Hello Binny! I'm Hemant Kishore. Thanks for the detailed documentary. I'm originally from Kerala but residing in the states. My family purchased a flat in DLF Garden city and we haven't been able to sell it for quite sometime. I'm currently in India for a family emergency and I'm planning to visit DLF in the first week of September. Aspire and Elinor are wonderful project. The area is developing really quickly. 4 lane roads already laid. 3 channel 1.5m drainage system. I would say go for it.

We stay at DLF. We pay 17k rent and 6k maintenance for a 3.5 bhk/2100sqft house. 2 bhk cost 12 to 14k and 3500 for maintenance.

Divinity is fine. Its on the 4 lane road and has a good elevation. Nothing to worry

The campus and the road was fine. Surrounding was all flooded. You wont be affected.

I am here in DLF for 8 years now. There lots of work happening around the campus with respect to roads, canal. Move in. Give 3-6 months time and things will get better. The road to bypass the slum development colony should be ready in 15-20 days.

Good effort.i booked bollineni zion worried about water lagging.whats your advice.

bollineni zion is a water logged area. for any normal yearly rain, there is nothing to worry. The place gets flooded only when there is rain fall of more than 400mm which happens once in 6-7 years. 1. Canal work is still in process. only 1 phase of canal work is completed and 2 is pending. This should resolve it. 2. bollineni zion is built on 1.2 m higher than the cement road outside. So even if there is a very bad rain, still your campus should be clean but your surrounding(outside campus) will get flooded(only in case of a very bad rain >500mm). *The advice is ONLY related to flood.

Bollineni Zion was also under water. Their canal work is completed now. Big rain will always cause problem in this area. last year in 2022, when there was rain and most of Madipakkam, Velchaery was in water - Chemmencherry side was clean. Big rains of 400mm and above will cause issues. DLF is an old property, the road level is already above the community. Bollineni Zion is built on a higher platform. Its 1.2m higher than the canal. I am pretty sure water will not go that high. Disclaimer : My advice regarding Bollineni Zion is ONLY with respect to the rain and flooding.

Water will NOT enter your campus if there is a huge flood, but you also cannot come outside of the campus till water recedes. this is only for big flood when we get rain of more than 400mm in 48 hours. This happened only in 2015 and then again in 2023 Dec. Every other flood, you have nothing to worry.

Thank you so much Binny for this video. I am considering booking an apartment in Casagrand Laurels which is opposite to AWHO. I believe this place is least affected during the floods. How about the basement parking in AWHO? Do they need to take the car's out during the floods?
