I think in navi mumbai in some areas the prices are overpriced like in Ulwe, Dronagiri, Pushpak Nagar , especially in pushpak nagar and dronagiri which are relatively new node in terms of infrastructure they are yet to be developed fully , regardless of that prices are inflated and increased on the name of navi mumbai airport, i dont think what is the use of airport for common middle class and upper middle class people which are mostly buying property in these places , airport is needed but its not a daily need for most of the people

The number of unsold inventory in Navi Mumbai is much more than its being reported in print media. Even news of unsold inventory & incomplete & stuck projects are controlled by builders. Now again these builders are marketing their projects in the name of airport & Atal Sethu. There are many people who blindly invest in these projects & then start complaining about infrastructure & construction quality. If Builders are not serious about quality construction then unsold inventory will reach sky high just like our Mumbai & Pune regions. To conclude property should be bought only for personal use & never as an investment. Those times of investment are gone long back . Its was from 1995 to 2005.

The term very rightly used was notional value.. After 15years sometimes you calculate the property value to be something.. but noone is ready to buy at that price.. They would rather prefer a new flat by paying little extra.. and if there are lot of new flats available then it dofficult sell your property..

It's good, as far as I remember it's a corner plot. And connectivity is the only advantage and I predict that sector 20 and 21 will grow well as far as livability is concerned. As far as worth is concerned I don't know the carpet hence can't comment. But basic rule, if it's for end usage and meets your requirement then go for it with strong negotiation. I never recommend flats as first investment unless you have a very large portfolio.

I think entire navi mumbai properties are unnecessary hiked by builders. Mhada is selling 2BHK besides at Virar station at 44 lakhs. If Mhada can sell EWS flat at 34 lakhs in Goregaon then why can't Cidco in Vashi. Though Cidco is selling flat less than market price, but people don't know the headache in Cidco. 1. Water Problem. 2. You have to take your own electricity Meter 3. Unless all flats are not sold Cidco will delay the society formation process. 4. No proper maintenance. 5. Huge pollution in Taloja which is out of control of Cidco and MPCB. 6. Shirke is one of the worst builder. Leakages in bathroom and Toilet. 7. Lift maintenance of buildings. 8. PMC not collecting garbage on time. Property tax wrongly calculated for most of Taloja buidings. Please visit Aawari, Marva, Kedar and Dhanashri societies in Taloja and Kharghar.

Airport is the worst possible hype ever created. Who travels to offc by airport 😂 upar sey uska deafening sound.. pura din ear plugs daalke baithna padega . Anyone who is buying homes in 1.5 km radius will jump to sell them at peanut prices once it becomes completely operational..best luck.. @WandererPatil for a 50 lakh flat with rents even upto 15k per month, the gross yield computes to 15k*12=1.8L / 50L = 3.6% Less society maintenance, property tax.. net yield would be lower than 2.5% .. capital appreciation of max 5-7% .. so all in all 7-8% increase This returns are easily achieved in FDs and Debt Mutual funds. I don't get why people would invest in homes .. especially 2nd homes.. as the supply of flats and unsold inventory will also keep a check on price rise, how much ever prime the area is.. Nevertheless people's choice.. thanks for your update
