Mobile designer Jennifer Siegal tells us there's a bright future for trailers. Correspondent Mark Strassmann visits the Atocha Mobile Home Park in Santa Fe, N.M., where the emphasis is on affordable housing; and Paradise Cove in Malibu, Calif., where mobile homes can cost millions of dollars.

I think it's great that manufactured homes are available and affordable. For those that hate the apartment life and can't afford a house in a neighborhood due to credit or other things, a manufactured home is a good choice and you can call (your) home. I'm looking into one before my lease is up at my apartment.

brian mcgauhey I think you will like it, if you haven't already moved. We made that choice and we have a cute manufactured home. For various reasons we couldn't buy a site built home, but apartment living was out, as we had been there, done that, and didn't want to do it again. We also had critter babies, that were/are a part of our family, and they had to be considered. So we got a cute little home, in a park, with a mostly fenced yard, in great condition, so we had our little home and yard, where we could have flower beds, and also grow some veggies. If others are considering this option, and are going to live in a park, if you find a lot that already has a storage shed, or you find a lot, that is big enough where you can put in a storage shed, you will like that. Our lot already had a nice storage shed, and then we put in a very nice storage shed, that we painted to match our home. Another thing is, if you have a dog, then a fenced yard, would be a big plus. A lot of times you can find a park, where you will find back yards, that are fenced in, and that makes it great for your dog.

I would like to do this ... but they say it is so expensive to have a mobile home transported and put on a foundation? Any hints on how to do that? How much did it cost? I like most of the newer mobile homes I've seen, they are durable and low-maintenance.

Until recently, I was a single homeowner who had a 2000 sq ft home in another state. I had no idea that when I put my home up for sale it would sell in two days. That gave me a small timeframe to be moved out, and relocated to my home state of Tennessee to be closer to my family. I had never lived in a manufactured home before until now, and I'm blissfully happy. It's smaller, on a solid foundation, all the modern amenities, and nicely remodeled. At just under 1000 square feet, it's perfect for my needs. My home is situated on an acre lot surrounded by trees and mountain views and lots of relaxing outdoor space. My back yard is completely fenced in and the dogs love it here. Trees, greenery, mountain views, and it's completely paid for. Another perk is that it's much easier to keep clean and any future repairs or remodeling ideas will not be as expensive. My property tax? $155.00/year. Nothing is perfect, but my moving into a manufactured home was a no brainer. It's affordable and I'm no longer fixated on the myth that bigger is always better.

I am doing the same thing buying a new manufactured moble home which I am having bricked in on a half acre lot. I feel it's not necessary to have a big house for just one person so I am really looking forward to this new chapter of my life..

I use to live my house in a middle class neighborhood.The bank kept raising my payment to the point that I could no longer pay my morgage. A friend told me to consider buying a mobile home. I was sceptical, until I started looking at them. There are some great parks out there, and to my surprise I could buy on cash and own it out right. I have a double wide, 2 bedroom, 2 bathroom moble home now. My daughter and I love it here. It has been a long time since I have lived in a couminity where I know my neighbors by name. The people here are nice and helpful too. The park is very stricken about who moves into the park. The park first does a background check, then they check you out finacially. If you can't pass these two requirements then they won't allow you to buy or rent in the park. The park makes sure that all of the properties are well maintained, if it is not they send you a letter asking you to clean up your leaves, cut your bushes or mow the lawn. You may think this is to stricken but it also keeps our community clean and safe. For example, everyone just got notices to clean up the fall leafs and junk in our carports and any other part of our properties since we had a garbage pick up day coming. There will alway be a few people that dont cooperater of course and this is what can happen if we do not police our neighbors. Today we had a fire in our park. I was the one who reported it. This neighbor ignored the clean up letter and some how his leafs on the back side of his moble home caught on fire right next to the gas main. The people that run the park try there best to keep these things from happening, that is why encourage people to maintain their lots. I am glad our park has rules to our community safe, at first I thought some of the rules where stupid, but after I saw that fire I see how important they are.

I live in a mobile home park with the same rules and requirements! We have a private pool with key access and barbeque area. Credit checks and Background checks from surrounding parishes too! I know just about everybody that lives here and we watch out for our kids! We share our ring outdoor cameras if a child is visiting a neighbors house and disconnect when they leave. It's across the street from school so we walk. Most of my neighbors are retired , travel most of the year, stay at home moms like me, nurses that work at the near by hospital, or CNA'S. I bought my home for $7000 just to get out of an apartment. BEST DECISION I'VE EVER MADE! I just started remodeling a little at a time paying cash only NO LOANS to save for land. I don't plan on selling once i move this is it for me. I've got a new roof, windows, new subfloor where needed, new under belly, new insulation, new flooring, new electrical where needed, and put in a mini split air conditioning and heat. I took out central air because i dont like floor vents lol! Im just getting to the inside about to remove both bathroom tub areas, sheet rock one room at a time, and new toilets. Everytime someone visit they are shocked this is a 1985 mobile home. Most of the work i mentioned either I did it or my husband and I both did it! I dont mess with electrical except my husband can put up new light fixtures. We did put in new sinks and facets but anything else we get professional help lol. We owned a brick home it was paid for but the neighborhood got bad I had to go! Our goal is to buy land in 4yrs my daughter will just starting junior high by then. We stay in a VERY nice neighborhood matter of fact duck dynasty stays 7mins from my home on a HUGE estate.

I've found my little 1200sf fixer-upper, one block off the water, in a nice decent area and great neighbors for under $25.000.00, I did a lot of work, but 3 years now, it appraised for triple what i've got it for, and no, I am not selling it, it is my home, I own the land and not a bad area, I am happy, I go swimming every weekend and fishing right here in Clearwater Beach Florida, trailer-parks are a business on which you put a huge down payment, to continue to pay more money for rent, it sucks, did it and regret it, never going back to a trailer park!

Yep! Someone trying to get rich off of stupid people LOL! I lived very modest and happy for 8 years in a 16x12 trailer that i paid 600.00 and the lot rent was 200.00 a month in an Alabama trailer park

gumdokim- Um, a manufactured home is a trailer only twice in its lifetime- when it is moved from the factory to a piece of land, and when an owner sells it for an upgrade...and it gets towed off to the graveyard, or to some other piece of land. Referring to a modern manufactured home, with every amenity there is in any other home, as a trailer is ridiculous.

Could mobile homes, the tiny house movement, green living, and affordable housing all intersect to create a new approach to the American dream of home ownership? These trends might be the beginning of an interesting evolution. However, the stereotypical, old-style trailer parks with tiny lots and rows of homes placed sideways a few feet apart will have to go. Disaster mitigation is another concern in many parts of the country.

Buck67209 Its doing just that. more people are realizing it's crazy to have a huge McMansion, have both parents work just to pay the mtg, utilites, be too tired to enjoy the kids, their life.. Yes, i think those ideals ate coming together... Thank goodness!

Um yeah, the park in Seal Beach is quite closely packed, all the parking is put in a lot in the middle, and it's got denser since owners are now adding 2nd stories and expanding them stick built style.

@Based Thucydides Deport yourself, then it would be one less person for us to worry about! 😊 The ones on the bottom are the wrong ones you're worried about - these folks don't determine the cost of living - they're scraping by just as you are! Those charging such high fees for rent, & not on board for better wages to counteract the high living cost - are the ones you need to be angry at!

There are communities where you can own both the home and the land.. Look for them some are more affordable then others.. But paying rent is never really owning the whole package..

That's why I would rather buy a cabin or a small bungalow on an acre of land. I hate rent, and I want to be able to own all of it, no matter how modest it is, without breaking the bank.

Good Morning! If I may clear up some things: yes, there is quality improvements with regards to weather. During a hurricane in FL, there were 2 homes side by side. One was old which was demolished; the other a new double, had minimal damage and was still on the pier foundation it was originally set on. Here in Iowa, they can be placed on a lot in the city and treated like realestate. The taxes aren't has high as there is no basement. In June of 1976, Congress passed a law that homes had to be built to a certain code. My insurer, State Farm, does insure them back to that date. There is also such a thing as a self contained modular. It would be placed on a crawlspace as it has all the plumbing and furnace in the house. Now about the severe weather. Google tornado shelters and you'll come up with several companies that make them. A couple are Family Safe and Flat Safe. Check it out. Try always to go on private land. They will hold their value better.

Atalanta571 You are correct about 1976. 1976 and after mobile homes had to built according to HUD standards. So they face the same scrutiny as site built homes, and like site built homes, you need to do your homework, to find reputable names of mobile homes, who are known to build quality homes, if you are having one built, brand new. However there are plenty of homes in parks, that are very nice. Ours was a repo in brand new condition. because the owners just wanted out, and we got it. There are a lot of People who can't buy land, because they don't have the money, or their credit isn't good, so I wouldn't pass up one in a park, if it meant having your own place to live in. Now many parks now do credit checks, but many give People a break, on the credit rating, because they realize that many People who are looking to buy in a park, many times don't have an excellent credit rating, for one reason or another, and it doesn't always have to do, with just refusing to pay one's bills. So for those of you who are looking to buy a new Manufactured Home and buy land to put it on, you are making a very good choice. For those of you are a bit strapped for cash, and/or your credit isn't quite up to par, then a home, in a park, might be just the ticket, for you to have your own home.

Standards or not (this is reference to "HUD standards"), it is still a mobile home. Constructed with the cheapest of materials. Slapped together. Will not appreciate in value. One will pay for insurance. (Guaranteed) And many lenders will not "lend" on these trailers....for obvious reasons. Avoid at all costs. For every "happy story" one can find a two "tales of woe". Just go to blogs.

Nolan- You can get manufactured homes that are in the range of 2,700 square feet...typically for far less than the cost of a stick built home. And the newer ones are all extremely well-insulated, with double or triple pane windows, too. And, yes, they also come with appliances, carpets, and all the rest. Depends, of course, on what you want- and how much you are willing to pay.

Michigan Love- Rent...well...that varies a Lot. I pay less than $200/month where I live Now- in a nice little community in the Sierra Nevada Mountains in California...where I used to live, in San Jose, CA, I paid an average of $1,450/month- for the same amount of space. And, of course, these days, in cities and other such places, rents can be far higher than that. Still, even with that, it is often far cheaper to own a manufactured home- and pay for a space, than it is to pay the mortgage on a stick built place- or an apartment, townhouse, or condo, for that matter. And...even if you pay a mortgage for a manufactured home- it's far less than pretty much any other option. Of course...there's also the fact that if you get priced out of whatever park you live in- you can, for a noticeable fee, move your entire home somewhere else.

We lived in a mobile home from 2002- 2006. Very nice ,sided , new roof and tile floors. Paid 6500.00 cash, lot rent was 233 per month. Sold it in 06 for 5000.00. I miss it.

I feel like people just want any to get more in touch with nature and not be the average consumer that buy things all the time. People want to take back control . Having money to do other thing than to pay outrageous expenses just to live. People just have a problem with the stigma of bigger is better and that's the problem.

I would definately live in a mobile/modular home if i lived out in the west, preferably the dessert environment because they don't have torrential rains and severe storms like we do in the east. i also like the look of the mobile home parks over there. The ones on the east coast all look like they just plopped a bunch of trailers on flat land with no kind of landscape to make it look like a neighborhood/community.

Mobile home are great for the ones in the middle of not having enough good credit and not having enough cash to buy a house, in my opinion i wouldnt put more than 50k in a mobile home. its all down here from there like a car, flip and fix is also a good idea with the intention to rent.

We were just looking at that same mobile home and that man mike told us $165,000 and on this youtube video, he said $115,000 for the same trailer. Thats some fishy stuff

The advantages are obvious. The disadvantages? Mobile homes tend to lose value over time, while regular homes appreciate over time. You have to pay to lease the land, until the end of time.

Here in Florida we call it manufactured homes. We have whole neighborhoods of them. The only thing is that these are not the kinds of homes you want to stay in during severe weather. Though let me say this...my dad has a small park model, and all he got from Hurricane Irma last year was four broken windows, and that was because one of his neighbors had their car port disintegrate. Other than that no damage. My two story home, two miles distant from him, lost it's second story roof, and had damage to the railing on the sundeck. Still I would not have wanted to be in my dad's house during the hurricane. It was scary enough for us in our regular home.

Mobile homes are made with the same construction as a site-built home the thing that can be address is design in the south. People used to desire for them to look more like the traditional home but if we just build modern boxes strategically put together with aesthetic materials like they're displaying, it's cheaper to build and keeping up with the times.

I'm a fan. When I was young, I had a goal to live in Paradise Cove Mobile Home Park but as I did better, the price went up and up and is still out of reach. It would be nice to put a mobile on my own property but most jurisdictions don't allow it.

If there is just a way to modernize a trailer park to today's modern taste . I haven't seen much besides on a small scale in palm springs California. I believe this is the is the way to bring back the middle class but has to be done with open mind. Done in the way tract homes are designed and managed to avoid ghetto neighbors. This would be a dream of mine

Where I live they tried that Manufactured home community and it did not work, the land and they only wanted double wides, land was too expensive. could by more land for less money else where. Now they can't get rid of the lots.

I have one but on my own property. If you're in a park, you might have your 'own' home but you're really still just a renter. If the lot rents were minimal, no problem but a lot in a park in the Portland Oregon area you have to pay over $600 a month and as mentioned in this story, $3K. In the end you usually have to give your house away for nearly nothing when you decide to move somewhere else. Not to mention that you usually have stricter living rules than a standard hoa. Not worth it in my opinion in parts of the country that are really desirable. Mid West and deep South you probably can find a lot in a park for less than a couple hundred. That makes more sense.

Mobile home living isn't all that different than a regular home and the cost is much much cheaper. You can buy a fixer upper mobile home for a fraction of what a regular home costs. Just make sure you get hookups for a washer and dryer as some have them some don't.

Stigma of living in a mobile home? That should be the least of your concerns. Mobile homes depreciate and leased spaces continue to increase! Do your research and find out first-hand the despair people in mobile home parks go through.

Leasing the land is pretty dangerous. The cost can rise really fast and there isn’t a lot you can do about it.

One of the biggest in So. Cal is an eccentric multi millionaire guy who owns Lautner's Sheats Goldstein house, and google-a lot of TENANTS dissatisfaction with him.

Lee Bailor You can turn captions on in the video settings for any video. At the bottom right corner of the video screen are some icons. One of them looks like a cog (a wheel with bumps on it). Click on that, and a short menu will pop open, and one of the setting you can select is "captions on". Myself, I use the speed setting. I'm from the Midwest, but almost everyone talks way too slow for me on videos, so I play them at 1.5 or 2 times speed!

Jdgaf - they have built-in strapping that helps stabilize them. they are SOOOO much better built. Demand for quality drives the manufacturers to do just that. Using eco-friendly materiaks too. You've got many builders who'll build what you want. Plus you can move it if you relocate! Competition works, the free market forces works.

House mortgage= over 1k dollars a month. Mobile home parking rent = 400 dollars a month . So i will choose a mobile home for my family instead of paying a stressfull home payment every month and not owning my house until 30 years or maybe 50 years or maybe never . I better keep my mobile home .

That's the big problem you RENT your lot. I have see so many 'mobile home parks' disappear growing up in So. Calif. despite what this story shows. I wouldn't be surprised if some day the owner of Paradise Cove gets approval from Malibu and the Calif. Coastal Commission to tell the TENANTS you have 90 days to GET OUT, we're gonna build some luxury condos here along with a luxury spa hotel....it's just TOO tempting. BTW there are other alternatives-tenants can become residents by BUYING the park turning it into a condo or coop-it HAS been done in a few places-a park near the beach in Seal Beach Ca did it, and a few others. BTW the max size now it 16 ft. (exact dimension 15'-10") wide and 66'-8".....frankly I dunno why homebuilders put up more 'factory built' housing that is affordable including the land. Those modernist ones tho are NOT really affordable. This is a affordable housing solution but only part of it, renting vs owning the plot of land under it is still a BIG problem.

They don't tell you about the Horror Stories, about their Home Associations & the 'Monthly Cost's, I wonder Why....! I bet in this particular Trailer Park area, is about $ 750.00 a Month, which is totally absurd & too costly for someone on Social Security......!

Yes she is right, the trailers or mobile homes, how ever you want to call them, some company's that sell them will tell you the Biggest lie ever just to make a sale, the company sue white, they tell you the wall studs are 6 by 4 that's a lie, they are the thickness of a 12 inch ruler, even the width is the same size, and they will not honor there word, if your missing a door to bad because you won't get the door, and if you have dents or cuts in the counter tops or digs in the cheap flooring they just put silicone in it, they don't care, and the workers that set it up or put it together don't care it the home is level or not, once they have you money they are done with you,

As a property owner with one manufactured home and soon to be two, I resent this video which encourages county assessors not to depreciate the value of the asset and thereby increase my property taxes :(

***** I don't see how county assessors could not depreciate homes that are leased in a mobile home park. After all, the person who owns the home, doesn't own the property. I'll tell you what, if county governments get the big idea to not depreciate homes, in leased land parks, there will be so many Manufactured home parks, that rent their lots, to People, who need and want that kind of situation, that will close up business, and sell their parks, that the People who will be hurt by this, are the ones, who like I said, who need or want to rent a lot, in a mobile home park, for one reason or another. There will thousands and thousands of People, who will be displaced.

Daisy Flowers homes that are leased in a mobile home park are not considered 'real property' and I've never heard of them being assessed by the assessor's office. Only mobile homes that have been built after 1976 to HUD standards AND that have been installed on a "permanent foundation system" are then qualified as 'real property' and assessed .Edit:I've never heard of the mobile home park people putting them on permanent foundation. Usually they just pay the registration fees to the DMV on a yearly basis. This way mobile home park occupants don't have to pay property taxes, which are significantly more expensive (though not terrible in my area; they're about 1/3rd the cost per square foot of a normal dwelling)

***** I probably didn't make myself clear, but I was agreeing with you. I know that Folks in parks have home that depreciate, and homes that are put on permanent foundations on land that the homeowner owns, doesn't depreciate, and the homeowner pays property taxes. I was thinking you said that someone said in the video that they wanted to see homes in parks, not depreciate, and as such your property taxes as a park owner, would sky rocket. I responded that I think if that happened, then park owners would start selling off their parks, because it would be too expensive to own them. Either that or Park residents would start getting charged exorbitant lot rents, and that would defeat the purpose of renting in a mobile home park, except of course, for those People, that live in that park in Malibu, by the ocean. LOL

I'm not too keen on it either!! From an investor standpoint, its awesome. But If Im paying for a home, I dont want it to be on borrowed land either!! Attaching it to your own land and detitling the manufactured home is the first step of setting it up as REAL property and not person property, giving it the chance to appreciate in value. Your own land is the key!

some of them have drywall :) and metal roofs :) and fire resistant siding. each is built differently.

***** Correct. The inside of my home, doesn't look any different than a site built home. The walls are white painted walls, just like you would find in an apartment, or site built home.

Taylor Madison- Only the older ones burn so quickly. The newer ones burn Slower than a typical stick built home, due to the use of standard fire-resistant and even fireproof materials throughout the home.

yes with old models, they did burn quite fast! What i've noticed is that owners who have their manufactured homes in smaller towns/communities are subject to areas that have volunteer fire dept. A lot of those people end up suffering great loss in the event of fire. But with upgrades in materials in these last 10 years, there has definitely been a change to that factor with the increase in more fire retardant materials.

Mobile homes have become a Haven for slumlords you buy a trailer park you own the trailer park but you don't own the mobile homes in the trailer park so code enforcement is all over the tenants for keeping their mobile homes up to par not so much the landowners and moving mobile homes cost so much most people who get evicted for not paying their lot rent leave their mobile home behind allowing the trailer park to take possession fix it up and Sell It Again then once again that trailer is no longer in the Park's name it's now on the tenant to take care of it

Big problem ..the venture capitalist are buying the trailer courts and jacking up rents...the trailers cost too much to move so a lot of people can't afford to move the trailer and can't afford the rent so they must abandon them

I use to live my house in a middle class neighborhood.The bank kept raising my payment to the point that I could no longer pay my morgage. A friend told me to consider buying a mobile home. I was sceptical, until I started looking at them. There are some great parks out there, and to my surprise I could buy on cash and own it out right. I have a double wide, 2 bedroom, 2 bathroom moble home now. My daughter and I love it here. It has been a long time since I have lived in a couminity where I know my neighbors by name. The people here are nice and helpful too. The park is very stricken about who moves into the park. The park first does a background check, then they check you out finacially. If you can't pass these two requirements then they won't allow you to buy or rent in the park. The park makes sure that all of the properties are well maintained, if it is not they send you a letter asking you to clean up your leaves, cut your bushes or mow the lawn. You may think this is to stricken but it also keeps our community clean and safe. For example, everyone just got notices to clean up the fall leafs and junk in our carports and any other part of our properties since we had a garbage pick up day coming. There will alway be a few people that dont cooperater of course and this is what can happen if we do not police our neighbors. Today we had a fire in our park. I was the one who reported it. This neighbor ignored the clean up letter and some how his leafs on the back side of his moble home caught on fire right next to the gas main. The people that run the park try there best to keep these things from happening, that is why encourage people to maintain their lots. I am glad our park has rules to our community safe, at first I thought some of the rules where stupid, but after I saw that fire I see how important they are.
