A 6% cap rate is not a 6% return. If you pay cash or finance 100% the cap rate is exactly the same. Cap rates come from an income approach to value called direct capitalization. The formula is V=i/r A 6 cap means you paid $16.67 for each possible dollar of NOI. See that is all it means. Also the spread between the cap rate and the mortgage interest rate does not predict profitability. Interest rates are pretty much uniform through the country but cap rates in SF can be 4% and in Detroit 10%. So the bigger "spread" is in Detroit. More profitable? I think not.

This makes sense with the Gross and Net…your gross is what it’s really worth and the net is what you actually have to use right then to work with and negotiate with after all deductions taken out.

I stayed at Park Place due to its name and I was thinking Monopoly then too! There are a few things I would have upgraded in that Hotel and I would still stay there again regardless! Fabulous location and fantastic service when I was there a few years ago, in October, at a dating/relationship conference, which is one of the best times of year to be there. Super fab place!

A lot people I talk with, think the cap rate is only theory, and not applicable or not a variable that can be changed. If you pay less, then the cap rate will increase, which means, your return will increase, the cap rate is very simple to understand but understood by a few.

So is it correct that you are explaining that you can borrow half of your Cap Rate, so it’s 6% and you can borrow half to make 3%? Is that the highest amount of a Cap Rate you can borrow from to utilize or is only for the demonstration for this particular scenario?

Everyone asked me if I was a super star and I was like I am today lol! 😁 Everyone I met opened my door and paid for me in each place we went and got me car rides to my hotel, to my plane, to the roof top parties we went to…etc. Some lived there on 6th & 7th Avenue, so I got to see first hand what the apartments looked like, the space they were paying for in that location which was very interesting to me as well as the mindset of many who lived there and why they chose to or if they wanted to leave. Either way, I loved New York in Manhattan!!! 😁❤️⭐️

Cap rates have nothing to do with leverage. The cap rate will be EXACTLY the same if you pat cash or finance 100%!! Seriously, have someone show you the math. It will be exactly the same!

Broo if you noi is 10k per month it is 120k per year at 6 cap, then your property is 2 milion. But if you have a 1.66 mil property at 6 cap them your yearly income after expenses is around 8300 per month or about 100k a year. If you paid 400k at 6 % your income is 24k and 3% of the 1,270,000 is 38k, and you pay them 38k too. So it is 62k for you and 38k for bank. About 5k a month for you. A 711 convinience store pays you 50k a year and its probably 300k investment. With 1.5 million i can have 5 of them which would pay me 250,000 a year, 5 times more

When I got the actual fact about salaries was during the lockdown. Salaries don't make you rich. I went into Trading just last year I say I bought my first house in the beginning of the year. Then realised I wasted a lot of time
