Thank you Raymond. I've been trying to figure this out since I moved to Atlanta 7 years ago. I would always ask people "are there 2 Decatur's?". No one could give me an answer but maybe I wasn't asking the right questions. You gave the best explanation and breakdown.

I grew up in the C.O.D, .. went to elementary, middle, and high school there. It was/is a wonderful, diverse community and a great place to live. It's definitely MUCH different than unincorporated Decatur. Thank you for explaining the difference between the 2 bcs most people don't realize that they operate like 2 DIFFERENT Decaturs.

I can confirm that City of Decatur and unincorporated are starkly differently. The only similarities and or pros is that they are both for the most part in close proximity to downtown/midtown Atlanta and both have very easy access to interstate. That aside… the difference is night and day. Racially, economically, academically. When drive into many of the residential neighborhoods, you can often spot some similarities between City of Decatur and unincorporated when you look at homes and the overall upkeep - specifically when you are in parts of unincorporated Decatur with an older demographic. However, the social economic piece is what drives the wedge between the two. If you drive through the commercial corridors of City of Decatur and then drive through the “commercial” corridors of unincorporated Decatur you will quickly decipher the difference between the two.

I am currently living in Gresham Park which is in unincorporated Dekalb county. It’s a predominantly black neighborhood next to the city limits of the City of Atlanta. Much like unincorporated Dekalb(South Dekalb) the schools system are worst, you have food deserts, and local job opportunities for people living there are less advantageous. However, these areas are being gentrified. And now homeowners with fixed incomes are losing their real estate(the population here is aging). But because there is no city hood change has taken much longer. All areas of unincorporated Dekalb next to a city sees more gentrification; usually with higher home prices compared to neighborhoods further from a city limit. You’ll see more crime in unincorporated Dekalb, but it improves sadly as the area becomes more gentrified. Gresham Park and the neighborhoods along 2nd Avenue(unofficially Longdale Park) are great examples of this. South Dekalb had individuals who wanted to form the City of Dekalb but the leadership is not strong in unincorporated Dekalb county(south side) to get this done. As transplants continue to find affordable housing on the southeast side within the perimeter and demographics continue to change most likely you’ll see a bigger push for revitalization. However, Dekalb county has just elected a new CEO who wants to improve South Dekalb. Truthfully I see neighborhoods closer to the city of Atlanta benefiting from this or being absorbed by the City of Atlanta itself. Some zip codes like 30316 have Atlanta addresses. Prior to the pandemic home price in the city of Decatur were affordable. In some cases under $300k with renovations. Today renovated homes in unincorporated Dekalb are approaching $400K with city hoods being more expensive. All of the Atlanta metro area is growing more expensive with people moving outside the perimeter. Despite all this, certain neighborhoods in unincorporated Dekalb[west/southwest Dekalb] are not too far from popular social centers within the City of Atlanta and the City Decatur. One reason I moved to Gresham Park was because of affordability and East Atlanta Village and the South Beltline trail is a bike ride away.

Most of River Road is in Ellenwood, not Decatur. But anyway, schools are far superior in the city of Decatur versus the unincorporated part. The city also has nice restaurants and a booming residential area that started taking shape when a subway stop was added there years ago enabling riders to get to downtown Atl. in 14 minutes. Before then, it was known for great schools and being a speed trap because there was not much industry or residential growth.

So for my fellow Northerns, basically Unincorporated Decatur is every citys "South Side". We all have known a South Side. and thats what I compare it to. You know when you driving and the streets are paved and the storefronts are open and its tree lined sidewalks. Then you cross one main street and you're back in the 80's. Abandoned Vehicles, potholes , grey and beige hues. Thats it... Hes being politically correct bless his heart. Im being transparent.😉

In summary: Unincorporated Decatur has nothing in common with the city of Decatur. It's just a name that they arbitrarily assigned to some zip codes even though those zip codes are not adjacent to the city of Decatur but are adjacent to cities other than Decatur. Jurisdictions made so much more sense in upstate New York.

COD is gentrification personified and it spreading further into Decatur. So much that people in Decatur can't afford homes they to lived in. Now keep in mind Decatur has good hardworking people who want the opportunity to grow, but history represents itself. Because of COD high taxes, I couldn't afford a house there. I rented in pockets of places in COD so that my child could benefit from a good education from K-12th grade. Someone once said it's the closest to private school that you will get for a public school. Sad it's not available for all. It is liberal area, but at the same time, I had to fight for children of color in schools there to get equal treatment. I was very active. She did thrive and had great, fun, safe enriched experiences. It's a full IB school districts with K-12 Spanish taught. It's very safe, but at the same time, when you walk by, these liberal people, won't speak to you. Overall I love living there. I made my lane and hopefully left it more enriched. Again my biggest concern is EVERYONE should have access to that, and being St George 1.0 isn't right. Everyone deserves a chance.
