What are the association fees separate from mortgage?
@AnnieNYC13 жыл бұрын
Though, of course, this is after the down payment (which may be a good bit to need to have upfront) and management/maintenance fees which may be separate on top of the monthly mortgage. Still, this is certainly a GREAT apartment with a reasonable layout, lotta perks, and (for NY) a reasonable price.

If you know you will be at your job for five or more years this looks like a lovely home whether you are single or a couple. Paying a mortgage feels so much better than paying rent. I have learned and totally swear that a small home is a better choice than a large one. Having lived in both, I would downsize in a heartbeat. In a large home you accumulate enough to fill it. However, our home is close to paid for and while it is not fancy, it is on large lot and in a state where the cost of housing is skyrocketing, we will be staying right here. Cash, it is always fun to tour a staged apartment, thank you.

The other advantage to this apt is it's in NYC which means the effective property tax rate is 0.88% compared to 1.69 to 2.1% across the rest of NY. My nephew bought a NYC apt about 20 years ago. It was the last apt in the building ever sold. Rents in his building & surrounding area are now 6x his monthly mortgage payment. He says another 5 years & he'll own his apt outright. The bathroom is nice and large, and there's lots of storage space for clothes, and other items, in the closet you opened up, Cash, with the high racks! Well priced, I think for a popular neighbourhood, with lots to enjoy, walking through the hood, and enjoying a coffee, a delicious dessert, or a terrific dinner, like at that great BB place!! Lovely, comfortable apartment. I’d buy it rather than rent it. Great amenities in the building, plus I love carbs, so the neighborhood is promising. Great size bedroom too. Wouldn’t feel like a hotel/motel. The kitchen looks really roomy and I’d be opting for a bookshelf covering the wall where you suggested an entertainment unit with maybe space for a TV - doesn’t have to be huge. Smaller lounge suite or even a couple of recliner chairs and a coffee table instead. Lots of possibilities. I’ll be in touch when I’ve won the lottery.

First of all, congrats on a great sponsor! Let's do a little math on this beautiful apartment/coop. $549,000 x .20 = $109,800 for down payment (not including closing costs). Monthly mortgage = $2500, plus $691/month for maintenance fee = $3191/mo.....which doesn't include real estate taxes or home owners' insurance. Not an overly compelling reason to buy vs rent EXCEPT for applicable write-offs and the JOY of owning your own place in Astoria in New York City. Cashmeter: 9.5/10

A really nice one bedroom apartment. It looks like the kitchen originally was a separate room but a wall was taken down to make a nice open-concept space. This is one of only a handful of times where the kitchen doesn't look like someone threw a few appliances against a wall. The view is the only uninspiring feature of this otherwise great apartment. The neighborhood is also nice. Is there a park nearby? The owner will need a place to experience nature since there is no greenery from the windows.
