Once again, Rannai Mike came to the rescue. I was having yet another issue with a 199 condensing unit. The burner would not stay lit, with the front cover in place. The unit worked flawlessly with out the front cover in place. After a few conversations, he determined that the wye connection sold with the unit to allow direct venting through the existing roof jack was at fault, saying to me that he’d had many problems with having the fresh air intake and exhaust air sharing the same pipe. My furnace closet location allows me to pipe the fresh air intake pipe over to daylight out above the door for the closet, avoiding having to add another roof jack. Problem solved 100%. I live in central California, just a mile down the road from Yosemite National Park. Mike does all of the problem solving phone calls and emails after working his normal day. I owe him a beer. I'd like to echo all of these comments because your video and no nonsense approach most certainly made it possible for me to take on cleaning the flame rods and resolve the 12 error code. Now, cleaning these flame rods will become part of my annual maintenance when I flush my tankless water heater. Thanks again, all my best regards.

You are the Man! This video saved me about $1,600 a plumber wanted to diagnose the problem alone. Not Fix. Just diagnose!!! I did this on a newer unit and it fixed my code 12 error.

Thanks. You helped me with my Rinnai again...Fixed my EC 11 with just a few bucks for a new gasket. Now i just need to find a replacement ignitors just in case they go out again.

Worked like a charm. My screws were a little (factory) tight, and I gently tapped on them to loosen the threads. After that, the screws came out easy, and I was done in 5 minutes. My igniters were definitely fouled. But the cleaned up nicely with a scotch Brite green pad. Thank you for your time and instruction.

Mike is the best! He responded to my email right away and took a call on a Sunday! No charge. He spoke with me and Facetimes to review all my lines, fixtures, pipes etc. for almost an hour until we tested everything and got my error code 12 fixed. Great guy. Loving having my hot water back and probably saved several hundred dollars, too. Thanks Mike. I owe you man!

Very helpful and to the point. My Rinnai's ignition quit working and I was able to get it back by just cycling the unit. But, after seeing a few people talk about the flame rods and igniter needing servicing, I watched this video and think I can handle the job myself once it gets to that point. I went ahead and ordered a new flame rod kit to have as a backup if needed, but I'll probably just try to clean it like Mike has shown here.

Just remember to make sure the gasket is in good condition before you reassemble it if not change it. Mike

Cleaning the rods seemed to do the trick, but I'm going to go ahead and do a full servicing next week once I get the flushing kit I ordered. I'm probably going to take the burner out and give it a good cleaning with my air compressor as well. Thanks for all your help.

I have used this method twice...both worked beautifully. The first time was about 3 years ago so it obviously gathered some more build up over that period of time. Just finished the second round and so far so good. Thanks for the great instruction.

This video saves me a grand, only thanks cannot express my appreciation. I have code 11 bothering for a long while, recently it just shut down. A plumber came asking for grand for a full service because he thought it was dirty. Probably, but it was only used for not more than 1 year. I followed the steps, cleaned the flame rods with scratch, i don't think I cleaned it very well, it still looks covered by something. But Miracle came, it is back to work very well. Thanks so much.

Dude. This is RAW PLUMBING POWER. Yo i got sent on a random call and no I don't do water heaters like that. But I'm a capable qualified technician. Thanks for the run through my dude. I am on my way to it now. If anything I think I'm not the first company to diag this heater. I think you just saved some dude from buying a new heater unnecessarily. Mike, Great! The Installer notified me that when the unit is 4 years old, the Combustion Chamber needs ti be cleaned - $450! No way! With your help I'll do it.

Thank you for your video. Once I cleaned the sensors I restarted my unit and at low flame it was fine. Then I thought air flow issue and for sure a trash can had blown over to the exhaust / intake and was recirculating the exhaust fumes. Easy fix LOL. Thanks for the advice!!

Anyway, found your video, did what you said, and it works like a champ. Im a retired firefighter so im not afraid to get my hands dirty. Good video, I have error code 12 on my Rheem thankless gas unit. This is the procedure I was looking for on how to clean the flame sensors. I'll make sure I use a piece of scotch brite to clean those sensitive filaments.

While my R75LSi is not as easy to work on, the advice on this channel was spot on to allow me to clean the burner, ignitor, and flame rod to get mine going again after repeated Code 11 and 12. Mike -- how the heck do you get the burner out of an R75LSi for a more thorough cleaning? It appears one would have to pull the entire burner housing and copper assembly above it because there are screws on the side that are not accessible without pulling the entire copper and burner assembly!

This was an exact replacement for the old one that lasted about 10 years. kzbin.infoUgkx7yWIKcrbA9KMHkGSfcgxW2lsjHT6B8Sh The top of my mitigation tube by my roofline was just a 90 elbow which allowed too much debris to fall down into the fan, eventually ruining it. Without this issue, I bet it would have kept running another 10 years. When I replaced this fan, I added an extra elbow joint so the top tube now it does a 180, which should solve that problem. The radon guys around here wanted to charge me a $300 diagnostic fee, then parts/labor (probably close to $600 total). I installed this all by myself in about an hour for the cost of the fan; it would probably be even easier/faster with two people. FYI the manufacturer's warranty greatly differs depending on whether you install it yourself (1 yr warranty) or have a licensed installer do it (10 yrs).

Hi Mike! Awesome video. I have a RC98HPi that I installed in the spring of 2011. It has worked flawlessly until last Sunday evening. I have a code 12, and followed the instructions in your video, but that didn't fix it. The flame rods and igniter didn't look too bad, a little bit of white powdery material that I removed. From reading a Rinnai support document that someone posted here, I think my problem is (was?) an electrical code 12 vs. an actual fire issue. As soon as I'd open the relief valve, the code 12 would come on and the controls would beep without ever trying the combustion fan. Also, I could turn the gas off, and not get a code 11 when it was acting up. When it's working, if I try to run it with the gas off, it'll spin up a few times and try to fire up, but then throw a code 11 as expected. I found that if I moved the wires coming from the control board where they pass along the bottom of the cabinet it would work sometimes. Following the troubleshooting steps in document, I unplugged all of the electrical connections and reconnected them. The unit has worked consistently since then (a couple of days), but I didn't see any signs of a loose connection or corrosion. I find it hard to believe that it developed a loose connection after 9 years, and that I have really fixed it. Is there a common part that fails intermittently on this heater? Do you have any suggestions for me at this point, or should I wait to see if it breaks again to try to diagnose it more? Thanks!

Our Rinnai runs for a bit and then “error 12”as we add cold water (like in the shower) Not always but about 30% of the time. I live in the country and have tried several local servicemen. No retuned calls (happens a lot in the country). I’m looking forward to your next error 12 video.

We got a code 11, no ignition, but another installer recommended pulling and cleaning the igniter and flame rods. It's not clear whether the problem was actually no ignition or if dirty flame rods fooled the controller into thinking there was no ignition. (Looking through the little round window to the left might have answered that question.) In any case, cleaning all three components let the DHWH work. I wish we'd watched this video, both because it's informative and because we scraped the components (gently) with a knife. I'm used to the style of igniter that glows, but Rinnai seems to use a spark plug style.

Thank you for this it worked on my model, the gasket (looks like it was cardboard and not rubber for my older model) was completely rotted out and came apart in pieces as soon as I removed the bracket. Looks like the maintenance tech that last came either didnt notice or didnt care when doing the cleaning.

Really enjoy your videos. Wish you had an office in my neck of the woods! Here's a riddle (for my lack of expertise). RUR98e propane. I get a code 12, but only when it is cold. When I say cold, I mean 28 (which is our normal extreme low) to 36F. Good chance of a code 12. Almost always. Warms up, never get a code 12. Anything above 40F will always work. Live in Northern CA, during our almost full month of constant rain recently, was a comfortable temperature at sunrise (45F+) due to the clouds and rain and never had a code 12. Normal clear sky in January is usually 30-34F at sunrise code 12. Being a layperson with no specialty tools, I did the low hanging fruit task of getting a flame rod kit and did that replacement. No change. Not being familiar with propane systems, are there fuel delivery issues caused by low temperatures? Also wondering if the solenoid may be mechanically binding due expansion or contraction and should be replaced. Not looking forward to taking the burner out. It looks like me thinking "Where the hell did that go again??" and my wife angry because I'm just an obnoxious string of profanities at that point.

Is there an external regulator and is your tank above or underground. The external propane regulator could be freezing and if you have an above ground tank the liquid be freezing. Mike

@@TheBuddylabI think you're on to something. Above ground. This morning was very cold for here (23F). Code 12 about 10 times in a row (resetting system each time). Poured a large kettle of 100F+ water on regulator. No code 12! Odd that this is the first winter with this problem, but that seems to have done the trick. Will try tomorrow as well. Good sleuthing.

I have this code 12, and use propane. I'm pretty sure it's from cold weather, it only happens at night. Now temperatures dropped, it's not running in daytime. We're waiting to hear from the gas about coming out, plumber was plumb out of ideas. Ideas to help last us until they get here whatever day that is?

Did you find out what the issue is? I only get the dreaded code 12 when it's winter time, and the plumber says the tank is fine, and the gas tech said the gas is fine...

hi Mike, thanks for the video, it is very instructive. Mine is a Rinnai reu-2402feh. It is throwing the dreaded 12 code. Did you ever get around making the other code 12 videos? I followed your instructions here to no avail. Would like to follow the procedures you planned to show on the other videos. I checked "all" external causes, no soot in the exhaust vent, no cold-hot water interconnections, ... What is happening at the moment is that once the water runs through it the flame comes on, stays on for a few seconds, goes out and the 12 code comes. My unit has been acting up for a while. It used to light the fire with a bit of water, as time goes by it needs more and more water and higher temperature to start. Yesterday, after cleaning the burning rod and the sensor I finally realized I should try to raise the temperature from 40C to 50C, it then came on, stayed on and there was no 12 code. I guess it is all the same underlying problem.

Hi Mike I use a non condensing Rinnai to heat my radiant heat house, 8 years and no glitches.. I need to do maintenance on it this summer what can you recommend? Also a piping diagram perhaps.

Hi Mike, I really love you videos. Hi have a problem. I live in Houston, and did not unplug my Rinnai R94LS during our winter blast. we lost and regained power several times. Now when I turn on just one hot water tap the water never gets really hot, but if at the same time I turn on a second hot tap they both get hot. If I turn off the second tap the first one goes back to just warm. Does the unit have two stages? I have checked the water flow thru the system and it shows 5 to 5.2. I have checked the outlet water temperature and it only shows a couple of degrees below the set temperature. Before the power outage it was working fine. Thanks for your help, Phil Butler

MY code 12 on a newly installed (3 weeks) RE180EN turned out to be a small unplugged cable (out of the box) that went to a solenoid which I never identified. The unit was turning off when running a fixture in the house at a flow rate of approx. 1 - 1.5 gpm. What's odd is that it ran for 3 weeks before faulting. The unit could and would run full flow without faulting, but just not at a lower rate.

Hi Mike. Thanks for your dedication to this channel. It has helped me greatly dealing with my eccotemp 45HI-LP Heater. But I'm stumped. Issue. The primary burner ignites and goes out in exactly 2 seconds. E1 code. I put a microamp meter between the lead and the flame sensor. Hoping for .025 ua There is no reading as the flame is on. I tried a new flame sensor and the same thing. I confirmed that my polarity is correct to the mother board. I accidentally discovered that I have 2.6 amps between the sensor lead and the ground, even when the unit is turned off. I must have a short somewhere. Help please. Thanks Jeff

yes you should have a new one but if the gasket is in good shape you could reuse it.

Did you ever make the other three videos? I've got a code 12 and I've cleaned the flame rods like you said in this video and also took apart the burners and cleaned them. Still getting code 12 and it smells horrible when it does work.

I have an RUR199iN that threw code 12 today. The unit is 2 years old (installed August 2022). When you remove the flame rods and ignitor, do you have to take it apart from the gasket? It looks like I could just carefully clean the flame rods and ignitor rods. I'd hate to damage the gasket. Other oddities with today's problem is that when the tankless water heater tries to fire up it causes the stove in the kitchen to lose flame. My wife was cooking while I was troubleshooting the unit. I turned on the tankless (plugged it in and turned it on). The tankless was "cycling" and sounded like it was always trying to "fire up". My wife came out and said they stove burner lost flame and would not re-light. I turned off and unplugged the tankless. And lo and behold, the stove started working again. Is the tankless just sucking too much gas when that happens?

Mike can you shoot me a link for the Gasket and repair kit? Just got the Code 12 on my Rinnai RL94i It is a 9 year old unit and just got the beeping and codes tonight. I perform year flushes on the unit but that's about as much maint i do on it.

You can get the parts from supply house.com If you look on the inside front cover there’s a packet. Open it up snd it will give you the part number of the flame rod kit. It comes with the gasket. I hope this helped Mike

I get code 12 all the time on my Infinity, it's so frustrating. Sometimes it takes me 6 or more tries to get hot flowing water without throwing a code 12 each time about 5 seconds after turning on the hot tap. I called a plumber out and he replaced the gas regulator, but it's still happening. Plumber is coming back again on Monday. Hope they fix it this time!

Well I m working on one right now with code 12 for LP it had low pressure so i took cap off regulator and screwed down on it . now everything is fine didnt have to do any thing else . or flipped the dip switch 5 an 6 turn up the temp now it good to go

Never again!!!!! My fancy 3 month old Rinnai just went cold on us this morning. Gas and water pressure is perfect! Get one of these tankless heaters if you enjoy complicating your life! I’ll spend the whopping $25 extra in energy costs to run a NORMAL tank dead reliable hot water heater. I have wasted my time and money on several different makes and models and they all suck!!! I especially love it when the electricity goes out mid shower and the water immediately goes cold, my wife loved that one! If your going to torture yourself with one of these miserable units at least go for the standing pilot unit. I have both and at least those don’t leave you in the cold. Unfortunately I designed my hot water heater cabinet for these darn things so in order to go back to a reliable tank heater it’s a lot of work. Hopefully this reaches someone who’s on the fence about purchasing a tankless and it pushes them to go with a tank water heater.
