Carpet/RERA area explained very well. I believe the measurement device is useful only for large extent of lands.

Eye opener! Did not know about this at all. So what about the flats that are built before 2016? What should be the typical percentage of carpet area with respect to built-up area? I'm not asking in terms of percentage of super built up area because I understand that it depends on the size of the project and common amenities.

Hi,i want to ask,builder sold me small shop with rera carpet area of 238 sq feet,but on agreement...only casual photo of beam was their.....but now its having two big beams in wall...nearly 8 feet area covering,cos if in agreement he defined me the dimensions then it was fine but he didnt disclose the dimensions of beams in agreement....also now builder is making shafts passage in shop.....can you help me in this matter.....

Sir I m senior citizen widow lady. I do not understand what the defence. Pls.clear me that in registration builder wrote 371 rera carpet area. Then how much I use the area. I looked the flat I feel it is less. Then what to do

Friend rera carpet doesn't include wash area, while carpet area includes that.

Sholinganalur is a great area in terms of connectivity and has many advantages. However, everytime there are advantages, there are also a lot of problems to deal with. If your dealing with a reputed developer, the issues if water etc will generally be taken care of.

Does this mean we only need to pay for the RERA carpet area not the super built-up area, but due to TNs' unchanged RERA laws we are paying for the whole super-builtup area? Based on RERA act, if we pay only for the carpet area, our buying price will go down significantly, right? Does it mean people pay less for the same type of apartment in different states but not in TN?

very good point Mr.Suriyan raja , RERA in TN states that the builders need to mention the carpet area in all kinds of documentation but it is not compulsory for the builder to charge for the carpet area .universally across tamil nadu the price that we pay is for sale-able area / built up area. -KA

Hope, RERA TN changes these rules in par with the other states, so that our homes prices go down by many lakhs and more people can buy their own homes in a more affordable price.

Hello sir, recently my brother purchased a property whose builtup area is 1170 sqft and the carpet area which builder showed us was 750sqft....But when the property got registered we saw agreement where it was done for only 49.50 sq meter....that is around 545 square feet. Can you please let us know how registration is done for less than 50 percent space...what is the difference between rera carpet area and usable carpet area which builder showed us in the paper

The property buyer should verify carpet Area from any Chartered Engineer, they are authentic and legally Chellangable against Builder under RERA

The difference arrises because in most apartments, you can modify the internal walls if you so choose, without causing any structural damage or alterations. So if the walls can be removed and replaced, it would be counted as something that the buyer has control over, hence it has been added to the RERA definition of carpet area
