Debt is necessary to create real wealth… I will show you here how to use debt constructively to create both wealth and cash flow for your family…
Dave Ramsey says all debt is bad…and he is right
Consumer debt, cc debt, student loan debt, home mortgages….
US consumer debt is 15Trillion as of Sept 2021
Average consumer has 93K in debt including consumer, loans, student loans, mortgages
Why do so many great companies use debt
Apple 120B with =70B in cash
Google 10B bond debt offering with total of 14B in debt
Amazon 33.7B with 73B in cash
Tmobile 75B
ATT -180B
FB 12B
Companies often use debt when constructing their capital structure because it has certain advantages compared to equity financing. In general, using debt helps keep profits within a company and helps secure tax savings. There are ongoing financial liabilities to be managed, however, which may impact your cash flow.
Good Debt is a way to build real wealth
$1000 can not borrow a $1000
$1000 can borrow $4000 worth of real estate
10,000 can become $40,000
100,000 can leverage into 300-400K
and all the interest is deductible
the asset you bought is a write off
and the asset will do something cash can not - produce cash flow
Three things when taking debt
1) Does it create wealth…something more valuable than what I borrowed
2) does it provide leverage
3) is the interest tax deductible from earned income
4) Does it provide cash flow in excess of the cost
5) Can I depreciate the asset...

The 3.6M is the net income after debt, not NOI. To get the NOI, it's about 1.34 DSCR. Or else the deal wouldn't make sense. Debt on that 190M loan is about 872K a month. ((872K x 1.34) x 12 month = NOI) minus ~75% (1.34 DSCR) removed from NOI to reveal Net Income After Financing of 3.6M/yr, 300K/mo = Cashflow "NIAF" divided by Down payment = Cash On Cash Return of 6% per year.

Dave also says you should pay for your rental properties in cash. He would completely disdain your suggestion to do a cash out refinance. I don't agree with that myself, because if you can get a mortgage to get a home to live in, why would you not get a mortgage for a home someone else is paying you to live in?
