Depending on where you buy in West Texas (oilfield cities) you’re looking from $600K for .5 acre or $200K for 1-2 acres on the outskirts, for a lot. Houses are stupid expensive from what I’m used to back home. $200K for a house built in 70’s - 80’s with 1,200 sq ft

@ehrgeiz5649 inspections don't just happen before you break ground. You need each step of the process inspected and approved. Concrete, framing, plumbing, electrical, HVAC, windows and doors, and then final inspection. It's possible if the county/city building/planning department is super on top of it, but they're the government so probably not

Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

I’m building in northern CA. I won’t go into detail, but the permit was $75k, the electric and gas connections ran close to $15k, solar and fire sprinklers are required (that will run you $20k) a sewer connection prob $10k and you won’t get a lot anywhere you’d want to invest in for under $200k (there are a few exceptions). So before you even draw up plans you are typically going to be in about $300k out here

Blue states are more expensive because their economies are better and there’s more competition for the land/resources. Look at Texas. Dude is living somewhere with super cheap labor and material costs. I live in MA, and you better triple to quadruple all of those costs if you want that house build here. When he said $4500 for the roof, I was like, that what I paid over a decade ago for a crew of illegals to put a new roof on a home less than half that size.

Plus the plumbing don't forget that oh and haveing the city come out to hook up sewer when they charge 25 to 200 a foot which typically it cost between 1000 to 6000 not only that average cost to wire a house the is 2000 square feet is 8000 to 14000

House flipper reporting in. Never work with your concrete pourer again. Keep your roofer, framer, and plumber on speed dial. Keep them busy and never let them out of your sight. You got the family discount on that shit.

That is some incredible deals on some of the labor and materials. Wholesale cost just for the HVAC would run 3-4k, and another 3-4k for the ductwork. Where’s the labor there?! The roof is probably like 14 squares of materials only for around 4k, so where’s the labor there?! Very confused…

Literally just learn how to pour concrete yourself. Its all about setting the forms, pouring the sand, setting, twisting and cutting the rebar and calling a concrete company for the exact amount of concrete you need. Guaranteed it's not even 1/4 of what this dude paid if you know how to do it yourself. 1 person can set the form of the house, back patio and driveway in just a few days.
