I am planning on applying this on our semi van trailers, with chemlight roof secured with aluminum j molding and buck rivet. Will flexseal holds up? Im thinking doing it under trailer too or on the trailers flooring to stop water leaking.

@@kardoautoworks5119 So far Flex Seal has held up really well for us! We used it on the roof, as well as on the black tank. It stopped all our leaks. I would test it on the aluminum to make sure it will bond, but it's bonded to everything we've used it on so far.

I have a 27' travel trailer with a 16' slide. I flex seal my roof 2 yrs ago and I recommend it 100%. The flex seal still looks as good as the day it installed it. The roof is never hot to the touch and has improved the ac efficiency even when camping in the dead of summer with no shade. Tip: if you pour the flex seal on the roof and work in small sections, use a flat painters edge to spread the flex seal and a roller to smooth as you go. I used one gallon and was able to do 2 coats this way. Awesome job guys looks great 👍. Thanks for sharing.

You are lucky if it lasted that long. I have a 26 foot RV that I coated 2 years ago, and after a recent thunderstorm I found millions of flakes on the ground - the Flexseal had given up! Still I wonder whether that's the longest that any product can last. I may use Flexseal again and put it down for regular maintenance, but I am disappointed in the short lifetime.

I’m going to try this too. I’m not in the wet weather area of the country so I believe it’s going to seal up/ cure very well the first time. I have a fiberglass roof and just think it’s vulnerable point is the side/ top edges are screwed together . I’d do only those because fiberglass doesn’t rip , but the thermal barrier from this is too good to pass on it !

A few years ago I worked for an industrial maintenance contractor and one of the plants we worked they handled the transfer of concrete pretty rough environment to say the least. They used Flex Seal on what seemed like everything to fix leaks. I had always saw the commercials on TV years ago and thought yeah right this stuff can't be that good and I have to admit I was wrong it really is that good. I lost some shingles off my roof down to the Ply Wood during a bad storm here and went and bought some and coated it till I could get it repaired. We went through a few more storms before the roof was replaced and not a leak at all. I was impressed at how well it did the job keeping water out of my house. I would be interested in how long it does last before needing redone.

I used the flex seal spray on my awnings where the coating thinned out. It was easy to apply,however the areas are drying out and crack after two years. I have reapplied it again.. disappointed in the cracking.

Just did my 32 ft Class C....BEST DECISION EVER! Flex seal blew my mind after just one coat. For good measure I did 2 coats. Don't even bother with anything else, just spend the money and do a good thorough prep. Clean, scrub, wash, rinse, patches, cut in, then roll on with a 6 inch heavy knap weenie roller for precise control. Also the 6 inch weenie roller fits perfectly into the gallon can. I used Flex Seal clear spray several month ago to seal around some repairs on roof & around the windows & vertical seems of a camper that I converted into a chicken coop. Held well in the summer heat, no leaks. Only issue it turned yellow. Could be an cosmetic issue if you are using on your camper. Stay well, Joe Z

When I saw the first Flex Seal it was just another product that doesn't work! Back then I would never get this product and used it on my rv roof. The product is still around and seeing it being used on rubber roofs I will try it. I'm not going to do anything but edges where you can see that it needs attention! Thanks

You bet! It's holding up really well for us. We used the tape for the edges originally when that was all we noticed and for quick fixes. That held for 3 years until we took it off to do this. It was seeing that hold up so well that made us feel like we could trust it for the full reseal.

I have an old 16 ft x 8 ft aluminum caravan, with a roof that constantly leaks during any amount of rain, am seriously thinking about painting this onto the roof, as it's a great van, little home on wheels, I live in it full time, and need the outside roof to hold up, and with currently, I would NOT be able to do any repairs on the inside roof with condition the outside is in at moment. Thank-you once again for the video, am glad I clicked on it...I have purchased the Flex Tape, and was going to do the seams as I think it's where the water is getting in, but thanks again for the video.

So glad you found it helpful! Best of luck on the repairs. The Flex Tape should hold up really well until you can do the full reseal. Our tape lasted three years and was still going strong with no issues, we just decided it was time to reseal the whole as we kept getting holes in other places and wanted it fully protected.

You can totally do it! It's more time strenuous than physically strenuous. If you broke it up into a two day project it might make it easier. Just give it enough time to fully dry between washing and sealing. Best of luck on the project and let us know if you have any questions along the way.

Great video idea here! Flexseal liquid is insanely tough, the best use for my rv has been coating the skylights with it(clear) five years ago when they started becoming brittle, to this day they are stronger than new and leak free, stuff is legit!!

Only drawback for me is the obscene price of it locally. $93 plus tax is kind of a heart stopper. But after seeing how great your roof came out, I'm encouraged

I have a fifth wheel with three slide outs the best way to get the slide out top done without getting any of that sealant on the seals as after you finish the slide out bring the slide out in and finish cutting in where you could not get it that good it worked really well when we did it

I used flex seal on my house flat roof It had an old hot rolled roof they wanted $14k to replace it. I rented a floor sander lifted it up on the roof using 2x4's and ropes sanded my roof get rid of all the old flaking roof paint not all the way through to the plywood. I bought 10 gallons of flex seal to cover 1200 sq feet of roof and rolled it on the roof with a roller 3 coats. I'm in the south west desert where we have 120F heat and very high UV. Still looks like new been 3 years in fact I even had a roofer redo part of my roof shingles he was really surprised how well it's held up to the UV. I figured the worst that could happen is I wasted $1400 and the roofer just tear it all out anyway.

I had been considering using Flex Seal on the roof of a 98 Jayco 3530 and you have made a positive impact on my decision process. Also considering replacing the AC. Any suggestions?

Also, if you are even thinking it might help to replace your AC I would recommend it. Definitely helped us! Ours was no longer blowing cold air. We called mobile RV repair people near where we were at the time. Would have been crazy expensive even to try to recharge and most places wouldn't do that. We decided to replace ourselves and it was actually a lot easier than we thought it would be. We replaced with the newer dometic unit. Great job ! Should the lap sealant be removed eplaced first from around roof vents? I really don't know, but thought the lap had to be removed and replaced periodically and the advice is to do that along with a full roof repair like this.

It can help but as long as the lap sealant looks to be in good shape it doesn't have to removed or replaced. We didn't replace it as our looked good. We're not entirely sure as we bought our rig used but it looked as if it had already been replaced at some point so we simply resealed over it. It it looked as if there were areas that had needed patching we would have done so or replaced but it wasn't needed on our rig. It would depend on the state of your rig.

Thank you! We just used a general RV wash we had in the camper at the time- like this (amzn.to/3oa63r6) but you can pretty much use anything just make sure it doesn't have wax in it. You can see a full roof wash at the beginning of our most recent update video on the reseal (kzbin.info/www/bejne/mGTQeKyLqdSbetE). We used Turtle Wash for this wash but we usually just grab whatever is on sale at the time.

I sealed my camper roof with flex seal and we had a hail storm 2 years later with baseball sized hail. Needless to say, the flex seal stopped the hail from going through the roof. No leaks. However, the structural damage was severe. None of it penetrated the shell through the flex seal.

I read that one company sells "micro beads" thst you can add to roof paints. The micro beads adds an extra insulation to the paint and lowers the inside of the RV 20 degrees, saving a lot of money in hot climates and stops heat from escaping in cold climates.

20° seems like quite a bold claim. A great AC running wide open would have a time getting the internal temps down 20°. A 40 mil coating providing how much R value? Makes you wonder why it isn’t used everywhere.

This is an excellent product I lived in the motor home in the late the moisture from breathing went up and condenserd on the underside of the round part of the aluminum foof above the bed it corroded the aluminum so bad it was like Swiss cheese since I had a quart can of this product that the old owner had left in the unit it coated the whole section no more leaks nothing worse than waking up to a soaking wet bed thats ice cold

Thank you! Yeah, we thought about that, but we had the ladder so it worked out ok. We were worried about possibly messing it up if it was tacky and the rubber somehow hit the wet side when we were putting slide the rest of the way out.

I'm curious to see how it holds up over time, if the sun is going to start eating away at it. The problem I have with just rolled on roof products is once they start to break down, water will get underneath them, then what happens is once its inside, it doesnt go anywhere and thats when the rot starts, it just takes one winter of negative weather to freeze that standing water and start popping things open. It would be nice if its possible to relayer it with a new coat, that way you dont have to scrape it all off to redo it. The problem with that though is you'll be rolling it back on every single year. Keep us posted.

We definitely plan to do update videos at 6 months-1 year and then again at year 2- hopefully it will make it that far! So far it is holding up for us really well. We have been in fully exposed sun for the last few months and it seems to be holding up well.

I know UV protection products are recommended for these highly exposed areas... I wonder if these products would bond to the flex seal?

Just curious about the epdm rubber roof staying adhered? My roof delaminated on a trip to Black Hills and if that would happen after you put flex seal over it might not be good😕

Uh oh! So far so good for us. We resealed over two years ago and it still looks like it did the day we resealed. There was one small scratch that we had to patch, but other than that it hasn't had any issues. Excellent! Can this replace the yearly roof caulking? I’m a new camper owner and was told I need to recaulk the roof every year.

We did not recaulk every year. We would only add caulk if we noticed it was getting worn in spots. We have had campers for many years. People advice, but it's overly precautionary. Yes, resealing it like this would take the place of that if you were planning to do that.

If it's cracking, like big cracks I would take it off and recaulk first. But if it's just tiny hair line cracks we just flex sealed over it. Just made such to put in on thick.

Oh man! Sorry to hear that. Maybe grab a ladder and do as much as you can around the edges from the perimeter so you can cover what you can without walking on it. That's where the majority of our holes were so you might be able to get enough covered to stop the leaks.

Hi, I have a KZ sportsmen classic, it has a tin roof, would this product work just as well to seal this type of roof?

Hi, it does say it will work on aluminum, so I would think tin should work as well, but we haven't used it on any tin yet to be able to say firsthand. I would do a test spot and see how it holds up. We did paint it over the metal stripping and it is holding up just as well there as the rest of the roof but it is just a small strip, not the whole thing. Sorry, wish I could give you a more confident answer.

We just used what we had on hand which was Mother's Wash n Wax, but there is also an option without the wax (amzn.to/3yLRLvV) that would probably be better. The wax wasn't an issue as it's not a hard wax, just an enhancer for any wax, which our roof didn't have. But honestly whatever you have on hand to clean with should work. You just want to ensure all that dirt is off so that the seal is bonding right to the roof and not mixing with any dirt.

We added a little car wash to it (we use either this amzn.to/3Lc1Lqo or Turtle Wax Max power) you can also just add some regular dish soap to it, but we didn't use dish soap before the reseal. Nope, no primer. Just make sure to scrub it clean really well and let the roof dry after cleaning. Then we just applied the Flex Seal.

We will keep doing updates! So far we can't vouch for anything past 1.5 years, which is how far we are in from when we first did it. So far, so good though!! We have heard roofs are supposed to be resealed every year, but our original roof was 10 years old and had never been resealed as far as we know. Hoping this will at least get us through a good handful+!

Yes! If they are deeper dents you may want give it an extra coat in that area, but it worked on even our large rips!

Hello how did you seal your black tank mines leaking in the same spot as yours! Did you sand the tank before putting flex seal?

We did not sand it. Originally he started with Flex tape, which we knew probably wouldn't hold because of where the leak was in the seam so we wouldn't be able to get it perfectly flush. It was all we had on hand at the time. You can kind of see it underneath the sealant. That slowed things down until we could get the black liquid sealant. We ended up just painting over the tape as opposed to removing it. That way it was sealed with the tape and then the tape was sealed with the sealant. I think the sealant should hold it fine all on it's own but you could also use Flex Paste first directly over where the water is leaking from and then the sealant. The Flex Paste is much thicker, so can help fill that leak and then the sealant will back it up. Good luck!! This is the paste- amzn.to/3IEIFZE.

We don't plan to remove it. It's been three years since we sealed it and haven't needed to reseal yet. Just keeping an eye on it and will patch where needed but so far only had one spot that got a little scratched where we just did a small patch jov.

I have Tropicool on my roof, about 3 gallons. I’ve used the Henry’s silicone based roof coating on a steel barn roof as well, about 20 gallons. Both of them are doing very well, sticks to everything like a champ.

You bet! Wow! That roof got a good life out of it. We used regular wash and wax cleaner mixed with water- mother's was the brand (amzn.to/2S81OMq), but there are others that I'm sure would do the same- and a good scrub brush.

@@jerrywhite3095 we just used what we had on hand. It probably would be better, but the wash isn't an actual wax it's mostly to bring out the shine of the wax already there. We have wax that we use separately for the siding. Because the roof isn't an epoxy sealant it really wasn't an issue. But that's a good thing to note for the future.

The Flex seal paste was hard and I returned it to Lowes and they gave me a discount for another one and it’s hard too. It has a moisture packet in it and I think it dried it out. Can I microwave the Flex Seal paste? I have the Flex Seal for the roof too but haven’t used it yet.

I wouldn't microwave it. We haven't used the paste so I can't speak for it officially. You could always try reaching out to Flex Seal directly. They may be willing to send a fresh replacement or can answer what to do if it is dried out.

We painted over the original roofing material- so not the same product. We did paint over the Flex Seal when we did a patch, and it did fine. We didn't need to remove anything. If we do a full reseal again we would probably just paint directly over the layer already there. I just I just bought a used RV one corner of it is pretty rotten it's leaking I have very little money is it possible to just go over that without replacing it all

How rotten? If it's crumbling that could mean wood root and moisture issues that if you seal over could cause a much bigger issue later. If it's just leaking and not soft to the touch you should be good to tape or paint over with sealant for a patch job until you can do a full reseal. We did that with a pretty significant tear we had (using Flex Tape) and that held well for three years until we could do this project. You can see the tear that was covered at about the 5:50 mark. That same piece of tape had been there stopping the leak and held up really well. The tape is also a bit more cost efficient than the sealant.
