In the US (many states)you can put money into a court escrow account which protects the tenant. Force’s landlord into court but there’s no issue of tenants being evicted for non payment.

They explained on an episode once that the High Court writ actually instructs them to remove goods, not to take payment. However if they can pay then they won't need to remove goods. They just give them the courtesy of making the payment to avoid removal of goods. The writ has been through 2 courts so everything has been checked and verified.
