Built on dirt and not rock!? Dig to natural hard-pan, fill with 4"-0 and top with half a foot of 3/4"-0 and then the foundation. If this house is built in a windy area, could simply be blown on that sand or even be blown away. Could also sink in that soft dirt. Any way it's looked at, this house is built wrong for literally anywhere. I am more curious how it passed a foundation inspection and why the company that drew the plans didnt know better either. Too many f@(< ups here.

This guy is capping. $5,377 for masonry! I counted how many bricks and approximately ≈1600 bricks give or take. That’s 320 sqft and by $12 a sqft (labor and material) that’s $3,840 and $12 a sqft is cheap for brick work not enough for subs. And we still haven’t touched on the block work.

Couple things 1. Why spend all that money to live in an HOA? Seems ridiculous to me to want to build a home in an HOA zone. 2. During the stair argument 3:47:00, that guy spoke decent English. I feel like it’s disrespectful to keep trying to talk to him in Spanish. They’re not dumb. He seemed pretty Americanized. Mexicans literally built your home. Just show more respect, he knew English. 3. I like your project management style you’re informative on the work but the rush of things is crazy to me. You could’ve got the floating stairs. You’re just in such a rush with everything you settled. Remember you’re the owner, what you say goes. 4. I defended the carpenter in the stair argument on point #2. But I wouldn’t hire that guy again. I think he was just a little ticked off from your demeanor. But he’s unreasonable. You cannot tell the owner no under any circumstances. He’s paying you. You have to give options to the client, not say one option that clearly looks ugly and not be open minded to any other solutions I’m a project manager for one of the biggest GCs in Chicago..

I would have installed temporary spacers full length everywhere laser leveled but leaving a small 1/4 +/- gap below to allow for out of level variations at the finished floor. Then after removing these & adding your plastic reveal strips, each and every piece of base *must* be scribed to fit. Takes a lot longer to do, but high-end contemporary details require this level of attention.

$1,600 a slab is standard. If you know how to directly import overseas, you can lowered it to $300-500 a slab.

Modern Contemporary homes with clean lines are the hardest to build.. You can't hide errors. It has to be perfect. Yes, you have to hire very skilled tradesmen that understand fine details. Your baseboard ledger should have been laser leveled and then scribe the baseboard to the concrete.
