Hi Jim, you are a kind person with ethics. You have always answered my questions with thoughfulness and discernment! Hard to find people like you nowadays. If I had been able to convince my family, we might have been clients and friends of yours by now. As it stands now, I had to compromise. We bought a small rundown farm not too far from family, but far enough from big cities to give us a bit of breathing room from all the recent societal changes rapidly taking place here in Canada. Thanks for doing what you do--if it weren't for you, I would still know only very little about your part of the world. All the best in 2024 to you and your family, and I Hope you guys have a great spring.

I try to keep my channel informative and do not concentrate on much else other than showing how beautiful Chile really is. Thanks for the comment. BTW I love your channel and your sailing adventures. Reminds me of my youth. Jim

Yes I can! But you should start doing your homework now. That is what the group is for. Not too expensive, about the cost of a happy meal now a days to join. Maybe you will find that Chile is not right for you? Who knows. Everyone has their desires and dreams and they are all different but there are many people who have the same outlook on life as you do. Many of those people have been filtered out from the back ground chatter and they are getting to the meat of the questions that they have about moving and living and making a living in Chile. That is why you will not find a better place to address all the questions that you have about Chile and life in Chile. Boots on the ground! I really do hope to sway some people from moving here. Chile is not right for everyone. Everyone are not right for Chile too. It would be better that you invest a little money to keep from losing a lot. I am very biased but I try to tell the good, bad and ugly. We have know quite a few families who have gone back to the former USA after 7 years even. Use caution and discover the answers to your questions. Jim

Hi Jim, thanks for sharing. How do mortgages work for buying land in Chile? Is it a similar process as canada / usa? Is private financing more popular? Or is most land bought outright? Thanks!

These are all the questions being talked about in our ChileExpatFamily Chat group. There is no straight answer as there are many options. Unless you are a Permanent Resident in Chile you can not get a mortgage. It is the same process as the former USA. Almost all of my ChileExpatFamily Chat group come here and purchase with cash outright. Private financing is rare. Tourists can purchase property here in Chile and they have all the rights that Chileans have. Jim

Hi Jim. I’m thinking to move back to Chile but I’m sure where. I want to have a homestead with hikes, ocean views, forest. I want to grow mushrooms and a bunch of vegetables. Snow would be great too. Safety is a must. Where do you recommend? Are there more people from the US down there?

Sí, veo muchos lotes en el mercado en este momento y los vendedores están bajando drásticamente sus precios porque el mercado se está desplomando debido a la economía. La mayoría de mis compradores buscan de 3 a 10 hectáreas o una finca mínima. Pero todos los días hay gente que vende lotes y se comunica conmigo para pedirme que lleve a mis compradores a sus lotes. Es muy interesante. Pero así es la vida, sin duda. Gracias por pasar y dejar un comentario. Jim

Haha, I think that you are seeing a sudden interest because we have a cold polar vortex up here and it's summer down there. Sorry to hear about the real estate situation there but there are questionable ethics people everywhere, but probably none as bad as the US gov.

Yes I remember snow. I don't miss it 😔. The Real estate ethics in the former USA have gone the other way. It pushes situational ethics and DEI and things like that. To me, and it should be this way with all BUSINESSES...do you have money to spend... should be the definition of good service to your client. Overall it is just common sense and I apply a healthy dose of christian kindness and concern too. Thank you kindly for the comment. Jim

Hi Jim. I was looking at Colombia as a potential homestead option but after deep investigation it seems there is a lot of extortionist gangs the more rural you go. Does Chile or the regions you sell in suffer from any of these problems?

Well we do not have these problems here in the campo or country side of Chile. There is almost NO crime outside the cities in Chile. That being said, if you are looking for crime, drugs, robbery and violence? Santiago is rife as well as Valpariso, Vina Del Mar, Conception and to some degree Puerto Montt. All of these cities will be more than happy for you to get robbed, raped or murdered. Even the "NICE" areas of Santiago (Las Condes, etc...) are known as hunting grounds for the criminal element we all know. Stay away from Cities. Stay away from TOURIST areas and large crowded beaches or beach towns. Living here in the country side of Chile it is almost crime free. Until the current president there were no major drug problems or Cartel or Kidnappings in Chile. Now we have them in the north especially. Sorry for the sarcasm but crime here is growing and it seems the government wants to ignore it and of course it centers in cities and around drugs. People looking for somewhere else to go, I think is a symptom of the state of the world. If I was in the US I would just about go anywhere that was not the US. I don't think the rest of the world is in much better shape either. Unfortunately if man keeps going down the path we are on now, I dont see a long term future for mankind. John

we're on the verge of WW3 in the U.S. with Russia, so more and more people are going to start looking at South America as an option. Recently My Mother and Grandmother got robbed in the city, and everything is becoming insanely expensive and we are undergoing inflation.

We have almost no crime. It is peaceful and beautiful here. Clean. Not cheap but not expensive either. I am from the former USA but now I live a better life. Jim

Hi Jim, I have a question and I know you'll give me an honest answer. Are you regretting leaving the US for Chile? You sound a bit discouraged and disappointed at how things work in that country, and I don't blame you for it. After living in California for over half my life, I have grown accustomed to the way things efficiently work in he US. For example, I bought my first property here directly from the owner, we agreed on the price, shook hands and that was it. Zero problems, whatsoever. I know there are still good and honest people in Chile, but man, they are so hard to find. I have to admit that after seeing your video, plus everything else I have gathered regarding the state of all things in Chile, I am not sure if I want to make that move. By the way, I am originally from Chile, and it hurts to know that scumbags are always on the lookout to rip you off. It seems to me that you've learnt how to spot them right away and deal with them accordingly. It must be tiring though. Having to watch your back every time you try to do some business there can take a toll on you. Anyway, I would like to make use of the opportunity to thank you for the video and its content. Nope i do not regret it at all. The worst thing I did is not come here to Chile 25 years earlier. Living in Chile is LIVING. Living in the former USA is dying. We actually have a family coming to stay at our farm in March for us so that we can go back to the former USA for a visit. Our oldest son's wife is having a baby our first grand child and so all 3 of us are going back for a short visit. We are all excited about the baby but not going back to the former USA. Chile is so peaceful and the people here are like our family now. We have been here over 10 years now. As far as the real estate business goes it was the same in the USA but at least we had a basis for understanding how each party should act. Our property was purchased the same way yours was. I have done many deals since we bought our property in 2015 but this last one was a pain in the neck. Now what I did not have time to say in the video is that I have a group now of really good honest and ethical agents that I work with. It is just that the last property was someone who had no training or ethics. He was about his commission and only that mattered. He was all with smiles as he slipped the knife in my purchasers back and mine too. My purchaser did not even have a clue that he was being taken. I had to educate them on how much money they were going to lose! It becomes difficult because I am trying to manage my buyer client and manage seeing properties as well as trying to keep the other agent from robbing my buyer blind and HIS SELLER TOO! Commercial real estate was that way in the former USA. I hated and loved it at the same time because of the challenge. I no longer look for that challenge to drive me or the money. It just does not matter any more. It is all about the client and representing them well. My buyers are my friends and often will be my neighbors so I take my duties serious. I have been doing this a long time in 3 different continents now. It is hard to ignore what I have learned over the years. Yes it can take a toll on me but I really like helping my clients get a good deal and I like pointing out the good and bad things about a property so that they can make an informed decision. It makes the job worth it. I guess the whole frustrating point is that if I did not tell people about how things are done here then how would they know? To me that is what is sad. Jim

Wow, what an answer Jim. I went back to visit Chile after 14 years and felt was Jim was saying. In Chile you can live, despite the challenges it has that I think it’ll be a matter of time until all of that is fixed
