If contractors want people to call them, they should lower their prices. I paid $500 for a guy to come out and put tar on my roof. The first rain it leaked. I had to get ugly to get a full refund. I went through Angie. They wanted to give me a $50 credit. I did get a refund after I went all the way off. I can put my own tar on for cost of supplies thank you. I don't trust any of them.
@Kudeghraw

"I went through Angie" Yeah, that is the worst way to go. I used Angie to look up quotes for different jobs and it was the same guy with a different hat on. After rejecting the first offer they sent a "second" business out to give me a quote. I saw it was the same guy and internally laughed. When the contractor offered a justification he said "Oh we branched off from that company to compete with their prices". Dude ran through his checks and provided the exact same overpriced estimate as the "previous" business. Just go to a local bar and inquire over a a couple beers. There is a good chance of finding tradesmen around 5 o'clock.

If I was missing a shingle, I would use the replacement method recommended by Dimitri. But I have an imperceptible leak on an almost-flat roof with skylights. I used Flex Seal around where I suspected the leak to be and it held up for four years. The leak was caused by a crappy job the contractor did; I had more leaks AFTER he finished. His attempts at repairs were both hilarious and infuriating. If I could find a good, honest contractor, I would hire him - as I’m 71 years old and not quite as nimble as I used to be. But for now Flex Seal is my go-to for a small leak.

The flex seal paste is legit as a temporary solution. Super thick and seals under water. Had some internal copper gutters on a 125-year-old house. The slate had cut a hole in it and it was draining into the house needed it plunged while raining. Flex paste worked for a good 5 days of heavy rain until we could get it fixed.

I'll tell you a nightmare. When a roofer installs a shingle roof over Ice & Water shield and then you can't remove a damaged shingle to replace it because it is forever bonded to the roof by the I & W shield. Then I would consider using some kind of spray or roll on product to stop a leak.

According to this video, the answer is: "Oh very much so ... because using FlexSeal even as a temporary solution could cause even the morning dew to begin defying gravity and create a small puddle .... It's much better to wait it out and let that leaky roof breathe in all that fresh rain , because your insulation will help soak up the excess moisture seeping into your home. And before you say "isn't that bad?" Rain, is just water, and everything needs water - and it'll actually benefit you having some moisture in your insulation as it'll help purify the air in your home by growing some vegetation in the dark, damp, warm environment in between your walls. But if you notice some black dots appearing on your walls, you should call a painter so they can touch up the paint on your walls while you're waiting on the roofers (who likely have several hurricane related repairs scheduled)" BTW, I think you made a good judgement call on doing a quick diy patch job using flex seal until you could get a more permanent solution done. I would've done the same thing with the flex seal ... you saved tons of money by preventing the need to completely replace the roof, insulation and drywall by using the flex seal as a temporary solution (which is a better alternative to the traditional blue tarp method in my opinion)....👍

So it works. THe question is, for how long? Does layering 3-5 layers get you maybe an extra year, or does it last longer than the rest of the roof? Somewhere in between maybe? How foolproof is this really? Seems simple to me... but what am I not understanding? You made a good point about back flush. I guess if you can replace the shingle, thats generally better.

If you have a leak -- screw the roofer who won't be there for 45 days . screw your insurance claim that would pay for damages you could have prevented. Emergency repairs are an EMERGENCY. I say .. keep some on hand because it will happen at night or on a Holiday weekend. If some roofer is to lazy to to scrape off a little goo -- then he shouldn't be on a roof. If you're ambitious enough to make the patch, you're probably going to make later repairs yourself anyway. I don't know which is more irritating , listening to complaints in English or listening to roofers who can't speak English ( usually Spanish ).

Lol funny thing is my mother-n-law had a leak and it was a nail running in middle of exposed shingle she legit used that spray over that nail cause she didn't know much and was limited resources and as a temp fix it stopped the leak and actually still up there 🤣

Holes through the shingle can be mended with silicone caulk which will last as long as the shingle guarantee is for. I've mended shingle that way and it lasted 25 years. That's longer than the shingles are guaranteed for. I don't believe that many understand how roofing systems work and are appalled by the thought of mending torn shingles or flapping shingles or individual holes that way. But it works. Flex seal is a variation on the theme but is more brittle and will not give as much as silicone caulk. I use GE 100% silicone caulk as it has a 25 year guarantee.

I say try it first if it does not work then use tear from Home Depot at the roofing supply section that has the shingles to use it and try to do it your self the video says to call a roofer but some people can’t afford to pay that when you can do it yourself and it’s better to do it your self because do you want to spend 20 bucks on a gallon or a small buck of tear or 2000 or roughly that just to fix a leak I’m not sure of the price but people tend to try to save money that the job could be small and quick to do.

I have a steel building that is the HQ for my tree care company. 4 skylights. All leaking. Used 3 cans of white flex seal. It withstood 40 inches of rain last winter and doing good this winter. Cost me like $50 and 1 hr of my time.

I would also argue that this is an emergency repair using flexseal. Most of the time you don’t want to be on the roof in bad weather, stripping shingles to do a proper underlayment most of the time it’s an emergency repair because everything in your house is getting destroyed

I think it is interesting that he says that even just simply placing a tarp for the problem later would suffice. I mean if it is for just a SHORT SHORT TIME, like long enough to schedule an appointment for the proper kind of repair job person, to get a consultation scheduled within I would say atleast 3 days of first initial need to repair.

I agree with that statement of any roof repair must be done by a professional roof installer or an experienced contractor... I believe that the main purpose of the product (flex seal) is for a temporary fix in the case of the roof shingle missing nobody can get any contractor to take care of the problem right away so flex seal or any other similar product isn't made for a long term fix probable that piece of information should be expressed on the video.

Your thoughts on the following? The 3 year video update from “Online Auto Repair Videos” said it held up, but it’s imperative to use mesh in conjunction with the flexseal for it to be effective, long-term. In the comment section, he agreed with a comment that in retrospect he would’ve used steel mesh for the project for maximum durability. He repaired the roof in 2016 did the updated video in 2019 and in the comment section as recently as two months ago replied to a comment making no indication that it has failed yet so that’s a total of seven years. Otherwise, not using mesh, (steel) flex seal alone will be prone to cracking overtime.

Flex seal & l have had negative results, about what they claim. I would go with replacing the shingle And then use Geocel bonding cement to put under the broken glue seal of the disturbed shingles.

Yea, properly replacing the shingle would be best, however as a bandaid works fine. They also sell clear version now so don’t have as big an issue with color mismatch.

"It looks ugly" ... unless you use the clear liquid. Surely you're joking: if I'm calling the insurance company it's because there's something catastrophic like a tree or airplane landing on the roof, even then I'd call the SES (or police, if airplane) first. And the first thing the insurance company will do is charge a AUD $1000 excess (deductible). With 99% of roof leaks, all tiles are in place and there's no "damage", and it's a joint or flashing that's leaking. So I'll use clear Flex Seal. Oh, I nearly forgot: Aussie contractors are so lazy. The last lot we had, for cleaning out the gutters got up on the roof, waved a blower around for 10 minutes (which blew half the leaves onto the ground) then packed up and left (leaving said leaves on the ground).

I see this stuff occasionally on roofs around pipe jacks and flashing. Flex seal does NOT appear to hold up well to UV rays. Call a roofer and see if he can identify if the leak was caused by a peril covered by your insurance. If it's just one shingle and you're adjuster deems that the roof is not repairable, you may get a whole new roof for just the price of your deductible.
@hahahahhahahhaha786

Ok, first of all, if it’s not leaking it’s repaired. Ugly or not. Any roofer that begins to talk about warranties either doesn’t know what they are talking about or knows you don’t know enough about it. The only warranty anyone should be worried about voiding really is the craftsmanship warranty. Anyone looking to do a repair like this is someone strapped for cash or someone who doesn’t care what it looks like because it’s likely a very old roof with no real warranty of any value.
