Which, assuming the landlord has a mortgage for 12 million and put 20% down, means he’s only just covering the full mortgage payment every month (assuming ~3.10% mortgage). The landlord would also need to pay property taxes out of pocket which would be somewhere around $100,000 a year.
@danielashleybaker
@danielashleybaker 2 жыл бұрын
From these rough numbers you showed, that rental amount would pay the house off in 30 years. For most situations, due to interest, your monthly payment multiplied across 30 years is a number almost 100% higher than the purchase price. E.g if you financed 600k for 30 years and your payment was 3400/month, you end up paying $1,224,000 (including property taxes, insurance etc..). The point is, mathematically it's not a bad deal, notwithstanding the apparent lunacy of paying that much in general.
@cohenfromdiscord2551
@cohenfromdiscord2551 2 жыл бұрын
Actually not that bad on par with a pretty decent cap rate a little bit lower than 4% if we value the house at 15m. Also we aren’t privy to the current balance on the existing mortgage of the house or even if there is an a outstanding mortgage.

yeah, it's known as the Hedonic Treadmill - new and exciting stuff feels great for a while, but eventually you return to your regular sense of satisfaction. It's why lots of financial planners advise spacing out big purchases - you get the most out of them if you only do one or two a year. Do too many of them in a row, and you loose the endorphin boost that the latter ones can potentially give, if you had just waited a few months between.

Love the content from CNBC. The business that he built is impressive. He saw a niche and figured out of to monetize it and make some serious money and run a successful business. Well done. As far as the mansion goes, its not the best deal. He's paying for maintenance and utilities. For the amount he's paying he could take out a mortgage on a $15 million mansion over a 30 year amortization period and still pay the same. His rent payments are going to increase over time. If he had a mortgage, if times get tough, he could sell the mansion.

People who don't understand the business model here would think his dumb. It's simple the house draws in viewers because he is perceived as being wealthy. Why get trapped by a mortgage which makes the bank wealthy while you rot in same house for 30 years anyway.

while he is extremely flashy, he does youtube where being flashy and attention grabbing is a good thing. If he makes well over the 43k per month rent expense (i'm sure he does some top twitch ppl clear 6 figures a month) then it's well worth it. Also why are ppl hating when he earned everything and is extravagant on purpose because he does youtube? This guy is a smart businessman. It's not he goes around rubbing it in ppl's faces

Several questions : do you need this big a space to be creative? Will this big home give you a different perspective when creating content, versus living in a smaller less expensive home? A half a million in rent is extreme. Why not own?
@brycenurding8133
@brycenurding8133 2 жыл бұрын
Im not even a millionaire yet but my understanding is that when you get into properties that cost over a million dollars, its usually a better deal to rent. It is hard to find tenants capable of paying high amounts of rent and thus if you own expensive properties you usually have to charge less than you want unless you are doing vacation/short term rentals. And honestly, for me I am more happy renting right now than living in one of the two houses I own, and im in the market of properties worth 100-300k. Also, I think that as a youtube, spending the extra to have a palace is absolutely worth it. He would probably have a more comfortable living situation in a smaller home with less stuff. But his content would not be as good.

43K/mo? So you'll be paying for the whole mansion in 5 years, and if you're like me (don't move a lot), you'll be inevitably paying 2-5x the home's value. You're just paying for an address in LA. Movies and other media hype LA up so much there is more people either homeless or could actually afford to live here. The ONLY way this would be smart is if you were the owner doing an Airbnb or renting it out yourself. You're just helping someone else's net worth portfolio with your wallet.
