This is a much prettier house with character than those long oblong boxy ones and although considered smaller by US standard, I think it’s just about adequate size plus you could get two more bedrooms in the attic space or even a self contained apartment. I would have this house if I lived in the US.

It's true, American houses tend to be quite a bit bigger than in most other countries. The American average is around 2100sqft\199sqm to 3000sqft\298sqm.

The largest trouble with those large homes is they tend to be modern debtor's prisons in that they shackle you in perpetual debt that you'll spend almost your whole adult life in a job you hate to pay the large bills. In a smaller house, the bills are usually smaller so there's not as much stress making ends meet.

I like this house. It is a nice size for a retirement home. It's big enough for 2 or 3 people to live in comfortably but does not appear overwhelming to maintain. I also like the fact that none of the bedroom opened directly into the living room area.

That's a nice floorplan. Not too big but not too small either, especially if you have a basement under it that's more than enough space for a family. Love the warm feeling in the kitchen with the cabinet colors and countertops. Very nice.

My favorite house you toured. I could see myself living in something like this, when I retire. On the 2nd floor I would build a guest bedroom, another bathroom, and a library for all my books. It would be great to go upstairs and read with a beautiful view out of the window.

I do believe that "storage" under the stairs is also access to a basement if the homeowner chooses to put a basement under this modular. I have seen many prefab cabins with this feature. Nice place, great price.

That "storage space "under the stairs would also make for excellent stairway down into a root cellar pantry/ basement area. At least that's what I would do. And yes, the master bath needs a tub. This house would be perfect with those additions.

I love how the Dormer is in the stairwell leading to the upper level. Upstairs would become my art studio. Do you know if it can be prepped for a half bath? I love this house. The way the side entrance flows into a mud room style. It has a coat closet! Enough room and openness for entertaining, plus extra bedrooms for my grandkids. Love this one! Thanks for all the work you put into bringing us quality videos.

I think this is my favorite plan of all you've shown that I would consider building. It does look fairly large outside but very cozy inside. I would go with a craftsman green color scheme or blue with white trim. That gray and maroon looks too colonial for me. I'm not sure about running into the stairs at the front door, but they do look nice, and I like the fact that they used a half wall instead of a rail and spindles. That helps them disappear from view. The master bath is small but so well laid out that it feels large. I love the spa-like shelves and robe hooks. There's no pantry but the storage under the stairs could be used as a pantry. I like the coffee bar and the utility space is surprising large for a smallish house. I like that there is a closet for coats in the utility hallway. I would possibly use the attic space entirely as a master retreat. At the top of the stairs, turn right and enter a sitting area to relax and unwind by reading a good book while lying on a cushy couch or enjoy an old movie. To the left of the stairs, in that front dormer, I would build a large spa bathroom with a steam shower and soaking tub. The far left would be a comfy master bedroom. The first-floor master could be a den or study or guest retreat.

I would move the master bedroom upstairs and use the extra space downstairs for a game room. I play a lot of tabletop roleplaying games and I'd like to have a dedicated space for it, but I like my bedroom to be as private and far removed from the rest of the house as possible

House is adorable Chance, I would use the upstairs for the last child at home and his friends game room and hangout TV.Then it would be a library and guest room.One thing I am going to suggest, let us know in the beginning and at the end ( Altro) where you are, for the millions of us with ADD.I get caught up in the looking.So please, do this for us, beginning and end.

In terms of simplicity, this house is great! With the upstairs, you could easily add 2 bedrooms, a full bath and a small sitting area. On the main floor, have the front bedroom set up as an actual bedroom. Have the back bedroom set up as an office/homework room since it is smaller. Personally, I would build it over a basement, just to add to the square footage (I have 3 kids). And the only other change I would make is wall in the toilet in the master bath with a pocket door and its own can light/fan combo (same over the shower). And switch the sinks to square porcelain. I like the layout, too. Makes it feel homey.

Sorry I'm so late. I got busy right before dinner. But I stayed up late just so I could see this before I went to bed. Really nice house and a great tour, thank you. I think the upstairs would make a really nice media room. Of course you would need a refreshment center full of soda and a popcorn machine would be nice. And you got to have a small freezer just to keep the ice cream nearby.

I really like this one!! I do love those homes that has the huge master bath but this one was really pretty and worked!!! I wish I could like this video several times!!! For me the upstairs area would be my teenage son's area. His bedroom and then game room for him and probably an area for his guitars.

Very nice two story with dormers. Really like the color story of the exterior vinyl and shutters. I also really like the master bedroom inset... but think I would make it the office/guest bedroom suite and trick out the upstairs for the master/luxury bath/closet. Being a Northerner... we like our basements; so I would use the basement option with a walk out lower level/rec room/etc. Loved the last video-liked your top 7 + bonus, liked and shared. Cute home! Although I don’t care for the stairs being right in front of the entry. I would want to flip them around, if possible, so the beginning of the stairs going up is where the closet currently is, and then the closet would be in front of the entry (making a great coat closet!) That way the stairs don’t enter the second floor right in the middle of everything. However, I notice they do this arrangement a lot, so maybe there’s a good reason for it…

My husband and I would split that upstairs area. Half I'd make into my combo Library/Music&Studio Room/Office with a small sitting area in the Library part so I could sit there and read or whatever. And a half bath will be needed upstairs too of course. David's half would include his Gym (he works out with free weights and has since he was about 10 years old & he runs too) and the other half of his space would be his Hobby Room, which at this moment in our house he has completely full of stuff! He's using one of the barns on this place we rent as his Gym. A house like this would be a dream come true! Of course, there isn't a Pantry nor a coat closet nor a fireplace in Living room. That we'd have to fix. And as I'm handicapped and can't climb stairs much, we'd have to put an elevator in somewhere. Also a handicapped tub in Master Bathroom somewhere. I think you can change the shower to have a bench seat in it and you said we could probably option in a tub. So that would be no problem. This is, except for the few things I have mentioned, the best fit for us - at least so far. Very good job, Chance!! Well I showed this to my husband and he says there wouldn't be enough room upstairs for both of us. His Gym and Hobby Room would need the whole area to give him the room he'd need for his Gym. So I told him he could build himself another building to the size he'd need close, or even attached to, the house for his Gym and Hobby Room! That means I'd get the whole upstairs to spread out with my stuff! Heaven!! I've always dreamed of a biggggg Library as I have somewhere around 50,000 books, which most of them are in storage as we don't have room in the house for them (been collecting since I was in 2nd grade, over 60 years!), and even now with Tablets and ebooks available, I still buy paperback and hardback books sometimes. I might add a Pool table and a Dart board for a small game room. If I have room!!! Ahhh! To dream the impossible dream!!!! I NEED TO WIN THE LOTTERY!!!! Again, Chance, good video!

It has possibilities. The main areas could be more open. Kitchen could run the back of the home with an island in front. To the left or right. Formal Dining (to one side or as you walk in, instead of tiny living room) and smaller dining for everyday. A large living room with fireplace. Why I say this is a home this size is there’s most likely going to be a large family occupying it. With that being said there NEEDS to be a pantry. Maybe a bonus room for kids and friends to watch tv away from the adults. The built ins and shower stalls are great! Somewhere in this design (maybe the 2nd tv room ) include 2 desk built ins hidden by barn doors for the working family and kids for online learning.

Beautiful bathroom and use of space in master bathroom. Love the layout of house. second floor, finish it, have 3/4 walls put up and create separate room areas for kids having individual rooms. Create a Rec room for them to play on rainy day and tv viewing area. Big room area for slumber parties. Maybe a couple of fridges up there.

This house is exactly like the home I grew up,in, except I t has an extra bedroom down stairs. Upstairs we had one bedroom to the right and one bedroom to the left. Only one bathroom in our home growing up too. At first I was like , hell no, to many bad memories, but then, this home had enough extras that yes, I could see myself living here. Cute place

I liked the home. I wish they had finished out the upper level so we could see what the space would be used for. Maybe a glamorous master suite with retreat. Then, the downstairs master could be used as a mother-in-law suite. Or, if you have tons of kids, it could be the family entertainment center.

Cute house. But I do like the 3000+ ones! I am planning on a large modular. My favorite floor plan is The Hacienda III Flex, 56'-6" X 76', 3379 sq. ft. by Palm Harbor Homes. I would love to see a walk through on that one. On this one, the kitchen was bigger than I expected, nice laundry room. Bedrooms a bit small and closets really small, but it's a smaller house. Like the upstairs option.
