That will be very difficult, as banks want to see that the guarantor of the loan will be able to support the debt service on the property even if the asset is stabilized. I would recommend finding a partner that does have the balance sheet / cash flow to support you

Question! I am not really interested in doing residential but do you think it is a good way to get your portfolio started with the bank and possibly using the BRRRR method for a couple residential properties and refinancing and putting that money towards a commercial space. I do not really want to go into residential but commercial requires so much initial capital and so its hard to get started.

It certainly could be, but you might just end up distracting yourself from your ultimate goal. Have you looked into raising capital from investors on your deals to help lower that barrier of entry?

@@TylerCauble I like the idea. However, I am in my 20s and still working on my networking circle. I feel like it will be difficult to get investors to trust me without a previous portfolio and I am not sure how to get access to them. When you are raising capital, has it been all about the relationships? Or more about the quality of the deal?
