The FSBO script sounds great. However my only concern is that lets say for example they have their home for sale for 550k and in reality their home is only worth 530k , how can you say that you are going to help them net more when in reality you are going to help them sell for less at what the market says its worth?

good question. they dont give good examples most of the time. i am a new agent, no experience, how will i stand more than others?

Good Question. A buyer determines the value of the home by the price they are willing to pay. Keep in mind just because a home is listed at a specific price does not mean it will sell for that price. If the home is priced right and not overpriced then it will sell. A multiple-offer situation will cause the home to sell above asking price. I hope that helps. 😊😊😊😊

I wonder how this training will change with the recent NAR decision, which will likely strengthen the FSBO sellers resolve that they shouldn't have to pay the buyer's commission. An updated training with that new context would be awesome. I'm in the process of getting my license, and trying to train ahead of time.

Hi, David! Thanks for watching! The lawsuit for now affects only one state and we believe will be caught up in litigation (appeals) for at least a year or two, maybe longer. For now, remember, we're all providing a service and we're not only paid for our knowledge as entrepreneurs, but for our TIME! For example, who do you know has ever purchased the first home they ever saw? It can be months working with a Buyer. And, we don't receive our professional fee until that home they finally decide on (with your guidance, negotiation and expertise) until it closes... maybe months after we met the buyer for the first time. Good luck with getting your license! Rooting for you!

who pays seller 6% here in california? i dont see anyone paying more than 3% most of the time is 2%

Hey there, It's definitely possible. My teammate got 6% on her listing for her professional fee in addition to offering BAC for 3%. 😊😊😊 We are in San diego, CA as well. ❤❤❤
