I was a real estate appraiser, agent, assessor for 32 years; there's always a STORY behind the circumstances....as in the WHY this was abandoned? FIND out; it's always great fun to do the sleuthing. Example: very different between a repossession by the bank/bankruptcy than the property was running out of water and wouldn't perk= NON buildable. Or...the border crossing was becoming a safety issue with all the illegal migration.

Amazing - I live in Kentucky and my wife and I were in that exact spot in May 2024. We had gone to spend our first nights camping in the desert and we stayed at the Seminole Canyon campground. While exploring the area between Comstock and Langtry we saw that abandoned campground. The desert and scenery was amazing and we are not used to being able to see for such long distances - all our views are limited in distance by big trees and hills.

We loaded our boats with camping/fishing gear where you parked on the Pecos...but way further up the ramp...I believe your truck would have been 100' under water. The Pecos was a couple hundred feet wide at that area and absolutely beautiful. We would head up the Pecos and camp on flat rock ledges on the west side of the river. I miss those wonderful times. Hello from Ouray, Colorado! Bleh...it has been quite awhile since I was on your channel (you were campground hosting in CA). I love exploring properties! As somebody else commented, there is always an interesting story behind it all. Wow...I have heard wonderful things about Corps of Engineer campgrounds. I'm guessing they shut this one down during some wave of budget cuts; and then it fell into abandonment. I pulled my travel trailer down to South Padre Island several winters ago so as to install as solar system on it (so the lap caulk would flow). It was in the 50s, windy, and misty/rainy a lot of the time. It wasn't the great warm up that I envisioned hehehe. I bet inland, where you are at now, is awesome in the winter!! Bonus for this property....WATER!! We are tiring of the CO mountain winters. Plus, we realize as we age and our mobility decreases, life in Ouray will be incredibly challenging. So, we are on a quest to find a wintering location after I quit work in a couple of years. So, in mid January, we're going to haul our travel trailer down to Tucson for 2 months. I'll have to eat the airline costs to get back to CO for any work requirements for the first month; but then for the second month, all of my work equipment will be turned in for its annual maintenance, so I can bask in the sun! Happy holidays to you 3! Opresso Liber

As far as the property with the trailer.... You could always tear it down in your spare time if it's not in the way.... And cut it up into "prepared" steel and haul it to a recycling or junkyard. Some cheap fire and rescue blades from harbor freight for a reciprocating saw will cut that frame up in no time. Depending on junk price is it may or not be worth it... But it won't cost you a whole lot but some gas in hauling it. If you find out what the local recycling yard requirements are for prepared steel and other prepared metals you will make more money. Each place has its own size requirements of what you would have to cut it down to. Even the brass is worth something. You could always burn the wood. Or turn the trailer into storage.
