Yeah partly agree. I am sure you shall agree with me when I say Bangalore city wasn’t developed in a day it spiralled to growth in a short span of time. Any neighbourhood that has all the ingredients for that kind of a growth will spiral in very short span compounding. Why would someone want to pay 50rs for a pen which costs only 5rs?!!! Today, real estate most don't check Government rate or circle Rate, and buying because easily loan opt process. Indirectly a person getting fooled in buying overpriced product, with loan!!! (Double loss)

People looking to buy a plot anywhere in BSK 6th stage beware of the BBMP garbage disposal plant. I tried buying a plot here in 2016( 6 years ago) at around similar prices. We did some background check and after consulting few residents and govt officials we dropped the idea. Some major issues 1. The garbage plant is a massive headache. Residents have put a case on bbmp. 2.The trucks carrying garbage cause lots of nuisance and smell. 3. Water contamination 4. Everyone looking to sell plots but nobody wants to buy due to the plant. P.S: prices should’ve ideally been 10-12k/sqft due metro, nice road etc but since nobody is buying it’s a dead investment.

Mr. Balaji, Whats your thought on BBMP Garbage unit present operating in BSK 6th stage. Even BBMP garbage workers are accepting its very bad smell and it covers 2km radius from unit. This is the draw back and be careful when investing or planning for plot purchase.

I am saying this to others, if anyone want to purchase a land, spend 1k-2k in registration office to know the real value(guidance value) of the site set by govt as per the norms. As per your statement, 8k, atleast 30-40% of the money will be black money as you guys expect and the rest as registration cost... So basically the money you/seller is willing to take is considered as black money and out of govt radar and no tax paid.. this is happening more in Bangalore... Brokers like you are having a big hand around this by inflating the prices everywhere in Bangalore. Though the actual price of site will be around 50-60lakhs only according to guidance value, so called market value you guys call has no significance as it's no where printed in govt book of records... All the midlemen/brokers are taking it for ride and fooling common man... 🤣🤣🤣

@@valueaddrealty and also brokers like you have tie ups with many bankers to help the buyers in loan, so the inflating the plot value, only a few can afford and rest will opt for loan.. you guys are just helping bankers in inflating the price and increasing the loan amount for common man, overtime it will not work for many.. once you guys sell the property to new buyer you just run away by taking the commission from banks for helping them lending, and a portion of commission both the sellers and buyers.. instead of spending lakhs in loan processing and commissions. I am asking people to just get info from registration office for guidance value, so that they will get an idea of how much price you are inflating from the real/guidance value.. also on the final registration doc, in the registration office only a 5-10% the guidance is reported to the government and the rest is as I said goes black money in the pockets of seller who don't pay taxes... This is a day light robbery guys, beware

I completely agree on the cost. Of course 7500/8000 is the best deal for any BDA property. Undoubtedly BSK 6th stage is well placed with lot of connectivity. Please for gods sake talk about the garbage unit in 5th block. It spreads filthy air for about 2 to 3 kms. Source : Can talk to residents residing from 3rd to 7th block. What’s the update on that ??

I would prefer to buy around Rs4000/sqft in Nadaprabhu Kempegowda BDA Layout(NPKL) towards Mysore Road instead of paying 7000-8000/sqft in BSK 6th Stage. Let me know if you have anything in NPKL. Always ask interviewee to give short and neat answers instead of giving unwanted-long-hyped explanation. Sometimes these kind attitude from that person giving interview do more harm to you than helping your business.

Kindly don’t invest in this area. BBMP has restarted garbage processing unit. Which is causing air pollution and people are not able to breathe fresh air. This is not restricted to one block but it spreads to all blocks of BSK 6th stage. We stay here and are suffering & this unit will not get closed anytime soon.

Thank you for the video. All your assessments are fair. Why there are no drainage and cauvery pipeline in 3rd block next to big BDA complex planned in the corner. There are no electric poles as well.(this is Jayanagar RTO vehicles place) When will this BDA complex come? Do you see a bus stop coming up shortly?

The BDA complex is coming up soon. The BDA authority is planning to auction off remaining sites held with them and expecting to raise funds. May be shortly in a year you can see a shopping complex here. With respect to the bus stop yes its already there with buses plying in good frequency

Good to invest in this area and to construct house and settle over. However, price which is quoted is little higher even they say it is cheap. In other more developed areas, sites are available at loee price than they are quoting. If the genuine buyers come forward for purchase, whether it is negotiable

As I said in the previous comments, this specific plot is situated at a prime spot in 2nd Block, BSK 6th Stage and that too a corner one. We have many properties in other blocks that are not so prime yet very affordable
