Landed dream is indeed getting harder to achieve as one gets older and prices increase exponentially. Really regretted not buying a brand new inter terrace at Shunfu for only 950k back in 2009 as my first property.

District 25 freehold is the cheapest in psf of land. Near to highway so it looked far far away but really convenient if you drive. Also near to Johor and upcoming RTS to shop cheaply in Johor. You miss out Woodlands Park Estate which is a hidden freehold estate in Dist 25. Quiet, hidden, peaceful,near to highway, underprice.

Could you explain a bit on how does the banks formulate your affordability if 1)has cash+CPF > $3.5mil 2)earning $12k/mth - if one is still keen to pursue landed hse in Sg to live in. It is similar to someone’s question on using one’s networth to afford a property purchase. Cheers

3m property up is sadly above budget for many people lah. Westwood LH house that time before covid 1.5m, yunnan garden FH 2.8m. IMO no point to get yunnan garden at such a premium, and I can tell you the amenities at yunnan is much less that those at westwood. At least westwood in that jurong west side is closer to future MRT and a lot of makan areas, and easier to go into NTU to makan also. :) :) When we talk about FH landed, must also see which location and the plot size. I seen FH landed that is so small and facing a major road, also no point to buy. FH landed, bukit timah sixth avenue, GCBs...now those are considered good investment, but unfortunately for the majority of us, it's for those super giant huat kueh (like you, for instance). Anyway, e.g. serangoon garden freehold around 3-4m still can get , right? Also another point to note, in my experience, a lot of ladies don't like to stay landed. very troublesome to maintain.. old people and staircases is also not a good mix. If you're going thru all the ulu landed FH properties, can also recce mandai garden - meng suan road there. Also very kampung kind of environment with not much amenities :) the price is also 3-4m. For that price, can actually get 3 condo already - stay in 1, and rent out two.

Meng Suan Rd I think is near the Mandai 坟场, everytime got 棺材车drive past the houses, choy!I also wonder why people stay in landed facing the main Rd lah, flyover la, so small until can't even park a car inside! Face the temple lah, face the church la, next to old folks home la, got buses drive into the estate with the whole bus of people looking into your car porch while you sit on the swing. Like that buy for what??🤦🤦🤦 Never buy house numbers with 4, 4, 14, 24,44,74(去死),94(sure mati in Cantonese.)冲路at the road junction, near the cemetery la.🤦🤦🤦🤦🤦

Hi Eric, I think we check mate liow - cant move further! Coz we got district 5 inter terrace freehold landed 2152 sq ft bought in 2000 now fully paid. So ah... can tell we are not young lor...few years more to get CPF payout at 65 years old..Hohoho.. 10 years ago, we bought a SOHO for office use but rented since TOP. Those days can register property under 2 names - no ABSD for 2nd property. If only I met you 10 years ago, then can buy sell buy sell...ah..haha...now I More HUAT AH!! 🤣🤣🤣

I still see opportunities in your case, can decouple buy condo, or gear to buy office. However risk is higher 😅 Without doing the above, you have done a great job by fully paying your landed which is a great achievement! Well done to Huat kueh Melody! 🥳

Not as I heard of, Geylang landed is one good example that is given back to government after lease ends 😢 Best to sell 99 years landed to get a better property now.

Landed is beyond the affordability level of ordinary Sporean If heavy storm and flooding become inconvenience to go out unless got car. But not all members own one. Usually is the father only

I love these 2 districts. I grew up in D13 and now stay in D19. I was told the Feng shui for my landed is very good, I can't bear to sell it and upgrade. In the end, I bought another 2 properties to invest. Rental very good now ah, huat ah!💰💰

People say big land area low psf got more up side...but seems location matters more? Like D15/19/28 seems to chiong much faster than D22/23/25. And places like D22/25 go up later because people are priced out from more sought after area? I mean like D19 up then push people to buy D28. D28 up then push people to buy D25.
