You're welcome! That's fantastic on both fronts. 😁 With a 10 year runway you should be able to build to 4 properties. My partner and I have slowed down a bit, but we were averaging about 2 doors a year when we were actively acquiring properties. With the lower down payment requirements in place, the bar is so much lower for cash now. And starting your daughters young is such a gift. They'll be set up for life by starting so young! @workshopmortgage - This was such a helpful video! Thank you! I've been researching an idea that I ran past the mayor of Gresham as a possible pilot project which I see as a win-win-win scenario for affordable housing, and aging in place, and secured income for life for the property owner (a special kind of annuity.) It's a way to leverage the very large lots we have out here (many of which have elderly owners who own their house out-right or have houses that have doubled in price, so lots of equity, like my husband and I.) There's more to it, but it would mean partnering with a non-profit in order to finance cottage clusters on our lots to create more affordable housing. I will definitely be reaching out to you. I'd love to stress test the details. It's a new approach, but much cleaner than friends going in together to buy a triplex/four-plex.
