As usual, wonderful information, Ken. I wonder what advantage long-term residents would have in sharing an overall complex with short-term leasing residents? I can see disadvantages (helping to fund their amenities & rec center, maintaining your own LT security fence & gate, sharing private roadways with vacationers, etc), but are there advantages, too? Thank you.

Thanks for following along! The long term residents get the best of both worlds. They get the large amenity center plus their own private club. The way the HOA and CDD are split up, they budget according to use. The long term side has golf included now too. So lots of trade offs that seem to balance out in the end.

KEN! Does championsgate have it's own zipcode yet? Sometimes its called kissimmee sometimes davenport and even worse its called reunion depending on its location and GPS. So which is it? Or is it all of it? Super totes confused but i can generally get to where Im going based on street name. For tourists, forgetta bout it

The absolute worst place to purchase due to the poor infrastructure. It takes up to an hour to go 7 miles to Disney. We just sold to get out of the over developed area

Traveling from 32804 to Tampa is getting worse and everyone is pointing the finger at Champions Gate. This is why we need a high speed bullet train that goes from Orlando to Tampa.
