Those who thinking of buying very old houses to rebuild in Opera Estate must know that one has to spend a lot of money is needed for the foundation of the new building due to the soft soil there. Due to the hilly terrain, extra money is also required to build new earth retaining walls.

If someone buys an old landed, chances are they are gonna tear down the whole building anyway. the additional piling cost is substantial but since you wanna dump 5m in, just pay more.

Why the seller didn’t get bank to do a valuation before selling at $3.18M? (bank valuation at $3.4M). This is a questionable deal, may not be as good as what people thinks.

Original house at Opera Estate transacted at 1800psf and Wilkinson/Goodman road at 2100psf. Will the gap gets closer or widen over 5 years?

Opera land plots are smaller, Wilkinson/Goodman are a lot bigger, can’t compare this way though

You mentioned that smaller cuts are more expensive than larger ones. Maybe that's why East View lags in price as land there are larger in size since its in the OCR. Or am i missing something. Is there a misprice?

@@cliffordlau4671 smaller land plots are higher in psf but lower quantum. Some OCR land plots are big X lower psf = high quantum

Hi Eric, hope u will touch on district 21 soon. I was shocked to see the owners asking $2683 psf for FH semi D. People tell me D21 is very ulu but if $2683 is the psf, then it must be quite sought after.

Location is OOCR, nearer to city fringe. It also depends on condition. PSF can be very different for D21 Upper Bukit Timah and D21 Clementi
