The missing portion in this video is if you're already living within the metro, is WHY we have to squeeze ourselves in expensive condos in equally pricey financial districts. Simply because the metropolis hasn't seen investment in mass transit keep up with growth, so much so that a 9 kilometer commute can easily take 2 hours door to door one way. People are forced to allocate a big chunk of their incomes towards relocating closer to their work so that they don't spend 3-6 hours of their workday on the road.

Renting in manila and saving for a house in bulacan, cavite or rizal is the smartest thing right now. You have train stations that are being built to reach those provinces and byt the time you have children, those train systems are already available. A house or condo in metro manila is twice or thrice than the amount you'll spend in buying a property in cavite, bulacan or rizal.

Lorenzo's current space is the size of two parking lots? Wow! In Hong Kong we have people living in the space of one parking lot. It would almost be comical if it wasn't so tragic. Lorenzo seems like a resourceful young man who is willing to learn and also plans for his future. I hope the next time we hear from him he is living in his two bedroom dream home. in fairness though, you guys have very efficient public transportation. Here ,the alternative from renting small spaces (hello Singapore's Josephine Teo!) nearby, is to be on shitty public transport or if you have your own vehicle, stuck in traffic 2-3 hours *ONE WAY* *(you're lucky if it's only around one hour) for a median worker in a CBD to their dwellings well outside the city limits.

I was looking at 1 BR condos near me so I don't have to hassle my parents when they visit and I couldn't find one that could fit a child's playpen. 2BRs are way out of budget, and any decent house that won't break the bank is outside the metro. My parents are complaining its too far and they can't see their grandbaby as often. Kinda hard to find the balance 😅

When I was young, I thought I would own a house by the age of 25. However, now that I'm 30, I still feel lost in life. I’m starting to consider the possibility of never owning a home. I remember when I was 25, I was still living with my parents and feel dirt poor even I have a job. at Age 30, things started to pick up but still not enough.. Now at 46, I am only able to afford one (2BR condo in Metro Manila) but still not fully paid.. but I also already have 3 kinds vehicles of my own and bought it fully paid. LOL. But giving up on having children and a family (maybe just a partner?).. because i'd probably "unalive" due to anxiety having a family and financial problems at the same time.. This bloodline dies with me and will just enjoy the rest of my years... I figure.. it's too late LOL.. but who knows?

No judgement at all but if the new generation want to have one kid or two the most then it should be okey as long as it's replacement rate.

The fact that Filipinos need to work 2 - 3 jobs to live normally in today's society and the government is ok with it, is really disturbing. Tax is high, things are expensive, government officials are idiots, and most of all corrupt official/business owners are not being executed. This is really modern day slavery!!!

One has to start somewhere. People that cringe over living in a 22 sqm condo, I actually envy him as I started off in a 35 sqm condo with 12 flat mates. My room was 4 sqm, shared with a bunk bed and had no aircon. So long as you see a way out of your situation and don't buy stupid stuff, these small places to live are just temporary and in fact a good reminder of where I came from.

wait till Dec 31. Condo prices will drop. If you ask me, condo's are not a good investment. Building a house on land is a better investment. You get a bigger space for the money in case you decide to raise a family.

as with many things in life, it's a case to case basis. if you get a high-paying job in a CBD like Makati, it really makes sense to go for a condo nearby preferably walking distance . Makes you perform at your work better, leading to better prospects like promotion/higher pay which could lead to also being able to have extra funds for house and lot outside Manila area *WHILE AT THE SAME TIME* having a good life quality in the metro.

@@ryo-sf cut off date for the Chinese who are here for POGO employment. They should leave the country on or before that date. There are a LOT of them who are renting condo units. Occupancy rate for condos will drastically go down. Rent will go down because condo investors will try to undercut each other in pricing just so that they can have their unit occupied. A lot of these unit owners are still paying off these properties via bank loans. No rent means the owner will have to endure out of pocket monthly amortization. At some point, some condo investors will just give up the condo and sell it at a good price instead of the banks repossessing the property.

Etc. etc. Etc. it's Because these developers also borrowed money from the bank, and the developers have to pay their billions of debts. Condo prices will definitely drop. From market value worth of P7M for 55sqm. Will probably be worth 3M. Definitely SMDC condo prices will be priced P1M-P2M. Most property consultants will persuade buyers to make their units rental business or Airbnb. Most of the condominiums in metro manila or 89% are for rental, not family living in condominium units.

In Malaysia, federal or state gov every year gives tax relief , gov guarantee for first time buyers , and even build low cost apartments 80-100m2 that costs RM 170, 000 ( 2,200,000 pesos or usd 40k ) and above . Thats why for KL apartment index its possibly only second to SG

Not to sound “judgey” here, but I am also his subscriber. Also saying this as someone who is gay. Most of gays his age really dreams of moving to the Metro. It’s the hustle and bustle, the life, the freedom, the proximity to the latest trends, is what normally attracts young gay men to the city. For other things (hooking up culture) I’m not exactly sure. At least based on my experience - it’s more of the lifestyle they crave. So telling him to “invest” instead of working hard for a condo unit. Or “buy land” in his province isn’t really an achievement for a young gay man. It’s usually condo, a automatic transmission car, brunches, membership to stores like Ikea, Landers and S&R, having access to coffeshops, malls, gyms. That’s the life they aspire to. And that’s not wrong considering marriage and having children isn’t an easily available option for gays here in my country. It’s just to put context cuz I’m seeing a lot of “why pour out all your resources into trying to live in the Metro?” Bottomline - he is doing FINE. He is HAPPY and THRIVING.

@@JohnDoe-y5p I agree with that, by renting a cheaper but modest apartment. But there are some gays who are buying condos because they are business minded regarding real estates and other investments. Some buy condos and then they rent it out and will sell them later.

Wow, that''s like China or Japan. This helps me understand why there are SO many Filipino nurses here in the US. There has been a chronic nurse shortage for decades now. Nurses with bachelor's degree (BSN) start at base pay of $40/hr fresh out of school. The shortage also means there are plenty of overtime which pays 1.5x, and there are bonus on top of overtime pay (around $300/shift). So BSN nurses in Texas can easily make more than $100,000 per year. They can probably work 10-20 years and retire in Philippine like queens.

Personally, I find condos to be too much of a liability. We own condo units before and aside from the associated costs of maintenance, Insurance, and taxes, you also have to adjust to noise from outside since a lot of them are not really soundproof. we left because it was damaged due to the earthquake. Also, the unpredictability of the market and your life makes it a risk because you have to pay that mortgage for 10-25 years

Condo is an investment and good potential for passive income. It depends on how you manage it. I bought my first condo in Metro Manila way back 2008. When I saw the huge potential for rental income as it beside a University. I rented it out after 2 years of living on it. Rental income is 2x my monthly amort. I now have 3 condo. I rented it out long term and as staycation. They are earning pretty well.

I don't get it in Hong Kong... too expensive. If I am a condo owner in Hong Kong, I will just sell it in my retirement then migrate to The Philippines or other SEA country. There are good house prices in Japan. Just get one outside Tokyo.. or from outside the Main cities. Some houses there are even more affordable than in the Philippines.

Hi Enzo, I'm worried about your safety with the Tubular Loft where you rest. Seemed like it was not bolted well though the walls and has no Columns for additional support. Have it check again bh those who can understand. second, I don't believe It is 22sqm. size. I have 23sqm condo as well in mandaluyong and it is way bigger than that "22sqm"

In my case, I left Metro Manila back in 2022 since I can no longer afford rent and moved back to our province. Most of the time, my salary is slashed by rent alone, no utilities, food, transportation, and savings yet. Very grateful to our company for allowing us a hybrid work set-up. Life in the province is not easy as well since prices keep on increasing as well, but compared to my monthly spending in Manila, it's way more livable to be back in the province. It also improved my health since less exposure to pollution.

I moved out of Metro Manila. IT jobs are more flexible if you're open to working for global startups which is also willing to pay more. The risk there is some companies go bankrupt. I have 2 Macbooks from 2 former companies i worked for which went under. Pay was good though and I made it a point to save so in case that happens again I have a financial runway. I would be re-considering if I have a family but being single, working for startups was a good way to build my war chest.

I was born and educated in Manila fortunate enough that my family owned 2 houses 1 in the province and 1 in Manila and i took up nursing to be able to come and work in U.S which i did right after few years of graduating college , because i knew from the get go ,that the Philippines doesn't have much appeal for me especially Manila too congested, high cost of living and low salary.

I think it really depends on your lifestyle. My family and I live in the countryside, and we're able to manage with just one job each. While the cost of living here isn’t exactly cheap, it's much more affordable than in the National Capital Region, so we don’t need multiple jobs to get by. Housing is more reasonable too. We’re fortunate to work from home, and that might be something worth exploring if your career allows it. Living in Cebu gives us the best of both worlds-city life when we miss it and the peace of the countryside.

I used to work in a real estate developer company and was assigned in the construction sites of their subdivisions. Most homeowners are OFWs and seafarers. There are others who are not, like businessmen, but there are only a few of them.

iirc very near to Marikina Valley fault ang eastwood and so liit pa, and hirap puntahan. Makati is quite central , relatively more easily accessible to almost every other thing.

Why not look for a IT job overseas?There is a high demand of IT professionals worldwide, He can easily triple his salary and live a more comfortable life. Also, have an opportunity to be an PR or a dual citizen in some countries and have the chance to travel the world. On the other hand, he can work in overseas temporarily for a few years to save money faster then go back to the Philippines and buy his own condominium somewhere in Metro Manila then look for a decent IT job ,and for sure he will find it without difficulty because of his overseas experience. This is just my two cents

Filipino millennial office worker also here (28 years old too, like Lorenzo). Honestly, the prices of pre-selling condo units in Metro Manila feel like a scam and are way beyond reach. Metro Manila = 1st world prices at 3rd world quality of life. I gave up investing in a condo unit within Metro Manila because it’s just too expensive and eventually you still have to deal with the terrible traffic & pollution everyday. For the price of a small studio or 1 bedroom pre-selling unit in Metro Manila, I was able to get a 3 bedroom house & lot in Cavite (just a 30-40min drive away from southern Metro Manila), and the quality of life is much better.

Ang saklap lang to realize that a fresh grad from a well to do school already earns 5-digits like, Php21k...😢... And it was already 2011 when I earn Php20k+ salary/mo. Then, I had a stroke.

Housing in Manila and suburbs is a buyers market. If you are investing to live in it then that's good. But the market is not a good investment for selling. It would take you a year or more likely 5 to sell your property. If your investment horizon is as far as that then you are in a good position.

Thank God for Work From Home! You can work while staying in the province where it's less crowded, air is considerably cleaner and food is more affordable. But I can't blame people who live in Manila, there are things in the Metro that you can't find in the province (like cheaper Gas!!!!). It all boils down to what you want. Do you want to live in the fast lane and stay in a Megacity or do you want to chill and stay elsewhere.

This is crazy. Manila indeed has higher wages, but the cost of living eats all that up. End game is it would be better to live leisurely in Baguio than be stressed out and have a stroke in Manila. By 45 years old he will realize he made a mistake. I am 50 and i realized moving to Manila from my province was a BIG mistake. BTW, the air pollution in Metro Manila is horrendous! Breathing clean air is very important.

Great job for Enzo for achieving his dream, but I'm sorry to say that this is a cherry-picked example. An average filipino needs to go through so much loops just to get where he is. Tech jobs are definitely one way to get there, but I doubt Tech Jobs is enough with the inflation of the Philippine economy. It doesn't help that there are landowners that are not like Enzo's Loft condos who charge exhorbitantly with barely enough income to make it in everyday lives. Just goes to show, rich gets richer and poor people gets poorer.

I think Maam Marife, the VP for the Philippine Institute for Development Studies, need to touch some grass. No way all us Gen Zs have higher earning capacity. The sample here is very skewed, showing only one person who is earning higher than the 2022 monthly average income. Even I belonging in the IT sector can see that the claim that our generation have this higher earning capacity implying we CAN buy homes is misleading...
