest payments. they don't invest in real estate but in savings account

That is not true. The idea is how to do real estate , this is what this podcast is all about. Abt the interest payments plz elaborate

His aim is not about constructing cheap homes for the poor, that is govt,s work. He is a capitalist but thrugh real estate he has brought many international brands here. So his target segment is the elite and rich. Try to differ that
@fawadhafeez27 ай бұрын
You’re confused brother. You are contradicting your own statements. 1. If you’re saying luxury studio apartments in 1cr then its actually a favour for the people. Rather investing .5 to .7m into a substandard apartment, a person can actually improve the standard of living by adding a lot less and getting a lot out of it. Interms of facility, amenities and returns, and lets not forget its on off-plan right? So investing around 25-30% and then completing the amount in partial payments and getting such luxury is a win. 2. Please increase your knowledge about finances, what banks do with saving accounts and how the revenue is generated through it. And learn about what real estate management is. You never know what amazing things we can learn.

Besides, bright prospects for investment in agro based sector. There are vast tracts of land available in almost all provinces which can be brought under cultivation in couple of years. There us no dearth of sub surface water resources which can be tapped easily for irrigation purposes . This way Pakistan become self sufficient in food items in short period and feed the agro based industries. Rapid industrialisation is the answer to our economic problem.
@yasirsheikh47487 ай бұрын
Don't agree. Primary focus should be building industries and focus on exports. When people will be employed and country's productivity increases then with increased income provide good mortgage plans.

There are two major issues in Pakistan's real estate. 1) Regulations and 2) Technology. If we can focus on these two key points, our major challanges can be resolved. Upcoming PropTech Convention in Lahore will create massive awareness. In Sha Allah

Pakistan GDP would have to grow at 7.6% per year in dollar terms in order to be a $2 trillion GDP by 2047. It has never achieved such growth even once in a year when it is not fighting some war on behalf of US. It has never successfully had even 3 consecutive years of 6% GDP growth without running into serious current account deficit and forex crisis.
